Good location, walkable to the pier and shops, clean and spacious.

Unresponsive host, not flexible with check-in/check-out and not accommodating even thought property was not even ready when we arrived at 3pm check-in, lacking basic necessities like hand towels, paper towels, toilet paper, cooking ingredients.

The beds were incredibly hard to sleep in. The 2 ladies on the group took the spare duvets and blankets from the single beds to sleep on top of.

Perfect for our family. Upstairs had a room perfect for Mum and Dad. Our 2 girls loved the opposite room with 2 separate beds for them. Downstairs was great for Nana and Grandad with a bit of separation for privacy. Excellent property. Great location. Just wish we could’ve stayed for longer.

We weren’t amazing at working out how to moderate the temperature downstairs but could’ve been our understanding, may be worth considering short instructions (we may have missed these)

The location is very convenient for doing Lake Windermere, Ambleside, Grasmere, and Hill Top Farm. Just around the corner from a bus station, and it's far enough out of downtown Bowness that there are no herds of tourists. It was straightforward to get in. The unit is bigger than it looks from the outside, and our family did not feel cramped. The washer and dryer both work well! There is a dishwasher. There are blinds in the windows, so you do have privacy. They are the cheapest vinyl kind that don't keep out light, so if you're wanting to sleep in past dawn as we had hoped to, this might be a problem.

Communication was unhelpful. This property is managed by a company, so when I messaged ahead of time asking about luggage storage options in the area, they literally told me they're not local and can't help. Surely this would be a common question for visitors to the area, but they couldn't be troubled to assist. The kitchen is fine but not well equipped for much serious cooking for a group of six. A few small pots and pans meant I had to prepare our dinner in shifts. The pantry is literally just salt, pepper, vinegar, tea, instant coffee, some sugar pouches, and now the olive oil that I purchased and left, so bring all your own spices. There are no paper products or dishcloths, so bring your own sponge or use the kitchen towel as we did to to wash dishes. The dishwasher apparently hadn't fully cleaned the dishes in the cupboard from the last guests (yuck!), but it worked okay for us. One of the dining room chairs broke when my petite teen daughter sat in it. When I emailed the host, I did not even get confirmation that they had received my message, let alone an apology that there were now not enough chairs in the house for our family of six. The beds are extremely uncomfortable. My hips were so sore the second night that I tried sleeping on the couch, but it is just as hard and uncomfortable. Every pillow in the flat is hard and thin. I would not describe the living room as cozy. See photos for grime and cobwebs on the walls of the bathroom and mold and mildew around the shower. The toilet paper holder in the basement bathroom came off repeatedly and would not stay back on. It could do with a better cleaning service. We used up the toilet paper on the second day, and when I messaged asking where the spares were, they informed me that the rolls at arrival were complimentary, but we were responsible for buying the rest ourselves.
