1. Ground floor.
It is hard to find a ground floor apartment with minimal stairs in these wonderful old towns in Italy. This was a real plus.
2. Location
The apartment is situated really close to all you need. There are good restaurants just around the corner, the church is right next door, 100-200m from the main street where all the shops and Christmas markets are. There are supermarkets within walking distance. It is "near" the escalators to the Cupa mini metro stop. Trains come very frequently.
3. Apartment
Quaint and very clean.The front door opens immediately into a small bedroom with a double bed (which was strange). You need to walk up a few stairs in this area to access the walk in wardrobe and cute little study. After you walk through this bedroom, you enter the dining and living area where there is another sofa bed. The kitchen is well equipped and we managed to cook and prepare some simple meals. Big fridge, coffee machine, kettle provided. There was a nice expandable dining table which gave us space to congregate and eat. A few steps up to access the Bathroom which was fairly spacious. There were some amenities provided. 2 in 1 Shampoo/bodywash was provided. There is a terrace area which we didn't use as it was winter.
4. Warmth
It was between 0 to 8 degrees as we visited during Decemeber. But the apartment gave us a warm haven. The quilts kept us warm at night.
5. Hosts
Lovely and prompt in responses. Instructions to get to the apartment were very clear. Were very patient and accommodating as we were late due to heavy fog and traffic. Appreciated this very very much. Thank you.
All in all, a comfortable stay. Space was good for 2 adults and 1 teen.
1. Just a reminder for all to read the finer print and details as you book this apartment. I didn't realise that check-in was 5pm. It was ok in the end for us as we were late due to the fog.
2. Listed as a 2 bathroom/toilet apartment and with a washing machine. These were the main criteria for my search and choice of apartment. However, I also didn't read upon booking that the washing machine is only available for stays of 7 days or longer. I only realised this after the non refundable booking. The washing machine was in the second bathroom, which apparently was being fixed during our stay...so it was locked.
While we acknowledge that the info about the check in and washing machine was an oversight on our part, we were disappointed that we paid for a 2 bathroom apartment but essentially only had access to 1 bathroom. Perhaps if the second bathroom was out of use, then it would have been good to have been told beforehand.
3. To get to this lovely apartment, you need to take the Mini metro from Perugia Fontivegge station to Cupa. This is easy. From Cupa mini metro, you have to take 3 flights of escalators up, then a decent flight of stairs after to get to the street, then it is another walk up a slope to get to the lovely apartment. While there are escalators up, note that there are only 2 escalators back down to Cupa station. So be mindful you will have to walk and carry luggage down 2 relatively steep flight of stairs. Still a challenge for able bodied people.

An utterly charming apartment. Atmospheric but modern and comfortable. In an old building about 5 minutes from the centro Storico. There cannot be a better apartment in Perugia.

Die Lage des Appartements ist unschlagbar, lediglich bei Anreise mit Auto sollte man sich vorher Gedanken über einen geeigneten Stellplatz außerhalb der Altstadt machen (zum Beispiel das relativ günstige Parkhaus an der Piazzale Europa, ca. EUR 14,- pro Tag). Die Kommunikation mit Fabrizia ist hervorragend, sie empfiehlt ausgezeichnete Restaurants und ist in jeglicher Weise hilfsbereit. Das Appartement ist sehr stilvoll eingerichtet, wenngleich man spürt, dass es nicht immer schon Wohnräume waren. Sehr apart: der "Rundlauf" über die kleine Terrasse und durch die Wohnung. Die Küche ist voll ausgestattet, lediglich ein zweites Geschirrtuch wäre vielleicht nicht schlecht. Das WiFi ist gut, aber schwächelt manchmal, was vermutlich nicht am Appartement, sondern an der Lage in der Altstadt liegt.
"Besser" hätte nichts sein können, es wäre ein Jammern auf sehr hohem Niveau, wenn man darauf hinwiese, dass im Bad durch die Feuchtigkeit sich der Putz ein wenig von der Decke löst.

We loved everything about the property. The location was brilliant, everything you needed was available and it was spotless. The host was amazing.
