Close to the tram line and it was basic but fine
Its an unattended reception so it took 30 minutes to get into the building initially on arrival and after the first night I went to work. I arrived back late the next evening and my key didn't open the front door of the building. I was then left outside for nearly 2 hours after calling for support, a security van arrived and let me in with the notice of a £54 charge for a call out.

The only thing I liked about this "hotel" was the location. It was located away from all the hustle and bustle of the city center. I came during August when the Fringe and several other events were happening, so it was nice to get away from the massive crowd. There was a tram around the corner that took you to the city center in about 4 stops, which was convenient.
-My room was DIRTY. There were still specks of poop on the toilet bowl and hair in the bathroom and shower stall. I reached out on the messaging portal SEVERAL times about the issue. On several occasions, I had spoken to the front attendant about how nasty my bathroom was. He claimed to have contacted the "cleaning crew" and would have it taken care of it immediately. No one came by, EVER. Each time we talked about it, he had an excuse for this mysterious cleaning crew. I'm convinced they do not have anyone who actually cleans the rooms. They charge you 117 pounds for a cleaning fee that OBVIOUSLY isn't being used to clean. I would not doubt that my sheets have been shaken off and reused for the next person, and there is still a mess in the bathroom. Like many others who left reviews, I did not have toilet paper either.
- Another issue I had was that there wasn't a front desk attendant present at all times. I believe that after 10 pm or so, there's no one at the front. That didn't make me feel comfortable. Not sure what the protocol would be if there were an emergency in the building. On booking.com, it claims to be managed by a team, but I believe that team has nothing to do with the actual place itself as most of the time, they couldn't be reached either.
-This place is a basic student dormitory. No frills. Just keep that in mind. Had I been able to get a refund I would have stayed else where.

Standard modern student accomodation in edinburgh.
Very overhyped on booking.com. impossible to contact management with very tiresome, rude and contradictory emails from them. No way to reply or query their instructions. Do not appreciate their requirement for id seems they are scammers so request that this is deleted under data act. Would not use them again or booking.com for allowing these businesses as not the type of accomodation offered previously on your site.

En-suite shower/toilet. Clean. neat, tidy and basic. Room wasn't big, but great as a base to explore Edinburgh. Staff were very friendly and helpful.

Great location, 30 min walk to city centre, convenience store directly opposite, lots of cafes and restaurants near by. We had a 3 bedroomed apartment for our group. This is student accommodation but quite spacious. The staff were really helpful.
There were numerous minor repairs which needed fixing (broken toilet seats, light bulbs needing changing etc). When we reported them they were addressed promptly but I would have expected these repairs to have been sorted before guests arrived. The accommodation was not cheap (like all Edinburgh accommodation is now) and for that price we were surprised there were still repairs needed. Another point to mention is the registration process (after making the booking), where ID and details needs to be provided for ALL guests in the party. This seemed over the top.

Location good as it is really just a few minute from say Everyman cinema and opposite to coop is great.
I like those booklet downstairs.
The shampoo and conditioner might have better env friendly way but they are good as well.
Tbh, I do not aware this is a student accommodation and lots of security so my son visit is difficult. But it is sort of ok.
I am not sure the gap between the window. It is fine in summer but when it is cold would it waste a lot of energy.
The pen and pot is not usable (too unclean and I suspect the coating was broken and dangerous) and I ended up buying a new pen for making breakfast.
The guy downstairs is very helpful and some explanation how to turn on the fringe, oven and cooker is life saving.
No one come to clean the place and hence I also ended up buying my own tiolet paper when the need arises and the downstairs helpful guy is off duty.

location is near the bus/tram stops, supermarkets, and restaurants.
very minimal/basic amenities which doesn't reflect for the amount you pay. there is not even a single cup provided. the shower is too small and you have to squeeze yourself to enter as the door is blocking it. they even expect the guest to put out the bin upon checkout which is surprising for the price you pay at this facility. why are they not using the name of the place and instead use a common name? if you google it, it is called luxury student living but i wonder why they don't carry that name in the booking.com title.

Location, location, location. Situated near the tram route one can get from the airport to the building with little hassle. The same can be said about the train station. With self-catering it is good to know that a Co-op is across the street, Tesco Express 4 minutes away and a Sainsbury local 6 min away. The location is surrounded by local restaurants, pubs and café. Depending on your walking speed the Royal Mile is anywhere between 20 and 30 min away.
The reception is not staffed, so if there are any urgent issues, they take a while to get sorted, but when they appear immediately on arrival (like not enough towels in the room) then staff are there to welcome you and sort any issues ASAP. We paid £527 for 2 people for 5 nights – we had a studio room, with a double bed. Reading the other reviews before arrival we were concerned about cleanliness, but our room was tidy – clean linen, towels and floors.
One must take out their own rubbish before leaving and with non-carpeted floors, it would have been useful to have a broom and dustpan provided. We had dishwashing liquid and other cleaning supplies in our room, but the other group travelling with us did not. These things are easy to fix, and the staff was very helpful when needed.

The studio, spatious and fully equiped (we missed a can-opener and Michael at the front desk let us borrow one). Michael was really helpful all the time, we also had a leak in the bathroom but he had it fixed in the same day.

Excellent location just a short walk from Leith Walk and McDonald road tram stop. Not noisy as the windows provided good sound insulation.
Good shower and clean bathroom.
Fridge in the communal area and facilities for making simple meals and hot drinks if required.
A little strange there was no bottom sheet on the bed, just a mattress cover, but this looked clean and new so I didn’t worry about it.
Skirtings and heater could have done with being dusted.
Not suitable for more than a solo traveler as the bed is a very small double.
Silent door closers would be a great addition. I could hear the doors to the other rooms on the corridor slamming every time they were opened. Thankfully this stopped after about 10:30pm.

Disgusting. We’ve requested a refund and still waiting, as we had to book elsewhere. The room was too dirty to stay in.
Cleanliness was subpar and the refund process is nonexistent. The guest experience team acknowledged and apologised for the problem and disappeared. No correspondence or idea of when they’ll issue a refund, if at all. Will keep you updated !

When i arrived the lady said she was temporarily working there. The key card to get in did not work so she got another one and that did not work. I had to be at a 50th Birthday party. She messaged someone and asked me to wait. It took an hour for me to check in. I felt although she was pleasant she was very slow and should have just called someone to help. An hour to check in was too long and it made me late. She did not know if could give me another room. She unfortunately did not show me the whole facility or how to use the wifi. There was no toilet paper in my room and my room was not clean. There was grubby marks in various places. I told her about this and she told me to message booking.com. She said she did not like her room either. So she was empathetic but this dod not solve the problem. When i mailed it got me nowhere. I explained i also thought my room had a stove and fridge and they said that it did not - this was separate. They said they had other rooms like that. I did not sleep well the first night as did not have enough pillows, there was nobody to ask for another one. The room was also next to a noisy road, i asked to change to a quieter room and even though i was offered another one previously i was told they could not do anything about outside noise. Hardly great customer service. It was very basic and the bathroom was worse than an airline bathroom. Cheap though. I was disappointed that nobody brought me any toilet paper. They advertise luxury rooms but this is mis advertised as they are defiantly not that. They are basic rooms that are fine if you spend no time in them. They mailed me back ok but really did not seem to care to fix the problems.
