Within walking distance of all the attractions of the city, the old kitchens of the palace has been converted into an elegant and cozy guest house equipped with every comfort and with a multitude of small fascinating corners. Finely furnished with antique furniture and rugs and antiques, Locanda Bellavita is a ground floor apartment with separate entrance consists of two double bedrooms and one with double bed, a bathroom with tub and a bathroom with shower, a large living room with an immense fireplace, dining room and kitchen professional cooking.

Incredible property in the perfect location. When we booked we thought it was a stand alone home but it is actually an apartment. We did the cooking class with Stefano the owner, and we highly recommend it.

This home goes so far beyond a charming and luxury guest house. Everything was perfect, from first booking through departure. Stefano is an artist at welcoming and caring for his guests, even feeding us fresh made biscotti and fresh sliced prosciutto and bread sticks beyond compare. So much thoughtful detail in every corner-from music to books to wonderful towels, magnificently scented soap, to coffee to fridge to stove. The rain shower is amazing, as is the garden. We traveled to Montepulciano one day, then cozily enjoyed Arezzo. Again our host went out of his way to recommend perfect restaurants and even a laundry facility. We fell in love, and didn't want to leave.

We had an incredible stay at this beautiful, historic apartment in Arezzo. Everything was spotless and thoughtfully arranged—every detail showed care and attention. Stefano, our host, was amazing—so welcoming and incredibly communicative throughout our stay. One of the highlights for our family was his sweet dog, Spritz, who quickly became a favorite playmate for our toddler. The charm of the apartment, combined with the warmth of the host and his furry companion, made our time in Arezzo truly special. Highly recommended!

Beautifully executed update on a historic home in the quiet part of Arezzo. Stefano is an amazing host. There is darling old family-owned cafe right across the street for coffee and pastries. No ac, but we were there in 95 degree end of June/july and fans kept us very comfortable. Although… keep in mind we are from Texas and are used to heat. We stayed here so we could access all the Tuscan towns we wanted to explore. All within 40mins-1.5 hrs drive. The home is in a ZTL zone, but parking is very close by. It’s super safe here and Arezzo’s centre city is lovely. There is a gem of a garden in back to enjoy each morning and evening. I would have packed up Spritz, the dog, and taken him back to the US with us if I could have pulled that off without Stefano knowing. We flew into Florence, drove to Arezzo and on our last day left our car at the Arezzo rental drop and then took an easy high speed train to the Amalfi coast from there.

Stefano is a host extraordinaire, very responsive and helpful with any needs or questions.The home has been quite remarkably redone. If you ever wanted to know what is like to live in an old stone castle but with modern amenities, this is the place!The location in the city is perfect for walking out your door and exploring museums, restaurants, and people from all over the world. Arezzo is also a great base to discover the Tuscan region. You are an hour or less from hundreds of wineries and quaint towns. The roads traveled to these places are quite the experience in themselves and are not to be missed.There is a college town vibe in Arezzo with young students around in the evening hanging out together at their favorite spots talking about their day. Arezzo the city along with the location and amenities of this historic home made our stay here a cultural, gastronomical, and lovely experience!I would highly recommend some time spent here in the home in Arezzo!!

This place is amazing and was by far the best part of our trip! It was artfully and thoughtfully restored with a huge stone fireplace, large spacious rooms, and beautiful new modern bathrooms with all the extras. Stefano was the best host I have ever stayed with, was on the property to help whenever needed and provided us with many recommendations for restaurants and wineries. We absolutely loved our cooking class with you. Our family will forever fondly remember this trip because of you - and Spritz! Groups of 3 friends stayed at this incredible apartment for a week to explore Tuscany. The place is just as charming as the pictures, it was clean and comfortable. But the best part is the host Stefano (and Spritz of course), who was happy to provide help with our planning, car rental, restaurant reservations, etc. above and beyond any other host I have experienced. Our train was cancelled on departure and he dropped everything to drive us to Florence. Thank you Stefano for a lovely Tuscany experience. All the best, Linda

Great communication from Stefano before and during our stay. He met at the apartment and showed us the ground-level elegant, clean apartment with an beautiful upstairs garden. Stefano was very informative with great restaurant and travel recommendations. Great morning espresso & bakery is across the street, while several restaurants are a 5-minute walk.Stefano made my son laugh for four days and was incredibly entertaining. He speaks excellent english and is quite a character. Stefano is worth the trip to Arezzo...he cares about his guests and wants to make sure you have a wonderful experience.

