nice city eat well and try the vinegar
the keys were all digital so you needed an app on your phone. I still prefer physical keys, but i understand digital keys are much easier for the host. apartment was located right near a supermarket which is nice. and the bus stop to get around town was close. But Modena is very walkable and small town.

Spacious apartment, large bedroom, large bathroom, average lounge/dining area, small/adequate kitchen. Everything about the apartment and amenities was reasonably good, with a couple of fixes communicated to owner.
Parking was a little confusing at first...whether free or paid, both options are street parking. Elevator very small, be prepared to use for only one person/one luggage per turn. Listing needs to be corrected: tumble dryer locked out to guests, electric kettle not found.

Check in has to be more simple
The apartment is big and it's clear that is renovated not so long ago. You could easily live there. The room has a lot of space and they even have a second room that they keep locked for the staff. You can park free very close to the apartment. The location is ok, you can walk to the city center.
The check in process could be way more simple. You get a lot of extra information with different addresses and links. The map does not show the right place so in order to keep it more simple, they could give you only one address, the one close to the free parking. You have to use your phone and internet to be able to open the building door, what can be problematic. You cannot use the oven, even if everything is turned down, included the lamps, the power shuts down. And I do think they could change the check in and check out police. 5 hours between check out and check in is for sure more than enough to clean the whole apartment. We asked to check in a little bit earlier but nothing was possible.

Good sized apartment, new fixtures, kitchen and comfy bed
The best thing was the size of the apartment. It was spacious with a dining space, couch, big bedroom and long bathroom. The wardrobe space was more than anyone would need as it was a top spec IKEA Pax system with all the extras. Kitchen was reasonably featured and a few staples provided. Two air conditioners and washing machine was present to add to the comfort. Free parking on one side of the block and a small supermarket across the road of which we used a bit. Elevator was amazing to have
Be aware the checking process is complicated. You need to pre register your passport and city tax through a third party app. Follow a series of prompts in an email to find the property firstly, use the Vikey checkin app to open the gate to the property, the front door of the apartment and use a key safe to find the key to property gate. Once you know the system it is totally fine, but if you are arriving after dark after a long journey you might have trouble with it.
There is bad sound proofing in the building due to the tiled hallway and Italians have no inside voice when it comes to neighbours. So you will hear the occasional talking in the hallway.
Dryer, although listed in the features had a combination lock on it so we couldn’t use it and the apartment had a slight stench of cigarette smoke, maybe from a previous tenant or from a neighbour.

L'appartamento è di grandi dimensioni, ideale per chi soggiorna per diverse notti, molto comodo il sistema di apertura delle varie serrature.
Valentina è stata molto gentile e ci ha permesso di anticipare di 30 minuti l'entrata in struttura.

Integro la recensione per rispondere alle affermazioni della Signora Valentina, che riporta informazioni non corrette. Poiché è particolarmente attenta alle “prove”, la invito a pubblicare integralmente la chat intercorsa tra noi, che dimostra come ci siamo sentite esclusivamente e unicamente per anticipare il check-in presso la sua struttura.
Dopo la pubblicazione della mia recensione su Booking, la Signora Valentina mi ha contattata tramite WhatsApp al mio numero privato, senza scusarsi per il disturbo né per l’inappropriatezza del contatto. Nel messaggio si è scusata per le condizioni dell’appartamento, affermando che avrebbe preso provvedimenti con il personale addetto alle pulizie, e mi ha infine chiesto di modificare o cancellare la recensione perché avrebbe abbassato la media della struttura. Ho scelto di non rispondere, sia perché il numero del cliente non dovrebbe essere utilizzato dopo il soggiorno, sia per l’inopportunità della richiesta di revisione o cancellazione della recensione.
In data 10 gennaio, la Signora Valentina mi ha contattata nuovamente al mio numero privato, ancora senza scusarsi per il disturbo e con un tono ostile e arrogante, per affermare che quanto da me riportato nella recensione non corrispondeva al vero. Ritengo grave l’accusa di mendacia ricevuta sia in privato sia pubblicamente nella risposta alla mia recensione, e pertanto la smentisco.
La lanuggine segnalata era presente sulla cornice della porta del bagno, sulla porta della camera da letto e dietro il termosifone. Quanto riferisce la signora Valentina nelle mattonelle è polvere e non lanuggine, che comunque non deve essere presente. Spero di non dover integrare ulteriormente.
Il bagno risulta spazioso; tuttavia, la presenza della doccia walk-in sottrae spazio utile agli altri sanitari. In particolare, il bidet è collocato eccessivamente vicino al WC, compromettendone un utilizzo funzionale.
Per quanto concerne le pulizie, si segnala con dispiacere la presenza di polvere e lanuggine sia nel bagno — sulle pareti piastrellate, sullo scaldasalviette e sulla cornice della porta — sia nella camera da letto, in prossimità del termosifone e nella parte superiore della porta.
Inoltre, i teli da bagno risultavano notevolmente usurati, al punto che uno di essi presentava un foro.
Infine, le pareti presentavano evidenti segni neri che conferivano all’appartamento una generale sensazione di scarsa pulizia

