The room was great with a balcony looking on to the street below wonderful for people watching. It was perfectly clean and well decorated.
Breakfast was on the roof terrace with a magnificent veiw over the lake. All really good and well served
There was nothing to fault it

The room was very nice and comfortable. (We upgraded the room offered by Booking.) Enjoyed breakfast on the top of the building with a great view. The location is very good.
The luggage was kind of difficult to carry up or down between the parking lot at the top of the town and the hotel at the lake level within a time allowed for parking.

Fabulous location in the centre of Orta San Giulio very near all the shops and restaurants.
The room was quite small and very hot but we had a fan which really helped. We knew that this was an old building so it was fine there was no aircon but it might bother some people.

Breakfast was great the setting is stunning.
The standard rooms are very compact. Excellent room but on the small size.

The breakfast location was lovely but the breakfast was limited
The rooms were tiny and cramped . There was no air conditioning - the hotel mentioned in small print but I had not seen that . We slept in sweltering heat so had to open the windows and the noise was terrible - people outside - restaurant clearing up - fireworks late then early morning deliveries with crates being dragged over the cobbles . E had little or no sleep . We were booked for two nights but checked into another hotel for the second night - best decision we made . Would never recommend to stay there

The room was a very good size with excellent facilities. Staff were friendly and welcoming. Superb location.
It was rather hard to find. Dinner at the rooftop terrace restaurant was disappointing, as was breakfast.

We had a room with a balcony and it was fabulous. The room was nice and had a jet tub in the room. It was right in the square and walking distance to everything
The room was very light at night. One window only had linen for curtains and did not block out the street lights.

Lovely little hotel in the centre of the old town. Room was a good size and the spa bath was a nice treat. Nice little balcony. We were there during the quiet season so not much noise. It would probably be noisy during the busy period as the room overlooks the street.
Breakfast was continental style. There was enough food, but a hot option would have been nice to have.

Well, First of all, I would like to thank you for an awesome stay, we had at your hotel. The location of the hotel was quite stunning. The room we had was indeed amazing, very cozy, very comfy, the hot tub was awesome as well as the balcony with the view over the square and mountains. The breakfast was quite nice too. Very delicious home-made types of food were offered to us. We had an amazing experience in this Hotel and in Orta San Giuglio as well. We will definetely be back next year.
there wasnt a single thing not to like.

location is stunning, the staff is exceptionally kind, there were two complimentary bottle of water every day, and a tea set in the room with electric cattle, such a good thing with cold and rainy weather. breakfast was very good.
many tiny things, but when you add them on, they made for a hotel that pretends to be more than it is. we couldn’t understand how to make the shower working properly (too fancy), the room was really too small to be a double room and the bed too small to be a double bed, it was like a queen size bed with no space to open the suitcase around. the room was also very noisy, there was music in the evening coming from outside. the duvet was not of those that they wash every day, and had an oil spot. the floor was dirty in the corners and below the bed. there was not a second pillow, and the bed was terribly uncomfortable, too soft. there was an used shampoo in the complimentary set. but most of all, breakfast only from 8.30, every day.
after reading all of the enthusiastic reviews before, I was a bit deluded.

nice clean room. great location steps to everything.
desk staff had no idea how taxis work. he actually said there are no taxis. we had to get another hotel to arrange a taxi to go to Milan. hotel is nice and in a great location in the town, but it was challenging to getting large suit cases in. they should give instructions to guests on how to get there and navigate luggage.

The most amazing find! Lovely little hotel right in town, has everything you need, and I would challenge anyone to find a better place for breakfast - amazing to start the day on roof terrace. Great breakfast too!
The room had everything we needed and was nice and cool in hot weather.
Very convenient to have a guest elevator that takes you right down to the pavement! Coming out to a quiet little street with cute shops/bars.
The pictures on site don’t really do the hotel justice - they could seem a little outdated but the room in person is really lovely and so spacious.
Will be returning and would 100% recommend.
Pane E vino is a lovely restaurant in town, definitely check that out - they also own the gelato shop on the square which is the best in town.
Nothing to add

Location is great, right next to the main square. The building is quite pretty.
The staff weren’t very pleasant. Breakfast was a bit disappointing.

Room with balcony was beautiful. Very clean and in an excellent location.
Breakfast was disappointing. You are lucky to get one coffee before the only staff member diasppears to work another part of the hotel. Fruit was cut up apples and oranges in a jar with optional plain yogurt on the side. I suggest better fruit options in a buffet style situation with less food waste. Perhaps a small coffee machine for those who eat less but need more than one cup of coffee?

Very nice cozy hotel in the centre of the town. The breakfast is served on the rooftop terrace, with a wonderful view over the like and Isola San Giulio. The room is small but very comfortable and clean. Perfect for a short stay in Lago di Orta.

The room is small but well equipped, they don't miss a thing. Very relaxing shower heads in the shower. The breakfast is good with delicious jams, croissants, fresh fruits. So close to the city center and the decks.
The hotel street is close to the traffic so you have to park and carry the luggage to the hotel. Also there's a very narrow but few steps ladder which also makes it difficult to carry the luggages inside the otel.

Location was excellent. Rooftop breakfast was beautiful.
We were offered ham and cheese for the first breakfast, but not for the second day.

Great location and very friendly woman on reception and breakfast service. We booked the simplest room, which was small, but perfect for what we needed. Right next to the square and good access via a lift straight to the street. Breakfast was included and it was lovely! All messages were replied to quickly and they were very accommodating - We had to check out early to catch a train and no one was around the check us out, but the property were quick to reply and sorted the payment and sent copies of the receipts.
