A good budget option
Mill House is on the bus route and just 10 mins from the city centre. The room was adequate for a short stay and worked well for me. The room was one of four in a 'flat'. Ideal for a few friends to have a room each. The bed was fairly comfortable and I did sleep quite well despite the heat. Some toiletries were provided as well as towels. It is near to some shops and cafes. Wifi was good so I was able to stream programmes. I would stay again if I was visiting Edinburgh
The kitchen wasn't available to use and I had to buy a kettle so I could make a coffee. I was expecting to use it so left my travel kettle at home. The flat was very noisy with inconsiderate neighbours banging doors loud enough to make the room shake. Not the accommodation fault but something to be aware of. No aircon and my room attracted the afternoon sun so it was very warm. But it was the middle of August

Clean & Fantastic room for Short holiday stay - Affordable price - Good Location - City access
Thanks to Booking.com team for your support. My stay in HFS The Mill House Edinburgh was superb. The room was clean. The bed, pillows and blankets were fantastic. I liked the study table and Chair. The restroom was clean and had no issues. The keys collection and return process was organised and well arranged. It was nice to have a big window in the room, which provided good ventilation to the room. The room door locks were key card operated and worked well. I enjoyed the stay for 3 days in Edinburgh. I will definitely recommend this place to others as well. I could find Aldi Supermarket, McDonald, Indian restaurant, and Bus stop nearby in 5 to 10 minute walking distance.

No kitchen facilities but a kettle and tea/coffee condiments would have added to the experience. Bed sheets clean and bed comfy and plenty of hot water was great.
Not having to listen to the next door's occupant talking on the phone and the all night snoring! The surfaces in the room could have had a wipe down, months of dust had settled. A waste bin could have been provided

Well connected student housing
In Edinburgh it is quite normal for student housing to be available for guests during the summer period. Therefore, as I have also know from other places, this is not a standard hotel room, but a student room. This means it is less comfortable than a hotel room and does not get clearning services during your stay, but it is also way cheaper.
The room had a small bathroom, a bed, a closet, a working desk, chair and shelves. Overall, sufficient if you mainly want to see the city.
The location is ok, there is a bus stop closeby with several bus lines that gets you to the city center within 20-45 min (depending on time of day and where you want to go).
Closeby you can find grocercy shops and restaurants.
Several things can be improved:
1. Communication. A lot of automated standard messages will be sent with instructions before the checkin. While helpful, they are also very strict in tone and make expectations clear. However, they also include the requirement to notify the host about arrival time, but then messages are only answered hours later. I notified the host about my arrival time and only got an answer hours later, when I already had arrived and called the emergency number. When later asked if needed anything via message, my request was then ignored.
2. Checkin/Reception: The reception of the house is not associated with the host as they tell in their checkin email. When I arrived, there was someone waiting there, who could check me in. So while the reception is not associated, you can go in and wait there or see if someone if there. The message made it sound like waiting outside was expected.
3. Kitchen: During the booking process, the pictures of the place showed kitchen access, which was one of the reasons why I booked the place. Kitchen access was forbidden to guests (to quote the email: The kitchen is closed and strictly off-limits. Penalties will apply for any unauthorised entry.)
4. Cleanliness: Dust bunnies, dirt and litter in the hallways. The room itself was reasonably clean.
5. Trashcan: The host expects you to take out your trash yourself, but the room does not have a bin to collect trash.
6. Mattress: The mattress was uncomfortable, as you could feel the metal inside.
7. Noise: My room was directly above ventilators which were very noisy 24/7. People leaving their room is also very loud, as the doors close loudly.

