I would say this was better than a typical hotel room and cheaper.

Francesco was a great host and was available to answer our questions. He also provided lots of useful info and recommendations. The rooms were cleaned every day and tea, coffee and biscuits were provided. The location is right next to a tram stop with a short ride to the central station.

Perfect accommodations, amazing host, wonderful experience

The room was larger than most European Airbnb and hotels. Francesco was an amazing host helping us with parking, suggesting places to dine, and how to use the tram to get to city center, only eight minutes away. I would definitely come back and recommend this lovely Airbnb to friends.

A fabulous stay in all respects. One of the best accommodations ever.

The location was absolutely perfect--Almost next door to S. M Novella (don't miss it!) and close to all the main sites. The suite was clean and well appointed and there was daily housekeeping. What stands out for us though was the friendliness and helpfulness of the host, Francesco. Check-in was clear and he was there to welcome us. He called cabs for us whenever required, He responded quickly to all questions and, an added bonus, he recommended a restaurant (2 minute walk) that served the most delicious food (take out or eat in) while catering to all my dietary restrictions. Thank you so much!!!

Extremely enjoyable modern apartment ideal for a getaway

There are an endless list of positives about this property. From the sparkling clean rooms, to the complimentary coffees, biscuits, and even a bottle of wine! The location is nice and just a very short walk to the tram directly into the city centre. The air conditioning and other facilities all worked perfectly and without any issue. Francesco also met us with the key on the first day and gave us some great advice on where to go and what to see! Cannot recommend this property enough. We did not want to leave!

The only thing to mention is that there are 3 bedrooms in the apartment with a communal kitchen/living area shared with the other rooms. We did not realise this when we had booked and this was maybe a complete oversight on our behalf, not the property. Nonetheless, we never once encountered any other guests and did not hear a thing at night so it did not affect us at all.

Beautifully decorated. Clean property. Location is just perfect for us, easy access into the centre of Florence. Tram station is like 5 minutes from the property. Comfortable bed. Good size room and bathroom. Lovely host as well!

Excellent! I wish I could stay longer in this luxurious room

Gorgeous room and bathroom, beautifully decorated, very comfortable bed. A cheeky window into the shower that would be perfect for a honeymoon. The host let me check in early and it was so appreciated! He had all of the information and even videos prepared to help me do early check in. He was the kindest and best host I had in Firenze/Florence. Elevator, espresso machine and kettle in the room are all conveniences I look for and he had all of them! The area felt safe and the building/street area was quiet. Some local restaurants nearby, away from the center crowds but right near the tram. It was the perfect place for me. I wish I could stay longer.

The guests next door to me were loud until 2am the first night. But that wouldn’t stop me from booking again. It is a condo transformed into a home stay so other people are closer than in a hotel.

Warm host, perfect location

Perfectly located: 20 min with the tram directly from the airport and 5 min walk to the flat. With the tram to the city center as well in only about 20 min. Francesco was very kind and sent all instructions upfront and was available for us, altough we arrived earlier than check in time. We wer also able to leave our luggage on departure day until the end of the day before heading to the airport. The room had plenty of space and we got delicious complementary welcome cookies from a local bakery (no packed stuff)! We enjoyed the stay very much and recommend the residence very much!

Spacious and beautiful accommodation approx. 20 min from city center

The accommodation is near the tram, so going to the city center takes only about 20 min. The room is very spacious and clean, everyday a person came to clean the room, towels are being changed regularly. The owner always answered very fast. We also had a fully equipped kitchen in our room and a small balcony. All in all it was a wonderful accommodation :)

It would have been nice to have a bigger towel rail (not only hooks but a real rod) to hang wet towels.

I can confidently say it was an outstanding experience! From the moment I booked, the communication with the owner (Francesco) was exceptional. He was incredibly responsive, providing all the information I needed to make my stay comfortable and enjoyable. It truly felt like I was in good hands. The cleanliness of the property was top-notch. Everything was spotless, from the living area to the bathroom, making it easy to relax without any worries. It’s clear that the owner takes great pride in maintaining the space. Additionally, the location couldn't have been better! Situated in a vibrant neighborhood, I had easy access to local restaurants, shops, and attractions. Whether I wanted to explore or simply unwind, everything was conveniently close by. I highly recommend it to anyone looking for a wonderful stay. I can’t wait to return!

Spacious & quiet

The city centre was about 10/15 minutes away by tram but we liked the peace and quiet that came with that. Not a criticism but may disappoint some people.

Lovely place with a great vibe and location!

We had a lovely stay! The location was great – just a 5-minute walk to the tram stop, which made getting around super easy. There were also plenty of parking spots nearby, which was really convenient. The room was very cute and tastefully decorated, exactly like in the photos. Everything was clean and fresh – the cleaning staff made the room spotless every day while we were out, and it was always nicely aired out and cozy when we came back in the evening. The host was very kind and explained everything clearly when we arrived. Overall, we felt very comfortable and well taken care of. Would definitely recommend!