We received a text from Stefano a couple hours before our arrival with directions and letting us know we could arrive anytime. He met us at the house and did a very good job showing us the property and giving instructions on a few things. He also gave us dining and touring recommendations that all turned out to be great. The house is very old not in a bad way in a cool way. Everything worked and it was very clean. We were able to walk to a different restaurant 5 nights in a row and there were plenty we missed. Arezzo is close to a lot of attractions so we were busy for 5 days.I would recommend this property to anyone seeking Tuscan charm.Thank you Stefano

From the moment we stepped off the train platform until we sadly departed, my wife Jenniffer and myself we're enamored with Arezzo. What a beautiful place to conclude our journey to lovely Italy. Stefano is an amazing host, filled with insight and impeccable taste and his reimaged apartment was both filled with luxury as well as authenticity that was true to the spirit of Tuscany and the those that lived before us and resided in the streets and public squares of Arezzo. Centrally located you are a short trip from many of the beautiful cities of Italy including Rome, Florence, and Pisa to name-check those that we visited within the range of our home base in Arezzo. We could not have asked for a better property, location, or host! Stefano greeted us at the train station and helped us get settle in - we felt at home from the minute we arrived! There was a fire going, wine available and the atmosphere was perfect! The pictures do not do it justice - it is even more impressive and spectacular in person. We thoroughly enjoyed getting to know our host and the city of Arezzo - both are gems. From the quaint bakery across the street where we enjoyed a cappuccino and pastries every morning, to the history awaiting around every corning, our visit exceeded our expectations, and we cannot wait to return to this fabulous property and charming city! As for hosts...Stefano and his dog Spritz, five stars does not seem to be enough. We are already looking for a time to return!!

We were in awe! So beautiful, comfortable and peaceful. Best sleep ever on vacation. Stefano is an amazing host, very responsive and helpful. Great recommendations and knowledge of area made our visit even more special. Location is walking distance to the Grande Piazza, restaurants, groceries and a lovely bakery right across the street. His dog, Spritz will steal your heart. I could go on and on…..see other reviews, you will not be disappointed. We did not want to leave! I highly recommend Stefano’s home for your stay in Arezzo.

Where to begin? For starters this property is even more beautiful in person than in the incredible photos shown here. It is very clean. The kitchen is fully equipped. Many people had left helpful cooking ingredients. The location is perfect. We were right across the street from a multi-generational, family owned & operated pastry/coffee shop. The women who run it are lovely, and the food/coffee was so yummy we went there every day of our weeklong stay. We easily walked to delicious restaurants, a park with an incredible view, the Piazza Grande, and tons of great shops! (If you are shopping for leather goods, La Bottega del Cuoio should not be missed!) We cannot say enough good things about Stefano, the guest house’s host. Not only did he drive us to and from the train station, but he also took us grocery shopping. Stefano is kind, fun and very helpful. He even offers very reasonably priced guided day trips and can teach you how to cook as an Italian. He is a host with many talents! We highly recommend Stefano’s beautiful guest house! So much so, we will come back and rent it again!

Arezzo is a quiet town and excellent location to tour around Tuscany. The old town and sites are beautiful. It is easy to walk around and the apartments are well located to stores. The kitchen and baths are beautifully appointed. Stefano the host and owner took great care in restoration of this Renaissance palazzo. The apartment is on the main floor. And there is a beautiful one on the floor above - piano mobile. There is a beautiful private garden as well.

Staying in this stunning apartment in Arezzo was an absolute delight. From the moment we arrived, Stefano (and his gorgeous dog Spritz) made us feel completely at home. The apartment is beautifully designed, blending modern comforts with classic Italian charm. Every detail was thoughtfully considered, from the elegant decor to the stunning bathrooms and fully equipped kitchen, making it a perfect retreat after a day of exploring Arezzo and nearby cities and towns (Florence, Pienza, Montepulciano, Siena, Cortona and San Gimignano). The location is unbeatable. It is in a quiet area and a short walk to shops and restaurants. The car parking area was also close by. We never had trouble securing a space each day. Our host, Stefano, went above and beyond to ensure our stay was perfect, providing local tips and restaurant recommendations and even cooking an amazing meal for us on our last night. His genuine hospitality made our experience even more special, and it was clear that he genuinely cared about making our stay memorable. Overall, this apartment in Arezzo is a gem, combining comfort, style, and an authentic Tuscan experience. We would return in a heartbeat, especially in winter, when we can enjoy the magnificent fireplace, and we highly recommend it to anyone visiting the area.

