It's ok. Thin walls, not so clean, smells damp, creaky, pricey, but spacious, bright, good location.

That it was at a good location, walking distance from the little town. Although it didn't really show up on Google Maps, They provided us with directions via email, which was helpful. The garden is lovely, and the house was okay. Since it was quite chilly, there was heating, which was really nice. The barbecue is not like the metal ones. It's made of bricks and quite small, and has a tall chimney-like structure, so we didn't end up using it. We liked all the windows and the light coming through, it's a very bright place. It's also very quiet around, so you can sleep undisturbed.

I didn't like the endless amount of email spam. Turns out the property is managed by another agency (Sykes Holiday Cottages), so a lot of the instructions were not specific to this property. They kept resending the same emails 5 times in the same day, which made me worry that it's all a scam. I also didn't like the fact that in this email, they mentioned a £250 "good housekeeping bond" where they keep my card on file. This was not mentioned anywhere on the Bookings. com website. When we arrived, the property wasn't actually that clean. The toilet seat had sticky stains, kitchen utensils were dirty, etc, so we had to clean some of the areas before use. The property could have been aired out before we arrived, as it had a damp smell which others mentioned as well. We kept opening the windows from time to time, and the smell went away. The walls are also very, very thin, so I could hear my friend snoring next door, or others having a normal volume conversation downstairs. The floors and beds are also super creaky, even when you turn around gently. The upstairs bathroom is nice, but the way the shower curtain is installed is not great, as it doesn't really cover the whole bath and the water splashes everywhere. Also, the knobs to adjust water temperature probably has limescale buildup, as it's very hard to adjust. It would have been good to know if they had a hairdryer, coffee maker (tiny French press), kettle, or microwave (which the property did have), however, it was not listed, so we ended up taking stuff unnecessarily. They have lots of cutlery, plates, glasses etc. The pots and pans are not super great quality. I also didn't like that we had to take the trash out, wash dishes, remove the bed linen, etc, when we actually paid a lot for staying there. I'm not saying leaving a huge mess is acceptable, but there is a limit. I would also like to point out that the check-in is from 4 pm (super late) and the check-out is at 10...

Great location good sized property, being so close to the lakes but just out of sight was the perfect spot. Useful to have parking too. And some nice little food spots nearby.

well located, spacious property with easy parking and key collection.

The location is perfect, just a few minutes walk to where the ferry's are and close to the shops and restaurants. We were able to park 3 big cars there and could have squeezed on a 4th smaller one. Living space is excellent. Good water pressure too.

We were Disappointed there wasn’t a welcome pack ! First time ever we didn’t receive one and no extra toilet rolls. The soap dispenser was near empty in both bathrooms - sadly looked tacky.

It was difficult to find location of property at night. Google map pin should be given. We were roaming at same place for 1.5 hr but we’re not able to locate property . Also there was no cutlery at all which made it a bit frustrating

Great house for groups. Perfect location

Great location! Well sized house and very comfortable for a group of 7. Lots of seating inside and out, lovely garden. Comfy beds, nice kitchen and great showers. Parking for 3/4 cars is a big bonus.

Private and spatious.

Fantastic detached home, perfect for a family to spend time in and around Windermere. 3 double beds and 1 single (all separate bedrooms), a large living area and modern kitchen. Fantastic, private yard with bbq facilities and ample seating. A few mins walk from Lake Windermere and around 15mins walk (or faster at a brisk pace) toghe Bowness - all level and not hilly at all. High speed wifi, good variety of apps on the TV. Ample parking available. In summary, it's a private, spacious, extremely well located house that's clean, well setup and perfectly located. Highly recommended!

The house and the accommodation made our holiday perfect!

Ideal location for a family stay. Quiet yet near only a short walk to the Hawshead ferry and Marina and easy walk into Bowness. We hired kayaks and paddle boards nearby too. The property was clean, comfortable and had everything we needed.

Perfect location for adventures!

We stayed at Fir Trees last year, so when we were looking for somewhere in the Lakes again, it was our first port of call. It is quiet, and in a fantastic location. There is a lovely, spacious, private garden, equipped with BBQ and plenty of seating. There is a hose pipe too, which was great for washing down the bikes. It is a 5 minute walk to the car ferry, which then has a great walking/biking trail to Wray Castle (4 miles)/Ambleside (8 miles). The house is a good size, and there is plenty of storage in each room, which is super important to us. The addition of a laundry room, with washer and dryer, is also brilliant, it means I can take less with me. There is enough parking for 2/3 cars, which is fantastic in this location. The walk into Bowness shops etc.... is lovely via Cockshott Bay, and takes around 20 minutes. There is a little cafe 1 minute walk away after the car park, which served food and drinks during the day too. We found a public jetty near there too, so we could get on our paddle board and kayak from there, and just carry it across the road. There are 2 bathrooms, one main, and one en-suite shower room in the downstairs bedroom.

The only slight downside, is the oddly configured shower in the main bathroom, but once you get used to it, it's fine.

Perfect stay in a fab location. Great value!

Absolutely fantastic location. Perfect for families, with everything you could need. The house is comfortable, and brilliant having a lovely garden too. The bonus was that although it states there is no parking, there actually is. There is potentially enough space for 2/3 cars, not sure why it would not advertise this, as it almost put us off booking. It is a very short walk to the Ferry nab, and also a short walk (5-10 mins) to the shore area, which is perfect for the kids. There is a laundry room too, with a washer and separate dryer, I found this so useful, as we had mixed weather.

The shower in the main bathroom means you are stood right at the end of the bath, but with your face in the shower curtain, and the water ends up all over the floor, but not sure how they could correct this. There was also some mould in this bathroom. Also, the glass top on the table in the lounge isn't fixed, so it was such a worry with kids. It moved quite a lot. I think it would have been a nice if they could have handwash in the bathrooms, and more than 1 toilet roll in each toilet (total of 2 rolls). So take extra.

Wonderful and relaxing weekend with friends

The location was great, about 15 mins stroll to Bowness where there was plenty to do and explore. The surroundings of the house were lovely, clean, and quiet. All of the rooms were comfortable and the communal spaces were great for hanging out and playing board games. We also had a wonderful time BBQing and stargazing in the beautiful garden. I also loved the DVD collection we found in one of the drawers and played Shrek much to everyone's dismay. Would definitely come again.

My only feedback would be that the bed sheets smelled a little musty. Like they haven't been dried properly and retained that musty smell. Also someone from the previous stay left their undies on one of the dining chairs so don't forget to gather all your belongings, folks!

Within walking distance to the lake, shops, restaurants. The house was modern and had everything you need for your stay.

The whole house smelt of damp as soon as you went in and had mould growing in one of the upstairs bedrooms, this should be addressed as a matter of urgency as we had a child sleeping in that bedroom The downstairs shower was tiny. The heating system was difficult to control.
