Special place! Special people!

We stayed at this amazing b&b for four nights as a base to tour the area (Bologna, Modena, Verona ). We enjoyed an exceptional hospitality, cozy places that makes you feel at home, delicious home made with many options for breakfast . Above all, lovely couple that goes above and beyond to make at home. They give great tips for the region, restaurants, ice cream, activities, etc.

Great Italian hospitality, excellent breakfast!

The B&B was so quaint and charming. The owners took great care in attending to every detail. It’s located in a very quiet residential section of Modena. Beautiful property with lots of birds. The breakfast was amazing! And the location was a quick train ride to the historic center of Modena. It was a great retreat for us, especially coming from visiting the busy and crowded city of Rome.

First of all, amazing hosts of this B&B, who invest not only their time and indeed big talents, but also their souls and hearts into this place. Our room as well as common areas are equipped with the big taste and elegance. Every detail is well thought-through in order to serve possible needs of the guests of B&B. Last, but not least to mention: outstanding cooking talents of Gianna, the host of the place, hospitality of her and her husband, nice environment around and the price, which is more than reasonable for this level of service and quality

Excellent location for a stay in Modena

Lovely welcome from Giuliano who also made a fantastic recommendation for dinner and made the booking for us. Breakfast was as good as previous reviews said as was the conversation with the help of our phones. We hope Gianna is feeling better.

What a breakfast!!

The owners were very accommodating; I arrived very late but they waited for me. The room was very comfortable and the breakfast was outstanding. An incredible selection of homemade cakes one better than the other one, impossible to chose from. I think I will remember for them for a long long time!

We had an excellent stay and really did feel at home!

We had a great stay. Gianna was already waiting for us when we arrived and the check-in went without problems. She gave us an excellent recommendation for a restaurant where we had a delicious dinner. The room was very nicely decorated and big enough for the three of us (parents/one child). The room and the bathroom were spotlessly clean! The highlight was the breakfast! Gianna had made so many different delicious cakes, we did not need to eat the rest of the day!

The location is a little bit out of the way. However, if you come by car, you can reach the city center within less than 10 minutes. There is also a train station in walking distance with a train which takes you into the center of Modena.

Home sweet home💕

Our hosts were fantastic! Very accommodating. Gianna had great suggestions on what to see and where to eat and made every reservation for us. In the morning she and her husband set out the most delicious buffet, better than a 5 star hotel. Although we did not speak Italian, Gianna’s English is great and we had no trouble. This B&B is a must if you are looking to stay in this area.

The place is located in a quiet area of family houses not far from center of Modena (approx. 5 mins by car). The room is extremely clean, very well maintained, with a very comfortable bed (mosquito nets available on all windows). The breakfast was really outstanding, full of home-made cakes and pastries. You are offered with plenty of choices + a very good coffee. The accommodation is run by a very kind elderly couple, ready to give any advice/help with everything. You can use a private parking area to park your car.

Really cute, clean and nice B&B. The rooms was spacious and had a nice interior. Our doggo liked it, good to have air-conditioned rooms for her and a little garden. The breakfast was absolutly amazing, a buffe with alll home made cakes, breads, marmelades and juices. The hosts where really nice and friendly too

Perfect B&B with amazing breakfast

Very clean, comfortable room. Very quiet location (though need to drive into the centre of Modena). On-site parking included. Very nice and friendly host. One of the best breakfasts we have had in Italy - better than most 5* hotels - all home-cooked, including the delicious cakes. Worth staying just for the breakfast!

Did not want to leave! Highly recommend this BnB for anyone visiting this area.

This BnB is superb! If you have a car, it has a car park on in a gated yard. It is minutes from Modena and easy to reach. The setting is peaceful and serene. Giuliano & Gianna are exceptional hosts. The room was ample with a nice en-suite bath. Breakfast was plentiful and both salty & sweet; all prepared by Mrs. Gianna. That make you feel like you are friends coming for a visit.

Feel like home … but with a better breakfast

This is not an ordinary hotel. This is an extraordinary B&B, where the incredible hosts - Gianna and Giuliano - make you immediately feel at home. B&B provides ultra-safe parking, a comfortable and fast ride by train to the city centre every 30 mins with the train station just a 3 min walk away. B&B is located in a green and quite environment (no car or train to be heard at night). But what is really beyond comparison is the homemade breakfast … I counted 8 different cakes alone, 5 different juices, and much more, and regretted the wonderful Italian meal I had the evening before in the restaurant that was recommended, of courses, by Gianna.

Feels like home.

excellent and welcoming from the moment we arrived. No rush and everything explained well to us. The very best thing was the amazing breakfast so full of everything you could eat! the owners did also help us to make train bookings in Modena and then drove us to the train station. In our experience they went above and beyond what the expectations were. 10/10 would reccomend

No complaints about the property or the stay. If you arrive at night there is one shop open after midnight and it’s quite far away, maybe 20 minutes running.

Everything was perfect. Gianna and her husband were so cute and professional. The room was amazing: really clan, sheets, towels, and beds were so comfortable. The breakfast, just amazing! Many cakes home made by Gianna, you can choose whatever you want, sweet or/and salty. The place is near the railway station, far 20 minutes from Modena centre by train, 10 minutes by car. There is also che place to park the car inside the property. I really recommend it, and my family and I will come again in the future.

Very nice little B&B with a very warm welcome. Extremely good breakfast, all homemade (bread, cakes, cookies, pancakes, fruit salad…)

Only downside is the location (bit far from the center) but if you have a car the location is perfect because the location is in a quiet neighborhood and the b&b has a good private parking
