I had the best time at Martin's Guesthouse. I was in a "princess" room, very charming and comfortable, with an amazing bathroom. Everything was very clean and well tended. Most of all, Stephen was very welcoming and helpful,he gave me advice about sightseeing and the last day I could leave my bag at the guesthouse for the day until my flight. Also, it's an easy walk to the old city centre (under 20 minutes), to the Meadows and Holyrood parks...

We had to travel from the East Midlands up to Aberdeen for a funeral & stayed over in Edinburgh on the way up & coming back down. We couldn't have found a better place to stay. Everything is Covid-safe. We were able to order in a couple of takeaways in the evening & eat them in the dining room (there are plenty of good takeaways near by). Steven couldn't do enough for us and having a comfortable, relaxing port of call helped us through what would have been a very stressful few days. We were also able to stretch our legs in a nearby park on our last morning, having spent too many hours sat in the car, and saw a few of the sights before we left. Highly recommended.

Clean and nice, comfortable bed, very good breakfast selection. Host is very helpful and informative. Sink in bathroom is so small it is difficult not to spill water when using it. Residential location is about 1/2 hour walk to Royal Mile. There are frequent buses, stopping very close to Martin's, which go to Princes street.

Sam Burns, the proprietor, gave us the warmest welcome we had anywhere in the UK. He treated us like friends. The whole staff was wonderful and did anything they could to make us comfortable. The house was charming and the sitting room brought strangers together to chat as friends. I loved it there and would gladly return.

This guesthouse is a little gem. It is directly situated on a bus route, with stops only a few metres away and buses running every 10 minutes. The guesthouse itself is beautiful, clean and welcoming. Denise is friendly and polite and nothing is too much trouble for her. Veronica is also very helpful when asking questions about facilites etc and works very hard to ensure guests get their breakfasts in a timely manner. The breakfast is to die for. As much toast and cereal as you like (with juice and tea/coffee too), but if you complete a menu the previous evening, you can have a freshly cooked Scottish Breakfast, or salmon and scrambled eggs, vegetarian or healthy option breakfast too. The room we stayed in was on the basement level next to the working kitchen, so if you are a night owl and late riser, this would not be suitable for you, but we had no issues with this, and loved the fact we were away from the rest of the house. It was clean and tidy, with decor pleasing to the eye. I would recommend you try Jambos African Steak and Grillhouse which is a 2 minute walk down the road. The food there is amazing, service a little slow, but this is because everything is made fresh and to order.Overall, I would definitely recommend anybody visiting Edinburgh to stay here, you will not be disappointed.

The place is really nice, including lovely breakfast. However, the reservation system (through Expedia) should be improved, especially in taking payments. Contact with staff here is quite informal and not responded in due course. No staff are there for check-in and/or check-out. Although breakfast is really nice, animals or pets should not be presented during eating time. By the way, the overall service is okay and acceptable.

Booked the cottage for my family which was great. Very quiet and comfortable. Staff was awesome, especially Valerie and breakfast was very good as well. Un beatable price and within walking distance to the centre of Edinburgh.

Nice house. Breakfast looked good. I was unable to partake of breakfast due to an early flight and service didnt begin til 8.45 on a Sunday. Shower not working in my bedroom. It was alternately dangerously hot one minute to freezing cold the next. Some other guests were given chocolates as an apology but i wasnt offered any and when i requested some discount it was refused. :(

the room was a good size. however the wifi was only one bar in the room. the breakfast was great and i wasnt hungry up until lunch(i had a martins special- potato waffle with bacon) the decor in the room was absoulutely beatiful (imagine one of those rooms you see on pinterest). the dining room decor was in the vintage seaside cottage style. in the room you would get a kettle and water and cups for tea and coffee, a tv, beds, wardrobe, couch which you can use as a bed and a bathroom with a shower. when we went the weather was a bit miserable with some rain, we were smart enough to forget our umbrellas, but luckily they had loads for people like us to use.the location wasnt the best but it was ok. the reason for that is that it is a 10 min long walk to the town center but otherwise it is good. also the b&b provides a parking so we didnt have to worry about the car being damaged.

The room was very comfortable and clean, there was a little outside space that we werent expecting which was lovely and the whole place was decorated really tastefully. The staff are all very friendly and accommodating, Denise is particularly helpful and gave us some great tips on discovering the city, she even helped us when our car broke down while we were leaving. I would definitely stay here again if I was to visit Edinburgh and will encourage friends and family to stay if they are in the area. Just the perfect place to stay!