This is a student accommodation re-purpose as service apartments. But no service whatsoever.
No hangers, no ironing facility, No dustbin. No customer service at sight. No broom in the ‘shared space’ so you can sweep the floor after being there nearly a week, my room could use a vacuuming or sweeping BUT where to get broom. When we ask for hanger or iron - this is no in the amenities list. So we should buy all of this? They told me to ask reception below, but we were also told not to bother as the reception was not part of Guest 365 service residence staff. Which one is it?
Back to the no broom - as there was hair and skin and no cleaning for nearly a week - there were silverfish infestations in my room and I got bitten. I ended up using the floor towel to ‘mop’ the room! Also there were one towel provided.
The garbage outside was overflowing as students were leaving the space - all was dumped without proper recycling. So gross.
Before I book I read the reviews, so I was slightly prepared. I had extra towel, garbage bags, a clean sponge for the dishes ( one reviewer said the one in shared kitchen was gross and it was) read my review and be prepared. Speaking of shared kitchen, I don’t know the other residents but whoever they were very untidy!! They cooked and cheese residue spread all over the counter , and stove was not wiped, floor was not swept so food was on the floor, and counter top. When I informed them via Booking.com message - they said its residents shared responsibility. I am not cleaning up after another person I don’t know. I used the kitchen to boil water for coffee, tea and cup noodles.
Then there was the issue where one evening we were locked out! Our access card didn’t work, as there is no 24/7 reception, we were calling around for hours. I came back at 22:45 and was only in my room at 01:30am. I have an early show at the fringe and was so effected by the stress and lack of sleep.

The property was reasonably clean when we arrived, however all 4 showers had very slow drainage meaning we all had scummy showers for the rest of the trip as the water would gather in the shower cubicle.
One of our 4 bedrooms had a broken blind & wouldn’t shut, meaning my friend could not sleep well or have privacy during his stay. I reported to Regina on Friday morning & she said someone would come to fix it, but nobody did. When I chased on Saturday Regina used the excuse that it’s now Saturday, however I’d reported it over 24 hours earlier. I asked whether we could use one of the two unused bedrooms in our apartment (there’s 6 in total, we used 4) and Regina stated there would be an additional cleaning charge if we did that, despite the fact the blind was broken in the bedroom. My last 3 emails were ignored & the blind was never fixed & my friend did not sleep well. Terrible customer service.

Sign on the kitchen telling me i couldn't use it (i booked this room with these facilities). No cups in the kitchen. Mattress shorter than bed space so pillows kept disappearing behind the bed. One bar of soap for four nights. No rubbish bins. Peculiar numbering system for rooms. Blind has to be dropped below windowsill to avoid clanging noise.

Modern rooms with Kitchen & Laundry Facilities
Kitchen was messy, I understand it’s a shared kitchen but dishes should have been done daily by cleaning staff regardless of whether guests had done these or not. Toaster was cheap and didn’t toast bread - it would burn but somehow be soft in the inside. Oven was dirty, no tea towels, limited plates & bowls. No oven trays to cook food in the oven. The greeter when I checked in was lovely and super friendly but the communication using the instant messaging through booking.com was poor - I sent messages to extend my stay, enquiring within the timeframe specified but this was never confirmed in time, so I ended up checking out at the original time and finding accommodation elsewhere.

Poor services. Never got any hospitality from the staff. They won't entertain any request for assistance and they will brush you off. Toiletries are limited to 1 day supply and you are to buy yourself. Just expect it to be a plain simple student dormitory and nothing else. Don't be fooled by the promises of hospitality by their Customer Service Department (cos there's none). Just craps. If you're going to pay their price, better to take your money and go for a proper Airbnb or hotel accommodations. Not worth your money unless you're looking for cheap hostel.

Great stay with a nice location
The staff are very lovely. They help me every time when I needed. The room was very nice clean and cozy. There is also an kitchen for you to use with fully equipment. The most part that I love is shower room with appropriately space and hot shower. They also had laundry room to use anytime but you have to download circuit app first. This apartment also close to bus station. We can take a bus to downtown within 15 minutes.

This is an ok stay but the add is a fraud.
There is a 120 pound cleaning charge for a small room that would take 1 hour to clean so clearly not a cleaning charge.
There is then a late fee stated somewhere in the fine print, which means that you will have to run around edinburgh trying to find rhe key in the middle of the night. This in an absolute disgrace and no one should have to put up with this kind of treatment

Low-end student accommodation. Pretty grim; not suitable for a business trip and badly managed.
Larry was the only good thing about this trip. He tried to help us as best as possible.
- Students still in residence here so there was lots of noise, parties throughout the night
- Ringing alarm that would sound in the middle of the night
- Bedroom door wouldn't lock properly
- Bugs in the bed
- Silverfish all over the place
- Allocated us the wrong room so ended up walking into somebody's room, toenail clippings & rubbish all over the place
- Uncomfortable beds
- Shared kitchen so not really suitable for a business stay
- Couldn't open the windows very well despite it being 25+ degrees
- No security in the building at all - very questionable
- Shower was flooded
