Property Details:
This well-appointed 57 sqm apartment is situated on the 3rd floor without an elevator. The bright living area is furnished with a sofa bed, flat-screen Smart TV and a dining table with chairs, and doubles as a comfortable work-from-home space with reliable Wi-Fi throughout.
The fully equipped kitchen has everything you need, including an electric kettle, dishwasher, toaster, refrigerator, microwave, stove, oven and a Dolce Gusto coffee machine. Full sets of dishes, cutlery, cookware and kitchen utensils are provided. A washing machine and drying rack are available for your convenience, along with an iron, ironing board, vacuum, mop and broom.
Both bedrooms face the quiet street and are furnished with comfortable double beds, quality mattresses and professionally laundered sheets, comforters, pillows and pillowcases. Bath towels are provided for each guest. The hallway bathroom features a shower, toilet and sink, and is equipped with a hair dryer as well as complimentary toiletries including shampoo, shower gel and hand soap to start your stay.
The apartment is professionally cleaned and sanitised before each arrival. Central heating keeps the space warm throughout the winter months, and portable fans can be provided upon request during warmer periods, subject to availability.
Important Information and Policies

- Check-in starts from 3:00PM. Late check-in fees may apply after 7:00PM (see below). Late check-in is subject to availability and it needs to be scheduled at least 24 h before arrival. The host reserves the right to decline a late check-in if the guest does not meet all the check-in requirements.
- Check-out is by 10:00AM.
- Damage deposit of £800 is required before arrival. The deposit is fully refundable within 14 days of check-out, subject to property inspection and bank processing times.
- Strictly NON-smoking.
- Pets NOT allowed
- The apartment is NOT suitable for parties, events and photoshoots and the maximum number of guests should never exceed 4 people.
- Please note a noise monitoring device is installed at the property entrance for extra security and to ensure the peace of the property. This device is not located in any sleeping area or bathroom.

History and culture lovers will be delighted to know that Edinburgh Castle, the Royal Mile and its famous medieval closes are only minutes away by public transport.
Nature enthusiasts will appreciate the easy access to the magnificent Royal Botanic Garden, as well as the sweeping green spaces of the Meadows, perfect for a leisurely morning walk. Other Things to Note:
A baby bed can be provided upon request for an additional fee of £50 for your stay. A baby chair can be provided for £50. Both can be provide for £70. Please inquire once your reservation is confirmed. Wi-Fi may occasionally be unstable due to connectivity issues affecting the entire area or due to the service provider. *The property may vary slightly from the photos due to recent renovations, furniture rearrangements or other. This will be indicated in the description or photos when possible. *In the instance that you you will NOT be doing a self check-in and a member of our Welcoming Team must meet you to provide the keys: if you arrive between 7:00PM and 10:00PM there will be a £50 late check-in fee. After 10:00PM there will be a £90 check-in fee. This fee is only payable in cash in local currency. Kindly give notice via SMS or email if you will be delayed and unable to check in at your pre-arranged time. Our Welcoming Assistant will wait for you at the meeting point. Management reserves the right to enter the property for purposes of inspection, maintenance, cleaning, or to show the unit to potential tenants. The Guest must allow Management or their representative (including workmen), with reasonable notice, access to the property at any reasonable time during their stay (except in an emergency or if a problem needs sorting out quickly and they cannot be contacted. In these urgent situations, Management can enter the property without giving prior notice). The Management has the additional right to conduct viewings of the property between the hours of 8:00 and 19:00. If any personal items are left behind, we will do our best to assist with their return or arrange a pick-up, but any associated costs or service fees will be the guest’s responsibility.