Our first two weeks in Arezzo and certainly this property exceeded our expectations. The location is ideal and special thanks to our host Stefano who welcomed us with open arms. He is a gracious host and an excellent instructor in making homemade pasta. He was most helpful suggesting sites to visit and excellent dining recommendations at every turn. Should our travels find us in Arezzo again this is where we will stay

Stephano goes out of his way to make his guests feel at home. The place was comfortable and spotless. We enjoyed getting to know our host and his city. I can’t say enough good things about this home! The old mixed with modern is stunning. Stefano is an incredible host. He helped us plan a winery tour and advised us on things to do, we cooked, he started the fire for us when we wanted one, he even offered to come pick us up an hour away when we had car issues. I cannot say enough good things about this beautiful house and its host Stefano. The 3 bedroom 2 bath house was perfect for my family of 5. As soon as we walked in, my kids eyes lit up with amazement. This 500 year old house was a dream come true. The location is in the old town of Arezzo which is a perfect location for day trips around Toscana. Everywhere you want to visit is 1 hour drive or less. Stefano was the perfect host and helped us with wine tour reservations and gave my family a private cooking lesson that was so much fun..and delizioso! If you are looking for the perfect home away from home in the heart of Toscana, this is it.

Our family thoroughly enjoyed our stay in Arezzo. It's a lovely city - has places to visit, is very walkable, and has great food. In fact, there's a fabulous pastry shop across the street from the house. Stefano provided wonderful suggestions on less touristy places to visit. This charming home is a great central location for day trips - by car or train. The cooking class with Stefano and his son provided a fun-filled evening for everyone. We hope to return one day.

In the home there is a guest book that shows the painstaking process that Stephano went through as he renovated this 500+ year old home. The book begins with a quote from Walt Disney that says "If you can dream it, you can do it." This sums up this amazing place and the soul and character of the owner. It is really beyond description. I've spend my life traveling around the world and have stayed in many amazing places; but this home in Arezzo is a cut-above. We wanted a relaxing vacation where we could make day trips to Florence, Sienna, and various places in Tuscany. Arezzo is ideally situated for this purpose, and it is big enough that you can still have plenty to do on the days you want to just hang around town.
Stephano was our host, but so much more. We had him as a guide, and he did a cooking lesson for our family. He is full of good will, humor, and kindness. There are very few people you meet in the world who are so authentic, kind, and genuinely care about your happiness. This is Stephano through-and-through. He even has a little dog named Spritz that my family just loved! There really aren't enough words to describe our experience at this place, in Arezzo, and our time together as a family. The home is spacious, every detail has been thought through, and the giant fireplace just brings such warmth and love into the home. Beyond all of this, it is Stephano's passion for preserving the past and the magic that he sees in this edifice that is truly inspirational.

We were so lucky to have found this exceptionally beautiful apartment for our eight-night stay for four of us in Arezzo: it exceeded our already high expectations for a gorgeous place to stay in a wonderful location in the historic section of town.
It was very beautifully appointed, with fabulous antique decorations and furniture, lovely linens and plenty of them, and everything a chef could ask for in the well-appointed kitchen, and though we didn't cook often there was every utensil and pan that we could ask for.
There is a beautiful private garden, and the interior was so
spacious and comfortable, it made for a wonderful experience on every level.
And Stefano! What a tremendous host! Words cannot express what a charming, charismatic and helpful host Stefano is, and he made our visit to Arezzo absolutely the best of our yearly vacations to Italy. Although we had mapped out an itinerary for each day prior to arriving, Stefano had even better ideas of what to see and we followed his advice to the letter and in doing so had many experiences we would not have had otherwise, and for that we are forever grateful.
Directly across the street is a superlative pasticceria, Fratelli Bruschi--a wonderful place to start each morning with a warm welcome from the owner, Stefania, as if we were old friends.
We have every intention of returning for a future stay in this exceptional apartment!

Everything you read about this villa and Stefano is accurate. There are many choices in Tuscany, but what makes this villa unique is its amazing host. Stefano brings humanity and authenticity to an amazing Italian vacation.
He communicated quickly and effectively, and provided great recommendations on where to stop on our way up from Rome (Orvieto), great recommendations in the town of Arezzo during the Antique market, and finally a pasta making experience that my family will cherish for a lifetime.
If you are trying to make a choice on where to stay in Tuscany, I recommend skipping the shiny villas on the hillside and instead stay in this beautiful villa and take some time to meet Stefano.

The location is excellent: close to free parking just outside the city walls and just a few minutes walk from the centre of town.
