Each property is professionally cleaned and maintained after every stay to provide a welcoming and relaxing environment. Our focus is on ensuring a hassle-free, comfortable experience for all guests. ➔ Comfort and Simplicity for a Pleasant Stay Fresh linen and towels are provided for your comfort. Please note that, as this is short-stay accommodation, we do not provide consumable items such as shower gels, shampoos, soaps, dishwasher tablets, or similar supplies. This is due to hygiene and chemical handling restrictions. We appreciate your understanding and encourage guests to bring or purchase any preferred toiletries and supplies during their stay. ➔ Check-In, Check-Out & Guest Portal Our standard check-in time is from 16:00 hrs, and check-out is by 10:00 hrs on the day of departure. Guests are provided access to their check-in details via our secure Guest Portal, which is sent directly prior to arrival. This portal contains all essential information required to access the property and complete the check-in process. The Guest Portal is the official check-in method and is also referenced in the Welcome Message sent before your stay. Guests must read this message carefully to gain access to the Guest Portal and ensure a smooth check-in experience. ➔ Early Check-In & Late Check-Out Requests Requests for early check-in or late check-out fall outside of our standard times and must be made through the Guest Portal only. Such requests are subject to availability, are approved only once confirmed by our cleaning teams, and are confirmed only after payment has been made through the Guest Portal. Until confirmation is received, the standard times of check-in at 16:00 hrs and check-out at 10:00 hrs remain in effect. ➔ Property Standards All of our properties are maintained to a high standard. However, as with any regularly occupied accommodation, there may be minor signs of general wear and tear that naturally occur over time. These may include minor wear and tear — such as small marks or cosmetic imperfections —such wear is normal and acceptable and does not affect the quality, comfort, or safety of your stay. ➔ Communal CCTV Please note that some buildings or developments in which our properties are located may have communal CCTV installed in shared or public areas, such as entrances, hallways, or car parks. These systems are managed by the building or development management and are not under our control. There is no CCTV inside any of our properties, ensuring full guest privacy during your stay. ➔ Accessibility If a property does not explicitly mention features such as a lift, step-free access, or other accessibility aids, guests should not assume that these facilities are available. We do not accept any guest feedback or complaints regarding facilities or features that are not explicitly stated in the listing. ➔ Grade II Listed Buildings Some of our properties are located within Grade II listed buildings. Due to heritage restrictions, certain structural features — such as window functionality — may be limited or fixed closed to preserve the building’s character and comply with safety or conservation requirements. This is common in many listed or hotel-style properties. Guests who require windows that open or specific ventilation arrangements should contact us before booking to confirm whether the property in question is a Grade II listed building or has any such restrictions. ➔Renovation Notice The apartment itself has been fully renovated and is completely private for your stay. In line with Airbnb’s policies for software-connected hosts, we may request either: • a refundable security deposit of £350, or • a non-refundable stay protection fee of £29.99, which may be collected off-platform after your reservation is confirmed. If a security deposit is required, it will be taken as a pre-authorisation on your card — meaning the amount is reserved but not charged. It will be automatically released on checkout day, following our routine cleaning and inventory check. ➔ Terms of Stay This property is privately owned and professionally managed through the Airbnb platform. Guests are required to comply with both Airbnb’s platform policies and our Terms of Stay, which outline key conditions regarding: • property use, • guest conduct, • check-in/out procedures, and • liability for damages.
