Definitely reccommend!

Lovely quirky room, beautifully furnished and decorated.

Didn't have spoons to stir my tea/ coffee. The pedestrian crossing/ traffic light outside the front was beeping every 5 min during the night. As a light sleeper this was quite frustrating.

Good value for money

Really lovely place to stay - the rooms had everything week need and great shower! The beds were comfy. It was very eay to find and the location was ideal for the wedding we were attending. The free tea and coffee was a nice addition and also liked we had the fridge in our room. Staff easy to communicate prior.

It is quite noisy as on the main road - who knew a little town could have so much traffic Being sent the wrong key codes caused us chaos as I didnt see the new ones / it wasnt clear at the same message just got regenerated. That was abit of a shame.

The Roost is smart, chic, comfy and clean. Imagine a quality boutique hotel once you leave the lobby - that’s The Roost. No receptionist or staff but comms from the manager is great. The adjacent Italian restaurant was also amazing.

Would have been great if the attached restaurant offered breakfast. Wet room bathroom meant wet feet and socks when using the loo.

Gorgeous room, excellent location, and a super relaxing stay

My room was so beautiful and had everything I could’ve possibly needed! It was easy to use the lockbox to check in and the bath was so lovely. The property was very clean and the bed was really comfy. I had a lovely stay and would definitely come again.

The only thing that could be improved is having a wall hook to hang your coat and bag, and maybe a towel rack too so you can hang the towel in the bathroom. It’s always nice to have a dressing gown when you have a bath too. But these are just tiny things - I really enjoyed my stay! :)

Perfect location for wedding guests.

Great venue for a group of friends attending a wedding at Upton Barns and Walled Gardens. Great food at the restaurant below, Al Dente.

Lovely but.

Beautifully designed room and decor.

Room 3 must be above the kitchen as it stinks of cooking fat and loud after hours cutlery sorting by staff at Al Dente downstairs! Room 7 is gorgeous but wet room was very wet and the room is at the front, on the road. Both rooms heavy on road noise.

Great little gem of a place in a lovely town

Great location, lovely decorated room and Jo the host was so attentive, fast responses to our request with great service.

The windows are thin so a Saturday night there was a lot of noise in the room during the early hours

Lovely central property with all the amenities for a great stay. Easy access, great communications- and would definitely recommend and stay again. Also massive plus was that they are dog friendly!! 🐶🐶

Very clean, comfortable and friendly, well worth a visit if you are in the area.

The location was ideal for me just far away enough from work that I could switch off and forget about work. The premises anre exceptionally comfortable, clean and the staff had thought of everything, and had gone above and beyond. For an unmanned premises. This is exceptional and I have stayed in many. I stayed in 4 of the 7 rooms. Room 5 The Silkie there premium room. Absolutely stunning. Unfortunately the wife never got to come and visit as work was cut short after a month. But I will be returning with the wife to visit family and will 100 % be booking these premises for our stay. Absolute value for money. Contact with Jo from the roost was always very easy, quick responses and very professional. Very accommodating and friendly.

There wasn’t anything to dislike with these premises.

The lovely Roost

The Roost had a lovely set up and was very conveniently placed in the High street with access to a fantastic Italian downstairs and a few bustling Cafés for breakfast. The communication between the property host and myself made moving rooms from one night to the next completely seamless

Not much!! Parking was a bit hit and miss directly on the property as this was temporary and shared with the Restaurant. But a public car park just 2 mins down the road.

Being very picky I would say the en-suite door would not latch closed. So I had to put a towel between the door and frame to stop it knocking in the breeze.

We appreciated the facilities and toiletries in the shower room. Nice decor The Italian restaurant downstairs was lovely and so convenient. Parking was handy.

Lovely room , noisy restaurant staff below.

The room was very clean , nice modern furnishings and good amount of towels and tea,coffee and milk sachets. There was a pretty high tech fan in the room which was a great addition and very welcome in the humid weather.

There is a restaurant attached underneath the rooms which looked great , it would have been lovely if breakfast was an option. Because of the busy restaurant , the noise really carried to the rooms , I could clearly here the restaurant staff cleaning cutlery and chatting loudly well after 11.00pm. Lots of banging and clanging. I wasn't too bothered about it but if you had small children it may be an issue.

Dirty linen uncomfortable lack of customer empathy

Dirty bed linen: That we only noticed on the following morning (took photos) we arrive late due to heavy traffic.The Manager Jo admitted over the phone they had problem with their cleaner. The Roost is unmanned and we were very busy hence contacting them from home. The management didn’t want to know accusing us of staging this to get a refund!! I would not recommend the place not only dirty linen but the place is in corner with traffic light so you get the noise and fume. The car park at the back is a long way to your room. The room was very hot. The bathroom after you take a shower (there is no screen) even if you tried to mop the water it stays and when you go to the loo you walk on the water. Don’t be fooled by booking because the deco is nice, it was the most uncomfortable, unpractical and dirty linen hotel we have stayed in. Plus very very badly managed, bad customers service over messages.

Clear instructions before arrival on where it was, parking and getting in. Comfortable bed. Spotlessly clean and appreciated the fan.

Car park was all builders rubble which made getting around to the boot difficult but it was good to have somewhere to park.

Minor issues but overall nice stay.

The room was as described and well thought out. Decor was lovely and fit for purpose. Parking available round the back. Nice little touch with the biscuits (which my daughter made full use of and teas/coffee available. The hosts were lovely, all messages were responded to promptly and there was no major difficulties during our stay.

It was far too hot despite having a stand fan in the room, the pillows on both bunks had been slept on and really smelt so we ended up using the pillows from the main bed which wasn’t ideal but it was fine. The room could do with some hanging spots in the bathroom and a bin facility either in the room or downstairs, we ended up leaving our rubbish that didn’t fit in the bathroom bin on the side as there was no where to dispose of it. It was a little noisy over night with other guests in the corridor but nothing too crazy.

Location in Cullompton, comfortable small room, had a nice shower

The hotel works on a no reception basis so we saw no staff, key codes given for access to main reception and then key for room in secure box with another code. All communication with staff through messages regarding parking which is a rubble car park currently. No breakfast options you have to go local.

Cosy family get away

Although unmanned, communication and information was great. Lovely decor, nice touches such as a fan and mini fridge. Close to pubs and shops. Best pub locally was the weary traveller which did great food and very welcoming for families.

I was only at The Roost for one night and it was a pleasant experience.

The room was well appointed, attractively decorated and clean. The bed was comfortable And the welcome.basket was well stocked.

The room was very warm and if the window was left open the road was extremely noisy. There was a fan in the room but I wasn't happy to leave it on all night
