The location of the hotel is perfect in walking distance to Orta San Giulio by the lake of Orta. Having car parking is big plus.
Our room had an amazing lake view, clean, sufficient sqm.
All the stuff, starting from the reception are very helpful and nice.
The breakhast has good variety of the food and sitting on a table with wonderful view in front of you is unique experience.
Definitely worth to repeat.

Beautiful as always.
Nothing as such
5.0 / 10.0
Good location with standout views.
Definitely not 4*
Parking very steep. Scraped car on way in and out.
Staff moved car when asked not to.
Room was basic and dated. Damage to walls - a hole next to the door.
Bed very uncomfortable.
Bathroom dated and didn’t feel clean - genuinely debated just not showering!
Breakfast was not appealing at all. Had a pastry and then decided not to waste our time on anything else.

Fantastic location with an amazing view from the terrace. Room views are great even when faced towards the main land and not the lake. Breakfast was very good, and nothing missing. Friendly staff.
The keycard didn't always work, and the walls are quite thin, so you do hear the neighbors. The restaurant is not very fantastic unfortunately, but there are plenty of alternatives nearby.

Our room was very comfortable with a lovely view of the lake. Staff were friendly and obliging. Breakfast was of a high standard with good choice. Car parking by valet service a big plus. Would recommend to friends.

Location superb. Good breakfast.
It took 3 attempts to get a room up to the standard we thought we had booked. Our room was in a different building and quite a journey from the main hotel.

Situated right on the lake, the views are fantastic, and the physical hotel itself is upscale, clean, and comfortable. The staff is friendly and helpful. The hotel's location offers easy walking access to the town for off-property experiences. This is definitely a destination property for those wanting to visit the Lake District! I would absolutely stay here again.
While the in-room bathrooms are OK, I would prefer a nicer bathroom along with more shelf space.

We stayed at Hotel San Rocco for five nights as a couple, and there are many things to highlight positively, but there is also room for improvement. The location is absolutely perfect – right on the shores of Lake Orta with breathtaking views, and only a few minutes’ walk to the charming main square of Orta San Giulio and its many restaurants. The building itself is beautiful and full of history, as it used to be a monastery, which adds to its unique atmosphere. The staff are truly the hotel’s greatest strength: everyone we met was kind, professional, welcoming, and extremely helpful. The reception team in particular, offered some of the best service we have ever experienced.
Unfortunately, several aspects of the hotel did not meet the standard of a four-star property. The building and facilities are worn and in need of renovation. Our first room had mold in the bathroom, a loose doorframe, spiderwebs, and was so dark it felt almost prison-like. The bathroom design caused water to run across the floor, and to our surprise, we even found a previous guest’s driver’s license upon check-in – something housekeeping had missed. After one night we were kindly moved to a brighter and cleaner room with a view, which was much better.
Still, in both rooms, paper cups were provided instead of glasses, there was no in-room coffee, and it was not possible to borrow an iron. A four-star hotel should always offer guests the option of ironing their own clothes, and on most hotels of this category, both an iron and ironing board are standard in every room. The rooms overall would also have benefitted from more thorough cleaning and vacuuming.
The breakfast offered a decent variety with both sweet and savory options, and the coffee was good. Importantly, there were also choices for international guests who, unlike many Italians, prefer a slightly heavier and less sweet breakfast. However, the breakfast room was too small, leaving some guests sitting in the corridor, and the décor was very uninviting despite the stunning view. Moving breakfast to the room downstairs, where there is more space and access to the lakefront, would transform the experience and allow guests to enjoy breakfast outside by the water. We were also concerned to find moths and remains of a larva cocoon in the muesli bags, even though the service itself was kind and attentive.
The pool area is in a beautiful setting with views of Lake Orta, but it is also in need of maintenance. Adding a safe and practical path from the pier directly into the lake would not only make swimming easier but also much safer.

The air con didn’t work while we were there and it was v hot

Location was excellent on the lake
Breakfast good, restaurant ok
Maintenance could be improved - lights flickered on and off, safe broken, a slat in the bed was broken. Emails requesting information before arrival were not answered. Wifi in room (in the Villa Gippini) was weak & unstable.

Location and swimming pool, plus the opportunity to go over to a private beach to swim.
Difficult to get into the lake from the hotel for the less agile.
Our room was very tiny, though had a lovely view.
I would recommend getting a bigger room on the lower floor.

