About this villa rental

Typical stone farmhouse with amazing landscape, pool, garden, woodland and Wi-Fi; immersed in the countryside, ideal for outdoor living.

Casale del Merlino is a centuries-old farmhouse with typical Umbrian characteristics like wooden beams and cotto floors. The ground floor has an open kitchen with a large stone fireplace and a dining area. Also on the ground floor, a bathroom with shower, and an elegantly furnished double bedroom with stunning views over the green valley.

The second floor has two double bedrooms, a bathroom with shower, and a large comfortable living room with armchairs, sofas and a sofa bed. French doors open onto a gorgeous terrace with breathtaking views over the valley, equipped with sun beds for relaxation. .
The outside area is perfect for outdoor living. The stone pergola outside the house, trellised with grape vines, is the ideal place for a meal or a snooze. The lovely pool - 3.5 meters by 11 meters - is equipped with sunbeds for six. Nearby, a stone table under another pergola, also brimming with grape vines, provides an idyllic setting for both daytime and night time meals.
The pool side cooking area has a full kitchen as well as a traditional brick pizza oven and a stone barbecue, convenient for pool side preparation of meals.
The grounds consist of two acres of terraced gardens abunding with flowers, vines and fruit trees. The house provides total privacy and is completely sorrounded by nature.

On the ground floor there are: a dining room with large stone fireplace and kitchenette, a bathroom with shower, a double bedroom with a view of the valley and the swimming pool.
A splendid patio open on one side with a view of the valley complete with table and chairs for 10 people and deckchairs for relaxation.
Upstairs there are two double bedrooms, a bathroom with shower and a large room with armchairs, sofas and double sofa bed which gives access to a splendid terrace overlooking the surrounding hills and loungers for relaxation.
Outside, a shaded porch complete with table and chairs for 6/8 people and deck chairs accompanies the passage from the ground floor to the swimming pool.
the swimming pool, for the exclusive use of 11x3.5 meters, is located between the greenery of the lawn and a small wood, a 'cave' with kitchen, brick oven and barbeque and a pergola under which a stone table seats up to 12 people.
A panorama of fields, olive groves and vineyards stands out in front of the farmhouse, behind which a mighty stone wall separates the exterior levels between which you can move by means of two stone stairways that lead one to the well and the surrounded lookout from fruit trees, the other bordering the woods.
The house is equipped with ADSL, Wi-Fi, television, traditional antenna and satellite dish, two kitchens, washing machine, dishwasher, stereo.
The owners take care of both the reception and the return of the keys and pets can be admitted at their discretion.

Dear Massimiliano, it has been a week now since we had to leave Villa Casale with a heavy heart. We still remember every moment of our vacation, from getting up in the morning in complete peace, to the wonderful breakfast at the large wooden table for eight people, the relaxed afternoon by the pool, to a night walk into the nearby village under a starry sky. We enjoyed every minute. The architect of Villa Casale did a really good job. So many beautiful places where you can linger, read, play or unwind. There is always a wonderful place where there is shade. And there is always a beautiful view of something that delights the heart… A big thank you, Massimiliano, for quickly managing the repair of the dishwasher after it broke down. An electrician was there shortly after the call, but after he couldn't repair the machine, the next service professional was there again in a short time. And then about an hour later a new dishwasher was there. I have never experienced such a professional service in my vacation. Something can always break. But how it is dealt with is crucial. And this was extraordinary. Thank you. At all: We could turn to you at any time with questions and felt very well looked after. The house is an italian dream ! The photos dont do it justice. Everything is available and the pool is super. You have to get used to being off the beaten track but we loved it !

Fantastic house (much better than the photos indicate), great pool, excellent support from both the caretaker and the owner. The closest town, Todi, is impressive and Perugia, a bit further away, even more so.

This is a beautiful home in a lovely setting. The pool is a perfect size for a group of 4 and the property has a gorgeous view. We appreciated the fans in each bedroom for the warmer nights, but being a stone house, it was never too hot to sleep. We loved spending time outdoors and had most meals under the pergola. The caretakers were lovely, kind people who responded immediately when we had a question. The caretakers also brought a flyer advertising the festival taking place in the village during our stay. We visited the festival twice for dinner, drinks and live music - so much fun! The home is a bit more remote: it took about 1 hour to get to most tourist sites (Todi, Orvieto, a bit less to get to Perugia), but local grocery shopping is in the village (5 minutes driving) and there are bigger stores in the next town over (10 minutes driving). The condition of the vacation rental felt more like visiting a family member’s country house rather than being paying customers. The current online description and pictures on VRBO (August 2019) are not representative of the current condition of the house. As a previous reviewer noted, there are some small things that could be fixed and should be common sense after occurring previously. For example, I expect a holiday rental to include: fresh (not used) bars of soap in all sinks and showers, fresh kitchen towels, new cleaning sponges, bathrooms and showers free of all personal items, new toilet paper rolls in all bathrooms, ashtrays cleaned out and preferably put away, fresh smelling towels, well stocked and organized dishes and glasses. Cleanliness was lacking -- we had to re-clean all the cutting boards, toastie-maker and some glassware; the floors and cobwebs need some attention. There are also some areas of the home that are in serious need of repairs and/or a deep cleaning, particularly the kitchen (countertop, drawers, electrical) and the outdoor kitchen (which we did not use due to these issues). If I had known the actual condition of the home, I never would have rented it. But in fairness I will say that if repairs are made (and validated) and the cleaning issues are addressed, I would absolutely recommend it. We were all 100% in love with the property, but really wishing that it would be brought up to the standard that is fitting for such a beautiful setting—and paying customers.