self check in lento, complicato e macchinoso, quasi mezz'ora per caricare tutti i dati dei tre ospiti con il gestionale che non apriva li menù a tendina per l'inserimento dei dati. avremmo gradito trovare almeno una bottiglia d'acqua in frigo ed un rotolone di carta da cucina, viaggiando con un cucciolo. una macchinetta per il caffè sarebbe stata molto gradita.

Ho usufruito dell'appartamento solo per un brevissimo soggiorno di una notte, ma ho potuto notarne l'accoglienza, risulta tutto in ordine e pulito ed è davvero molto spazioso. Si può parcheggiare sulla via gratuitamente e in 10 minuti a piedi si raggiunge il centro
Un po' laboriose le istruzioni del processo di check in, il quale però alla fine risulta semplice. Non ho trovato molto comodo dover sempre cercare il link per aprire portone e appartamento invece che avere delle chiavi

Perfekter Aufenthalt in zentraler Lage
Große Wohnung mit sehr viel Platz, auch mit großen Schränken. Zentrale Lage, alles zu Fuß oder mit ÖPNV zu erreichen. Einkaufen auf der anderen Straßenseite. Kostenloser Parkplatz (öffentlich) in der Nebenstraße. Sehr einfache Handhabung mit den digitalen Schlüsseln für Tor, Haus- und Wohnungstür. Hier waren wir erst durch Kommentare anderer Gäste verunsichert, aber es hat alles funktioniert (Smartphone vorausgesetzt).

Condizione assolutamente inaccettabile
Geruch in der gesamten Wohnung inkl. Waschmaschine komplett inakzeptabel:
-In der gesamten Wohnung stechender Zigarettengeruch.
-Beim Öffnen der Fenster Geruch nach Katzenfutter und -klo.
-Handtücher und Bettwäsche rochen extrem muffig, sodass wir im Schlafsack schlafen mussten.
-Wäsche nach Waschgang Geruch nach Essen und Moder
Nach dieser Nacht haben wir unsere gesamte Wäsche in einer anderen Unterkunft waschen müssen.
Weiterhin Mechanismus zum Öffnen/Schließen des Tores hat nicht funktioniert, Schloss dort blockiert.
Physischer Schlüssel auf komplett anderer Seite des Anwesens.
All in all, das war die schlechteste Unterkunft, in der ich jemals in Italien übernachtet habe.

Чисто, все что нужно есть, много места.
Плохо запроектирован AC: один из блоков висит в коридоре, в противоположной стороне от спальни и получается что в спальню плохо проходит холодный воздух. К тому же в жаркую погоду (+35 C в нашем случае) блоки не справляются с таким объёмом апартаментов.

L'appartamento è molto grande e accessoriato. Il letto molto comodo. Anche la cucina aveva tutto: microonde, forno, freezer ecc. Abbiamo trovato tutto pulito. Una volta capito come funziona l'ingresso automatico tramite cellulare è molto semplice aprire porte/portoni. Comunque ti viene spiegato tutto per email in modo chiaro.

Host gentilissima, super disponibile e velocissima nel rispondere alle richieste. Check in self service molto comodo, spiegazioni dettagliate inviate via mail. Parcheggio gratuito a 50 mt dalla struttura e struttura a pochi minuti a piedi dal centro. Appartamento ben arredato e una chicca è stato il materasso molto comodo! Lo consiglio vivamente e se dovessi tornare a Modena alloggerei nuovamente qui.

La comodità di arrivarci alle 22 di sera dopo ore di macchina, per imprevisto lavorativi e accedere tramite Smart key e è pin in velocità senza perder tempo nel check in sapendo che il giorno dopo ti aspetta una giornata lavorativa non ha prezzo. Parcheggio comodo, ed e’ facile da raggiungere dall’autostrada. Ho apprezzato la doccia stratosferica, la tv con Netflix enorme e il letto stra comodo. Vivamente consigliato anche per starci qualche giorno per necessità lavorative essendo silenzioso centrale e dotato di ogni comfort.
