Very quiet with exception some loud motorcycles in the street nearby. Oyamado, the care-taker is a very helpful and kind man. Massimo, the owner and Oyamado do a very good job keeping the place in order. The escalator to the Main Street leading to San Lorenzo and restaurants are just 10 seconds away from the Hotel. Very convenient, and close to Perugia Train Station as well. One downside is that there is no elevator, the but the steps are not too many.

Nice, basic hotel near the historic centre of Perugia. Mr. Oyamada is very friendly and extremely helpful with loads of local information. Italian breakfast at the cafe 30 seconds around the corner and about a 5 minute walk from the Mini Metro station. Entrance to the old town is across the street. Fruit & veg stall in front of hotel a couple of days a week. Friendly hotel cat that doesn't seem to move from its place in the front hall.

The hotel was very clean and staff courteous and friendly. The furniture overall needs some refurbishing but on the whole it was quite a pleasant experience. Location was just right outside the city's escalators so made it easy to access the heart of the city and the lower part of the city. Accommodation is very basic but it is ideal for travellers like us who use the room just for keeping bags, showering and sleeping at night since the rooms are not that big.

Things started with some fret, because they had chosen a room for me that, albeit very spacious, did not catch the Wi-Fi signal. I told them that I needed it in the room and they managed to get me a suitable one for the remainder of my stay. All in a very friendly and forthcoming attitude.
The location, off the busy touristic center but quite close to it (actually, within meters of the entrance to the Rocca Paolina passage). Highly convenient.
There is a traditional fruit market by the place next to the hotel.
The breakfast is taken in a café attached to the hotel, not in the hotel itself. Quite good, though not varied.

This is a small, unpretenious 2 star hotel run by two people (and a cat). The staff (and the cat) were very friendly and helpful and the room was spacious with everything that I needed. Earlier in the month I had stayed for some days in a 4* hotel in Urbino. The room in the hotel Rosealba was better in every respect than that of the 4* hotel! Breakfast is around the corner in a small cafe also run by the family, and there is a small vegetable market in the square outside, so you feel a bit like a local. I was very happy with my choice of hotel.

This hotel is very near the centre, very friendly and good value for money. The only disadvantage is that there are no carpets and tile flooring so you occasionally hear the chairs in the room upstairs scraping along the floor.

The hotel is conveniently located in Piazza dela Circo, a short walk from the bus stop at Piazza dei Partigiani. The rooms are comfortable and well maintained. A good continental breakfast is provided at a nearby cafe. The hotel management is friendly and attentive. A few steps from the hotel there is an entrance to the municipal escalator that provides easy access to the Centro Storico.

A nice historical house within very easy reach of the bus station and the city centre (by public escalator). Room rather old-fashioned, but clean, with a large bathroom. Standard Italian breakfast served in a friendly nearby bar. Reliable wifi access. The only shortcomings were that cleaning staff needed a reminder to leave a new soap bar in the bathroom, and also that while there was a kettle in the room, no teabags or instant coffee were provided. Still, this hotel is excellent value for money given its location and the modest but reliable facilities that it offers.

We had a very nice time at Rosalba. The room was spacious (we got the room with the balcony :D ), bed was comfortable, the balcony was relaxing, bathroom clean and spacious. The manager was very helpful and friendly.
The location is excellent; only two escalators/ two min. away from the heart of Old Town Perugia.
The breakfast is nice; the hotel cooperates with a bar/café where you can choose different sandwiches, sweets, juice, yoghurt and hot drinks. Very sweet :)
Some days there's a food market outside.
There was some noice from the road, but not that much that we wouldn't stay there again.

Charming small hotel.Great for women on their own. Massimo the owner was incredibly kind and charming and helped me to book a taxi to the airport and allowed me to check in early. Breakfast is taken in the cafe around the corner. It is so easy to get to the centre of Perugia by taking the underpass and escalators to the old city. You emerge into a lovely square with a view over the surrounding countryside. A complete bargain for the price and it has an authenticity often lacking in touristy towns. Try and get a room on the top floor with a view.

The hotel is an old building but well maintained, rooms are large on 1st and 2nd floor, no elevator. Breakfast is at a next door small bar. Location is absolutely great, just across the street is the escalator which brings you directly to Rocca Paolina, the medieval fortress and to the old city center.
