The view from my room, was like wide open space, the staff were very friendly, the breakfast was great and they even made me a box to take when I had to leave early in the morning, the pool and manicured gardens were a delight! I loved watching the squirrels play! Also the location was on a quieter street than the main one, which was perfect for me! Full of restaurants and spas. And close to the monkey forest! Quiet street but close enough to Main Street you could walk! Good internet.
The roosters crowing in the early morning , although I got used to it.

Excellent location (right next to M mart for pick up/ drop off. Hidden away down and alley from any noise)
Amazing pool and gardens.
Great view over the rice terrace and sunset - huge balcony.
Friendly staff.
Massive room and comfy bed.
Although I requested no cleaning during my stay, staff entered my room to turn off A/C and insect repellent (nothing else touched).
Only had cold water - I notified the owner who said ‘only blue’ and made no attempt to fix, but it was so hot it didn’t really matter

Booked the room on upstairs a month earlier to get paddy rice view. But on the check in day ( last minute notice!),they sent a notification email that the room on upstairs is not available so without any choice then I took a room on the ground floor with people passing by in the front cos it's near the pool & main entrance.
It's not a professional service provider & not recommended!
The room itself is spacious but dirty & sticky floor bathroom with old towel. There's cockroach crawling on the headboard of bed at room# 1 & many ants inside the room. Have asked the owner for insects repellent but only help a bit to get rid of ants & cockroach.
Also the sink setting is not set up properly so when you wash hands, water splashing every where including your clothes get wet.
The breakfast is ordinary with limited option.
It doesn't match with the rating in booking.com
The insects (ants inside & outside at balcony), dirty towels & slippery bathroom floor.