Ideal for staying somewhere clean and quit with good access to the city centre

Nice and easy self service check in, with clear instruction from Francesco. The rooms was clean and a good size with good coffee and cakes, all complimentary! Location was just a short tram journey from the city centre so it was quiet, but still very easy to get into Florence to see all the main attractions. Francesco also gave us plenty of great suggestions on things to do and see, and he even let us store our luggage for the day before we had to leave Florence!

It’s a really nice and convenient place to stay if you want to explore Florence but not a fan of the crowd and noise in

It is a cozy apartment very close to the T2 tram line, easy access to the airport and city center. The host was very tentative and fast in response via WhatsApp. My wife got sick and had a fever during the first night, it’s Sunday so we couldn’t find the medicine. Francesco quickly brought us the thermometer and some tables of paracetamol to ease our mind. It was much appreciated! I would highly recommend this place to stay in Florence. And the apartment had a lift, friendly for travelers with heavy luggage.

The street outside can get noisy during the day due to traffic, but the windows are well insulated which can block most of the noises. If you’re mostly out and about during the day, this is not really a problem.

Great

Beautiful property. Like an air bnb more than a typical hotel. The room is well kept and cleaned every day. There is a common area that you might share with other guest staying in the two other rooms. The metro is right up the street. We used it only once as I was traveling with my young daughter and mother. Ubers and taxis were our best friend. It got pricey, but was convenient for us. However, if you don’t mind public transportation then it truly is a breeze to get around. There is a yummy cafe right up the block towards the metro but other than that, we didn’t find much to eat in the area. Our host was very kind, attentive, and checked in with us throughout our stay. He gave great advice and was very thoughtful. He was kind enough to even mail out a postcard I had left behind by mistake. Thank you for a great stay.

It was a little far from the center for us. But that is a personal preference. It is a wonderful property.

The room was spotlessly clean and beautifully decorated — even better than in the photos. The host was exceptionally kind and helpful, truly going above and beyond to make our stay comfortable. Wonderful place in a wonderful city.

Wonderful place, clean, tastefully decorated with great facilities, in our case also a kitchenette with microwave in our room. The host, Francesco, couldn’t be more helpful and kind; he provided very clear information on getting to the property and recommended the best places to eat.

Nothing to do with the property, which is perfect, but a minor inconvenience is the short tram ride to the historical center.

We loved the place, all the good instructions and guidance from Francesco, it's really noticeable how he likes that the guest has a good stay at Florence. The place exceeds the expectations of the typical acommodation that is not an hotel whenever you're travelling. The room was clean and very spacious and it has good location 30 mins in tramway from the centre of Florence, and after a day of discovering the city, the Residenza is a cozy and comfortable place to chill, rest and watch some movies in that amazing TV

We were very happy and would definitely stay here again.

The room and bathroom were spotless, exceptionally clean. The room was large for an European room. The service was excellent and communication was exceptional. There were snacks, water bottle and a bottle of wine as a welcome gift. The small boutique hotel was well decorated and included air conditioning and lots of lighting in the room. Location was a few minutes walk to the train station and easy to reach airport and city center. Neighborhood is not the best, but we did feel safe walking to and from the train stop, and the building was well secured.

Piece of art

Everything about Francesco's place was spectacular. Francesco was an extremely helpful host offering advice and help with anything we needed. His online instructions on getting to the accommodation were great. He was proactive and quick in responding to any questions we had and we used WhatsApp to communicate with him. The apartment was exquisitely decorated, our room was large enough to have a meal in. The bed is large and comfortable and the beautiful marble tiled bathroom just blew us away! The location is less than a 5 minute leisurely walk (with luggage) to the tram which takes about 8 minutes to the centre of Florence ... perfect. A/C in both our room and the shared living room/kitchen area. Francesco also provided free biscuits and snacks if you were peckish. We had the room with the sauna but with temperatures around 30 degrees for the entirety of our stay, we never had a chance to use it 😂 We have stayed at many places on our trip to Italy but Francesco's place tops all the others we stayed in, there is no comparison. We will be back here without doubt and highly recommend this place for couples. Thank you Francesco for providing such beautiful accommodation and for being the genuine and kind person you are. The owner is lovely and very helpful with information, the house is very homely with everything working well and some welcome snacks and drinks. Location is convenient near the metro station, so can ride into town or to the airport very easily. Loved this place.

Unchallangable

This Place and Francesco the owner of the place is really great. I mean, if you like a great atmosphere, you like to have everything (Air condition, Bathroom) working, you’d appreciate, if someone recommends you some secrets of Florence, simply everything, you should meet Francesco & visit this place, If you do not like authentic people, got to the 5 star hotel and do not read my recessions anymore 😏. You’ll see how this guy is taking care of the flowers 🌺 every morning. This is really hard to find!
