Location is good
The communication was inappropriate. The keys were not where they were supposed to. The room was partially dirty and the equipment broken and not as described. There were no breakfast vouchers as promised. When we complained about the inaccessibility we were told to ring someone else in the building. There was construction in our building during our stay. Overall not recommended

Bad experience
The location, the breakfast vouchers in a very pleasant cafe. The bathroom is clean and nice.
General disappointments : the room layout doesn't match the photos, there was no shower gel and shampoo in the bathroom, we had to ask for vouchers for breakfast on the second day, the insulation is quite poor (noise in the hallway).
One occasional problem : the apartment above has been undergoing renovations for several days (but we were only informed 4 days before), and the poor insulation with the floor above means that dust and small pieces of rubble from the renovations fall into our room and onto the bed. The room wasn't clean when we arrived for this reason, and we had to request an other cleaning since the renovations are still ongoing. Our contact (the manager) didn't show any concern about this problem, which should have prevented us from booking the room. I don't recommend it

It was OK
I liked the location and the view from the room, looked out on a courtyard with a palm tree and it was quiet at night. There were also no mosquitoes! And the ceilings were really high, bathroom was modern enough. I liked that there were dishes and a fridge that actually keeps things cold. Good communication with the host agency who wrote back immediately
There was no duvet on the bed just a sheet and it was cold at night. The TV didn’t work. The smell of bleach. Some power outlets didn’t work. The 10am checkout!! The pitch dark entrance when coming back at night and rusticness - hard to find the lights and know how to exit to the street. And most of all I didn’t like the price. 236 euro a night will get you a 4 star hotel in most places … however this is Como and recently it got so expensive. Nice for a night but there are so many places in Italy where you get more for that price

Great location, walking distance to everything, clean hotel room and quite modern.
No front desk or staff are available which did make it harder for any questions we had. No lift available so did need to walk the bags up 2 flights of stairs.

Simply charming! This place was a wonderful oasis after busy days exploring. So clean and cute, and oh so comfy. Location was awesome could walk everywhere and less than 10 mins to the stazione. Perfect!

In a renovated old building, the room was spacious, clean and full of character. Tucked away in a quiet street. The bed was comfortable with spotlessly clean linen. Access was easy with a key provided in a lock box.
The building is an easy walk from Como San Giovanni railway station, close to the lake front and all the many bars and restaurants Como has to offer. The owner provided complimentary vouchers for morning coffee and brioche at a nearby cafe. A lovely touch and very much appreciated
We were unable to locate a switch or light to illuminate the path through the garden to the stairwell which was easily solved by using a mobile phone torch. There was lighting on the stairs. Although there was cutlery, crockery,glassware and a coffee machine provided there was no complimentary tea, coffee, sugar or milk. Minimal toiletries provided but adequate for our 3 night stay.

Room was smaller than I thought I booked. Pillows require to be changed as they have no substance left in them. When we arrived the weather was unusually cold. Therefore, we were cold in our room. . Extra bedding should have been made available.
The TV did not work. Coffee machine but no coffee or tea available for a two night stay. Not really acceptable for such a short stay that guests have to buy this.
Could benefit from a night light in the bathroom so you can see where you are in the middle of the night.

I loved just everything! Super and quite location, very stylish room, fantastic bed, what else would you need for a perfect stay in Como? I will come back and stay for a longer periode of time.
I missed the Nespresso tabs in the room. The maschine was there, but no tabs. Would have loved to drink a coffee in bed in the morning.

Stressful and disappointing

Nightmare check in ( weblink is not efficient, hence a phenomenal waste of time trying to check in online which never worked.. had to do this via message, plus code to pay for city tax (4 euros) was sent to wrong number and again their link would not accept correct mobile number. Totally stressful and sorry but NEVER again. When we finally got there, electrical plugs iffy, coffee machine WOW but no coffee ( please, what a welcome.. am I supposed to go shopping ?) Check out 10am ..!!! really ?? they have 3 rooms to clean and you can’t check in before 3pm..! The norm is minimum 11am… No, never again.

the location
the staff were very unhelpful and unprofessional. the TV was not working and I informed them to fix it while i am staying in the property but they did not send a technician to fix it. the check in is very long and complicated and asks a lot of unnecessary questions.

Location, and historic features are the only redeeming factors for this hotel.
- No wifi. There was no code in the room (as displayed in the check-in video), and no network displayed on my phone, the multiple times I tried to connect to one. Other reviews have posted this too. The owner blamed the previous guest for "trashing" the wifi code, and then blamed me for not asking him for it. Hard to use a code when there's no network.
- Garbage (some Macdonalds wrapping) from the previous guest fell out the duvet when I shook it. Pretty gross.
- There's no 'dedicated workspace' as listed. The only surface is the narrow sideboard with the coffee machine, kettle and trays on. The only chair is a lounge chair in the corner which you need to pull over to the side board to set up any kind of working area - definitely not designed for working. Don't go here if you wish to work from the room.
- Room is noisy, and not soundproofed as listed. The owner's response to this was ''The room is soundproofed, the thing is that in those days there was some work in progress'' referring to construction in the corridor which they didn't send any prior warning about, and started before 8am. You could hear people in the corridor as if they were in your room with you. Street noise also loud, but more acceptable as it is an old building in central Como. If it's soundproofed surely you wouldn't hear through the paper thin door, floors and walls.
- Skirting board in the bedroom had come away from the wall, and had bugs crawling in and out of it, and in the bathroom.
I messaged the owner/manager to resolve these issues, but received a very defensive message back showing no sign of wanting to understand, acknowledge or apologise for these things. So so so not worth the money. I wouldn't usually leave such a review, but I'm super disappointed with the lack of apology or ownership for these issues, which you would not expect when paying this much for a room.

The location was pretty handy. It’s only a short walk from the train station and close to the cathedral and the boat pier to different villages at the lakes. The bed was comfortable and the shower facilities was nice!

I loved the location and the overall experience was great. Super close to train station to get to Milano and easy walk to lake / plazas for restaurants.

Where do we start...
- you will have zero human contact with this accommodation and they are unavailable between 8pm-10am.
- the rooms were not clean. Cobwebs in the corners, dust on sheets, floor was not clean.
- lighting situation was very dingy.
- the bathroom door was practically impossible to open and close, it would always jam. We were told to "play around with the door" by the host, which is pretty insane for the amount you're paying per night.
- one of our side tables was broken.
- overall the building and corridors are quite dark and dingy.
This place is definitely, definitely not worth the money, and there are much better options for you in Como.
