The location was excellent and the views from the apartment were exceptional. The apartment was clean, comfortable and warm. There were three lifts so always one available and a room to take your rubbish. The area felt safe and a small Sainsburys nearby. Easy to walk to main parts of the city. Will definitely try and stay here again.
If given two keys as standard, an ironing board and spare bin bags provided

The view & location
Bed linen was not clean, no covers on duvets
No toilet rolls in bathroom
No cleaning products (ie dishcloth, tea towel, dishwasher tablet/washing up liquid)
Broken equipment, no Ariel in tv

No welcome pack (ie tea,coffee,milk,water). Supposed to be luxury apartments

The stay at the apartment was pretty good, gives you vibes of a luxury apartment, where you can see almost all the city from above. Would love to stay again in the future.
Some things I didn’t like about my stay was, I felt like the customer service was a bit STRICT about the stay, where they kept hovering over me about the check in and check out times, and to be honest I didn’t like that as I’m here to spend my holiday peacefully and not to feel the pressure. Another thing that was a disadvantage for me is that there was no AC at the apartment and some days it was really hot even if the apartment has like two fans, but it doesn’t change much. The last thing was to collect and drop the key, as a guest I thought I will get the key to the apartment at the same location of the apartment, but the case here was different, I was forced to walk at least 30 min away from the apartment to just collect the key from a grocery store, same when checking out, that was a disadvantage for me.

The views from all the rooms were amazing.
The beds were comfortable and my son liked the use of the gym.
Sainsburys local 2 min walk away .is a bonus.
The text service to help with problems very quick to respond and to try to resolve.
There were a number of issues with the apartment. Toilet hadn't been cleaned prior to arrival. And one of the kitchen cupboard doors was hanging off its hinges.
Mould around the shower screen not expected in luxury apartment. Shower cubicle very slippery and water couldn't be regulated to a cool temperature.
Dishwasher didn't work. Washing up bowl in cupboard mouldy.
There were no glasses in the apartment but some were brought to apartment next day after sending message to the team.
Bedroom window didn't fully close so traffic noise could be heard at night.
Some of the safety catches on the windows didn't work. Inspection happened at 9am on Fri morning without any prior warning to us.
The key pick up and drop off is not at the apartment but about a 15 min walk away which may be a problem to some people.

This is a clean, well furnished and well appointed flat by the Liverpool docks. We really loved the views and the building.
The communication with the owner was very muddled. Instead of simply contacting me through booking.com they contacted me through WhatsApp, a call, text and on another independent web platform that they mandated I register on. I asked them to simply use booking.com but they would not. As a result we were given two different flat numbers, on different floors. It was a bit of a confusing check in. I paid for a late check out (£40) but there was confusion as to whether it was at 12 or 12.30, with no way of checking. I also didn’t love that you have to pick up and return the keys at a newsagents which is 15 minutes away from the actual apartment. It’s quite inconvenient when you have suitcases.

Breakfast was self catering but there's a brilliant cafe next door Moose Coffee, Modern apartment with all necessary facilities and amazing city views from the 31st floor :-), very fast lifts to floor 31.

The apartment was lovely, well maintained and furnished. All essential items available terrific views. Access lift available at front fir wheel chair users and shifting of heavy items for tenants. A lot of young students in building who were very friendly and helpful.
Key pick up is a bit of a nuisance, especially when it could of been facilitated by the reception. One key is really time consuming as you can't leave the apartment alone. This proved difficult when I get up early and like to go for a walk, my husband usually wakes later but can't leave as you need the key fob to access the lifts. The building is non smoking which is fine, but even when I did have a cigarette outside I was asked to move to the far side of the building in 50mph winds, maybe a facility rather than condemnation would be a better fit. The gym terrace and lifts certainly have an issue with the smell of cannabis users, hangs heavy around the building. Just because of the location it is extremely windy being on the dock front but walk into the town there is no wind so it is strictly location. The lifts are fast and smooth but very snappy as the close very fast and most people I met in them had been snagged by the doors, they have the nickname ,the crocodile, as they're so snappy. The moda reception staff were lovely and helpful as I hadn't the strength to open the reception door to lifts as it's stuck in a bit of a vacuum due to wind suction from the lift channel. The moda manager, not so friendly, but not enough to let him bother me, bit of a jobsworth image guy!

Modern apartment block, great location with excellent facilities and amenities. Safe and secure parking literally next door (off site) as well as a Sainsbury Local store which was very handy. Hosts were very attentive.
Picking up and dropping off key is a little inconvenient especially during rush hour traffic.

Very poor cleaning. At the time we arrive to apt we did ask our son ( who leaves in penthouse ) to send his cleaner with her cleaning product/vacuum cleaner to hoover and mop whole floor as apt wasn’t clean properly at All: the hoover , after cleaning, was full of dirt and water was black after washing floor. Also we did wash pillowcases from sofa as it was dirty as well.

The location
I feel that I was kind of cheated, owners knew that there would be no hot water, and they also knew that I came with children, and weather is very cold. Until I figured out that there was no hot water, they did not inform me and later when I asked Michael ( person I dealt with ) said it was beyond his control. My kids got sick and I developed a severe cough. Windows are open and cant be closed and water was freezing. First I was shown an apartment and they said it was not the right apartment and moved us to another one. Yesterday I had to check in to a hotel just to have warm bath. Although Michael communicated nicely, he did not care about what we were going through for a movement. May be this is Liverpool culture. Pretend to be nice and have no care whatsoever about guests.
Complaints and requests are totally ignored by this owner. We need to go all the way to collect the keys from a different place which is weird. Building management on the other hand do not care about guests. I think this is not a good place for tourists to stay if you come with kids and family

Information about the facility not just the gym would have been helpful and where restaurants were close by maybe a small local map would help overseas people get a bit of and idea of area . I did love the location and quick fix answers from admin.
Having to find my way to get keys when not knowing the area was a little trying and had to get taxi to drive me to there then to hotel .

Location is grand, as long as you have google maps, collecting the keys from a different location is easy.
Host kept in good contact. There was some beers in the fridge. It was roasting but as soon as I said it, I was provided with a much needed fan
There was one issue but I reckon it’s noones fault, there was a strange smell in the apartment. I aired it out etc, but I do think it may be the location to the river that causes the smell.
