A fantastic find , right on top of murrayfield and a 10min cab ride into Edinburgh , I recommend The Mill House for a short stay close to all amenities.

It served its purpose.
Good: Everything was new and in good shape, it was quiet, private bathroom, and near several bus stops and a grocery store.
Not so great: Half of the plugs weren’t working, there was no rubbish bin in the room, the floors needed a good sweep. There was no access to the kitchen, which meant no tea and no filling a water bottle. Having booked through Expedia, and with no on site folks except for check in, I’m not sure how I could communicate any big problems if they had come up.
None of these were deal breakers. It was a private, safe place for a good price.

Liked the rooms and building as was clean and quiet.
Not much in the way of dining options.

Great for a bed and bathroom facilities. Shame there’s nothing to facilitate a coffee in the morning. If you’re staying here then definitely pack an electric travel kettle and some coffee sachets.

This is a student accommodation building that is empty during the uni break.
It's around 25 minutes away by bus from the city centre/waverly station, and quiet empty nearby. The bus stop is 4 minutes by walk from the place.
There's a McDonald's nearby that's open late, and an Asian grocery store downstairs.
It's a great place if you want to visit during the Fringe, as there's not a lot of places within the city that are at this price or quiet enough to sleep.
But even then it was a bit expensive just to sleep.
The mattresses are lumpy and worn out, the linen dusty, the floor not vacuumed enough, but if you are walking all over the fringe, what you need is a bed to pass out in a quiet room and that's there.
There's no one to open your door if you lose the key, and they want to charge you money to bring another a person who lives in the same building to unlock it for you.
The check in and check out was smooth, and the student representative was quite helpful.
I would live here again but for not more 3/4 days when all I need is a bed to crash.

I had a great experience staying here. It was easy to find, the folks at check-in were super nice. Everything was totally great. It’s a short walk from Murrayfield Stadium and the tram (about 15 minutes)

They removed "shared kitcen" from the amenities after my booking and there's no notice about it.
No kettles, no fridges, no microwave.
I did pack my luggage with the thought of using above items so I could not accept.
The location is quite nice, all the buses go to the centre of Edinburgh, there're several supermarkets.
In morning, seagulls are crying and I open the window to get the room cool (no AC,) so I woke up every 4 a.m. That was also horrible.

There was literally no one to speak to and no one to attend to your needs. All they did was to rent out a room with absolutely no amenities rather than a bed and a chair and towels. No hand wash liquid, no trash bin or pastic bag to collect your trash, no hanger to hang your clothes, no fridge, no water. And there was no number to contact. I put them a message on Expedia portal, no response. The water in bathroom was too hot and the temperature could not be adjusted. Waste water got stock while taking a bath. Stains on the sheets. Overall zero quality for the money paid. The area where the hotel was also very poor.

Room was small but clean and comfortable with a great bed. The structure is easily accessible from.the airport directly and has plenty of buses for the cuty centre. It is ideal to explore edinburgh and was great value during the fringe
6.0 / 10.0
Access to buses great. Due to hard flooring and fire doors with self closers unfortunately, quite noisy within the building. Not all occupants remembered the 10pm 'quiet'.
As rooms are only ventilation from one small windows overheating when room faces sun could be problematic.
No formal reception so must check in between 3-5:30pm otherwise there will be delays getting to your room.

Very close to the stadium. Buses down the block that goes right to city center.

Bed was not clean upon arrival, complained each day and messaged here on the app. And no response has been made even now after the booking!
All surfaces had not been cleaned properly including the chair which was full of dust.
Could feel the bed springs from the top of the duvet
And the shower was blocked and had a swimming pool in the room for more than 24 hours from the blocked shower. Even after reporting this - Nothing was done about it.
Dreadful

Well it is student accom so I didn’t expect much but it was actually much better than the reviews. Clean, comfortable, lots of storage, and check in was easy. Bus ride from the city and useful.
Only negatives were 1. No bin and you are supposed to take your rubbish outside 2. No kettle and no way of obtaining a hot drink 3. The shower, tho fine, didn’t drain properly.
But all in all was a useful place to stay and a better price than most during the Fringe

First up the good about this place. The check in with Ryan was very smooth at 15:00. I went to my room, found it, found that my blackout blind would go down but not up and that I had no toilet roll. So I go downstairs and tell Ryan, he tells me to message the management, so I did. This went ignored, so I have had a broken blackout blind all holiday. My friend gave me a toilet roll as she had multiple (thankfully).
The room is mostly functional, beds ok,.not great but I wasn't expecting great for the price point. Even when you sent me then "are you ok" message after the three I had sent you and you had ignored I still didn't get a response so one star for communications too.
Bathroom shower plug was mostly blocked which let the water out at a snails pace.which is why you have one star for cleanliness.
So yeah other than that, if you can work through the defects in the room and it's lack of cleanliness you can have a realitivly comfortable stay here which is Why I give this place two stars.

I ended up being satisfied with my stay - the facilities are perfect for one person. I tried to get check-in information by the e-mail provided the week before arrival, as I would be arriving late from the airport and wanted to know what to do; after providing my booking number I ended up being asked if I knew where I was staying…? I replied but never got an answer. Only the evening before arrival did I get all the information I was looking for via message on hotels.com - very detailed, but late when you just want to have an abstract before departure. The room is dusty on all surfaces and the bed is very hard.