Great location, right on the lake with spectacular view and close to everything else in Orta San Giulio.
Spartan room missing a lounge chair to sit comfortably and with dimly lit entrance area.

Fabulous location right on the Lake, a short stroll into the beautiful town and other sites of interest. Good local restaurants.

The location was superb.
The rooms need a little attention.
The bedding and towels need a redo and the beds were old and soft. A coffee machine in the room would be nice.

Beautiful historical property right on the lake and also very central. Direct access to alleyway that takes you to main piazza.
Air con ineffective.

Location and small balcony facing across the lake was superb! Breakfast was great -- restaurant in the hotel was classy.
Everything was fine.

Best location in Lake Orta
The intial room they gave me was terrible, tight as a can of sardines, with a ridiculous coat hanger instead of a wardrobe and the phone that was not working at all. In the end, after complaining, they switched for a junior suite and that was much better.

Great location! Terrific staff. The man at the front desk gave us a late checkout and was super obliging. Nice hotel. The room itself is done up, but is painted all brown and therefore could definitely use a painting - and a bigger TV. As other reviews have said it would be great to lose the shower curtain too. Breakfast was decent enough and it was very nice to look out at the lake in the breakfast room. Drinks on the terrace are lovely to do. We would definitely stay again.

Location is amazing and the staff are so friendly.
Would be good if it had a gym but that’s all.

Great location on the lake. Water was very clean and you could swim from beside the pool. Staff were friendly and helpful and the food was good. The local village was near by with plenty of restaurants. Boat trips to the island from the square. It is smaller and less busy than other lakes which we really liked. A great relaxing break. Their was a music evening with special food which was excellent, really enjoyable. Great location to also go to Lake Maggiore. We went to Stresa and the islands which were very beautiful especially Bella.
The pool walls were covered in fake tan and sun tan lotion which put me off swimming in it. We swam in the lake instead.

Great Location, fantastic view over the lake and a good breakfast. The room was OK but there were a couple of issues.
Our room lacked proper curtains or shutters which made the room very hot in the late afternoon. The problem was compounded by the ineffective airconditioning that didnt cope.
Word of advice: Do not simply follow your GPS and drive through the very narrow one-way streets of Orta to the hotel as we did. Locate the proper access before you arrive.

The location of the hotel is excellent, breakfast very good and generally the hotel just meets a 4 star standard but only just !
The pool is clean but tired

The place seems a bit worn down (was there the first time in 2008). Problems with room air con and had to change. Staff speaks almost no English.

We liked the hotel, it’s location and amenities- the rooms were clean - I had a comfortable - one of the party did not!
I had the junior suite but the AC was not working so they had to promote me to the suite! but even in the suite the aircon condensed and was dripping! So not very nice in this heat. My son
a superior room, which again was very nice but turned out near the breakfast area and it was noisy from early morning ! There were no coffee machines in the rooms and although when asked provided a kettle but with Nescafé ! No tea available… so the little touches that make or break a hotel were not available which is a shame as the place has so much potential! One feel that it runs on its own 😞. Plus the breakfast was very average with stale croissant

Beautiful location, comfortable hotel, great place to relax
Our room had a weak and only intermittent internet connection. After repeated complaints, a member of staff admitted on our last morning that the hotel's equipment required "an upgrade".
Secondly, the only restaurant served pretentious and expensive food. In a hotel, you sometimes want simple food.

Pleasant staff. Excellent location. Overall good facilities.
Exceptionally bad hairdryer in the bathroom! Very old fashioned, impossible to use.
Water in the bathroom while taking a shower, leaks onto the floor in huge quantities.
Absence of slippers and cold granite floors in the bathroom.
All these are small things, but can make your life miserable.

The breakfast wasn't very good and when they have tour groups staying at the hotel breakfast was awful and far too smaller space to accommodate everyone .
9.0 / 10.0
Breakfast was excellent, wast choice, well served in a room with a beautiful view at the lake.
Excellent location at the lake shore, close to the central place of the old town.
The room was too small for the price. A shower is preferable than a bathtub.
6.0 / 10.0
Brilliant location.
The facilities are pretty old and the hotel itself is looking quite tired. The receptionists were all fairly disinterested and not at all helpful.
