This private and self-contained wing of a beautiful Victorian country house is ideal for family gatherings and parties, providing the perfect base for exploring Northumberland and the Scottish Borders with its beaches, historic buildings and stunning scenery. This south-facing house overlooks its secluded garden complete with barbecue, garden furniture, firepit, badminton and a large private hot tub for relaxing in. Beyond Yetholm Loch lies against a backdrop of green rounded hills. The surrounding parkland grazes horses and rare breed Soay sheep. Extensive farm and woodland walks are ideal for families to explore, pets and nature lovers. Interesting ecological and landscape features.

Inside, you can enjoy the soft sofas surrounded by period furniture and paintings, an impressive library of books, a chest full of toys, two open fires, a family grand piano, Wi-Fi, satellite television and a DVD player. There’s a special place for everyone in this spacious house. The well-equipped kitchen has an electric range and a large dining table. An adjacent barn houses a shared snooker table and dart board. The lawns of Lochside House provide space for family fun with a swing and trampoline.

The Yetholm Loch wildlife reserve can be reached along beautiful woodland walks and is home to many species of birds and animals. You may see an osprey or an otter playing in the sunshine. There is a family boat which guests are welcome to use for fishing or for the fun of rowing surrounded by wonderful scenery.

The village of Yetholm is a couple of miles away with pubs, a garage, a grocery store and a post office. Kelso is only 7 miles away with supermarkets and a wide range of shops. Edinburgh and Alnwick with its famous gardens are about an hour’s drive. Shop, pub and restaurant 2½ miles.

Lochside Garden House can be booked together with Lochside Stable House (UPK) and Avenel Cottage (UK10920) to accommodate up to 31 guests.

Lovely spacious well-heated house in beautiful countryside. We had a week of snowy weather which was heavenly. Edward, the owner was extremely helpful. He towed out some cars which got stuck in the car park by the house, provided lots of logs, replaced the washing machine which had problems and was generally a great help. This is a house for people who like old books and furnishings...don't go there if you want modern posh.

We had an amazing time in this beautiful old 18th century property - it felt very much like a French chateau with its faded elegance, charm and homely living. The house is spacious and set in beautiful surroundings with wild deer and horses roaming in the fields and a myriad of birds roosting and populating the skies. The fireplace was cosy, the outside space and hot tub inviting and the large comfortable sofas were great for curling up in and reading or watching TV. There is also a grand piano which we made full use of . Edward was a perfect host and made us feel at ease and right at home straight from the start ! We also had use of a kayak and boat on the nearby loch and the walk around the loch is very pretty. There are some great towns to explore nearby such as Kelso, Jedburgh, Alnwick and Berwick upon Tweed. We would certainly stay here again and would highly recommend it!

A large group of us had a delightful stay at the Garden House. The kitchen was perfect for making and sharing large family meals. We loved the hot tub and the comfortable living room/study which was perfect for games. The host recommended some lovely walks, and the views we're spectacular. We'll definitely be visiting again!

Ok, here goes. We loved the place! However, it's in much need of some updating, or rather a good dusting! It really wouldn't take much to improve this house, just for the comfort of its guests. We learnt to live with the spiders & cobwebs (luckily we stayed over Halloween so they added to the atmosphere) The sofas are just...well...not comfortable. We had my 90yr old grandmother and she couldn't find any comfort on them, second hand would suffice but these are appalling!!! Didn't bother the younger ones as we sat round the lovely big table in the kitchen. Fix the "hole in the wall" in the "library "(how you get a towel to match the colour of the paint is amazing!) I never know how much to believe about reviews so am always open minded but wished I had listened to the towel advice! DO take your own, the towels provided are plentiful but like drying yourself on sandpaper! Bedding etc was clean. There were 10 of us in our party and during our stay only 1 shower worked so not ideal. However, Always plenty of hot water & the house was always warm. Going out on the loch in the boat was amazing & such a good experience for the kids. No information about the surrounding area at the house which is also a shame as this is always helpful for guests. We didn't find the letter about the pigs until the last day either! Which was a great shame. Take all your leftovers to them! Go to Kelso races if possible, a great day out! Cannot fault the area, such a beautiful part of the country. Overall we loved the feel of the house but it does make you feel sad for it.