No hot water. Toilet paper wasn't enough for 3 days stay. Very bad communication and we weren't told the lockbox information for the 2nd room. Never gonna stay there.

Bed was super uncomfortable; felt like I was sleeping downhill. Had to attach the blind to the frame as it was lying on the window sill. Property advertises WiFi but don't tell you what the WiFi network or password is and they don't answer messages to provide it.
Not worth the money and almost criminal they raise the prices the way they do simply because there was a concert in town.

Usually I would agree with ‘you get what you pay for’ but in this case, I didn’t even get that.
When I checked in I found out that despite it being advertised, guests cannot access the communal kitchen so that instantly increased how much I’d be paying on take away and restaurants.
The bed had hair in it. The floor hadn’t been hoovered in what looked like months.
The shower didn’t drain. The sink didn’t drain.
I was given one roll of toilet roll for 8 days. There was no cleaning daily or at all during my stay.
The door was broken. The lock on the door didn’t work.
The communication from Mill House was non existent. When I rang I was told to email, my emails went unanswered.
Thankfully, though they’re not meant to be involved, the staff working for the student halls addressed the hinge on the door, replaced the batteries in the lock and fixed the drains. I borrowed their Hoover to clean the floor in my room.
I fully realise that this was an affordable option for the Fringe but the basics should be addressed and the communication was shocking.

Perfect for my one night stay while watching Oasis. Comfy bed, secure and safe for a solo traveller and clean and tidy.

Bed was comfortable. Reception pleasant. Lift good. Bus service excellent
Limited dining options.
4.0 / 10.0
The stay was generally good. However, the ppwer sockets didnt work. Had to find the fusebox in the kitchen/ communal room to reset the circuit breaker. Coincidentally, this reset the hallway lights and the kitchen lights. Contradictory to electrical and building regulations. Good job i got to the kitchen because the next day it was deemed out of bounds.

Don't stay here. False advertisment. It says there is a shared kitchen but reality guests are not given access to the kitchen. I talked to the managers and they refused to rectify the situation. The hallways have trash and dirt. The mattress as horrible. The drains need to be snaked. The good things inckude solid internet and access to buses. The park nearby is lovely.
If you are looking for something similar, Edinburgh College Residence is much better.

Everything was ok, only gripe was the bed/bedding not comfortable to sleep in.
3.0 / 10.0
The experience was good. I was a little concerned when I read some of the reviews, but I found experience good enough. If you are experiencing an hotel, then you will be disappointed. It is a student flat, but it is good for a student flat. The bed was nice, the shower worked etc. For the price, I think it is good. Also close to food shops, close to buses and the area felt safe, although a little bit outside the city, but only like 25 min with bus.
Things that should be fixed: The ventilation at the bathroom was damaged. It was hanging from the roof, it was full of dust, and did not work properly. The room was still damp, almost 24 hours after using the shower, and the towel didn’t dry because of that.
Biggest minus, is I struggled alot getting in touch with Mill House. They don’t respond in the hotels.com chat. I tried to call the number hotels.com provided. When I called it, I got the message that this number did not exist. I got the real contact information after contacting hotels.coms customer. After getting the contact information, I sendt an email to Mill house. I got then quite fast an email saying «last reminder or your room get cancelled». And got then 24 hour to send a copy of my passport. I find that strange, because this was the first email I had gotten from Mill House, and seem like room would have been cancelled, if I did not put alot of effort in trying to find the contact information of Mill House myself

Staff was friendly and communicative. I didn't really have any issues to speak of while I was there. Bed was comfortable enough. I booked a small room but didn't need space as I was by myself and this was just a place to sleep between day excursions. All in all I was satisfied.
6.0 / 10.0
Room was dusty and there were a few bugs in the room (including 1 in the bed).
Didnt get check-in information until after i had arrived at the building.
Day before departure, got an email to say i was to vacate the room by 10am, despite booking confirmation saying it was 11am.
Found out from check in information that because i had an ensuite room, i could not use the kitchen (the main reason I had booked this accommodation).

Room very clean, shared kitchen with about 4 other people. Perfect for a cheap weekend away with friends or family.

Tried multiple times to communitate with the host on multilpe platforms with no luck. Someones dirty towels left in the closet. Not sure when it was last vacummed. No fan, or way to be cool during hot humid weather, even with window open. No use of a kitchen or fridge to store food.

. . , clean, comfortable room with your own bathroom. was in Edinburgh for the Fringe Festival so this was in the perfect location for transport links and amenities. it's basic but I just needed a bed and bathroom. Very happy and would recommend

The room needs a garbage bin and a curtain /blinds

I accept that it was student accommodation during The Edinburgh Fringe and that you get what you pay for but the shower tray in one room did not drain and all the mattresses were atrocious. In general the property was clean. My main disappointment was the communication with the property, before and during my stay. 4 messages and 0 replies. I received comflicting emails with regards booking in and booking out. As I said, disappointing.
