The precheck-in was on online- including photos of self and passport. Once submitted, the manager sent detailed instructions with photos of how to get into the apartment. I was surprised- it was super easy. It was right around the corner from a fabulous sandwich shop (Signor Nico in Livorno (Piazza Giuseppe Micheli 5/6 is a top-rated eatery renowned for high-quality, generously filled Tuscan focaccia and schiacciata sandwiches). It was an easy 15 minute walk to the central market (tons of great food and wine). The apt is a 15 min walk from the 'Little Venice' area- with fabulous seafood restaurants.
The kitchen was small but well stocked. The bathroom was super clean (no mold in the shower). There is an extra charge for linens and an extra charge for early check-in.
If arriving by train- take a taxi. The station is on the opposite side of town. The apt was across the street from the coastline, but it was really commerical and industrial. On the other side of town was a lovely boardwalk along the sea- much nicer than the commercial walk.

I loved the apartment. You can tell the owner put a lot of thought in furnishing, equipment and decoration. The bed was super comfy. The location is a very good base for excursions in Tuscany by train and for strolls in the city centre and New Venice'
