Villa Massis was as close to luxury as you can get in the Cayo District and still feel like you are on an adventure. From the private shuttle from the airport to the hotel, every staff member who knows your name, private round trips into San Ignacio and the food and cocktail selection, it was more than we expected. The hotel is located in Bulletree Falls which is about a 10 minute drive to San Ignacio which we were driven to each morning for our cave tubing and ATM tour with MayaWalks (highly recommend). We had breakfast each morning at Villa Massi which varies in local to more classic America/European selections. Reasonably priced and delicious. We did not eat lunch or dinner at the hotel but other guests said it was very good although very much priced like food in the US ie entree for $23US D etc. The highlight was the bar where Elton makes amazing craft cocktails with local fruits like hibiscus, dragonfruit and spices as well as classics like rum punch. They were worth every penny. The hotel was about to open a river side bar which looked incredible and we were sorry to miss the opening. The rooms were spotless, modern, and very comfy. We spent an evening on our balcony in the hammock listening to the wildlife and it was truly magical. We saw and heard howler monkeys, a gibnut and hummingbirds.
This is not a bad thing, but it is a very small resort so we got to know the other 4 guests/couples quickly. There is not a lot to do outside of the resort since it’s in a smaller town near San Ignacio. It was entirely safe when we decided to walk to a local pasty shop and grocery store and checked out a town fair on Saturday evening, but it’s not walkable to San Ignacio so we paid $26USD round trip to be dropped off and picked up each day in San Ignacio. It was very easy to text message the hotel and have someone find us in town. San Ignacio didn’t have a lot going on so it turned out to be a nice thing after a long day of activity to return to the peace often hotel and Bullettree Fall. We got to see a lot of local life because of it.

This is a very nice place about 15 minutes outside of San Ignacio. We had a two bedroom unit which was very comfortable for two couples. The grounds are beautiful and there is a sitting area down by the river. The pool is very nice as well. The food at the restaurant is excellent. I would recommend having a car to get around although taxis can work. Larry, the owner and our host as well as the staff go out of their way to make sure you are enjoying your stay. Larry will also make reservations for you on activities and I highly recommend going through him as he has great connections. Don't miss the ATM caves if you like adventures. We also went to Tikal and kayaked down the river behind the resort for an afternoon. Next time we will stay longer.
Be careful with the no cancellation fee. We cancelled in time for no fee and then rebooked. The original booking that we cancelled was not refunded until we arrived four months later and then the refund was charged a 10% administration fee. It did not say that in the booking.com reservation. I complained to booking.com, but they basically did nothing. The owner showed me their policy on their website, which is not reflected in booking.com. Also, on booking.com the two bedroom villa is advertised as 1350 sq. ft. which is the size of the penthouse, but the actual two bedroom is about 800 sq ft. I told the owner he needs to update his information on booking.com. I am really upset and annoyed by the 10% administration fee because we actually did stay there. It is a nice place and I gave it a good review, but this is not how to do business.

Larry the owner, Lucy and the rest of the staff were so friendly and knowledgeable about the local areas of interest. The location in the jungle and close to San ignacio town was perfect. The pictures don't do the grounds and the accommodations justice - it was very peaceful and relaxing. If you are looking for a home base in San ignacio I don't think you could do better than Villa Massis. For tours make sure to request Robin as your guide.
My son noticed the TV in the room didn't work but this wasn't an issue for us and I'm sure they would have fixed it if we would have asked. The pool was a bit small but we were too busy doing the amazing tours to care.

THE STAFF was outstanding. We have such an incredible stay and spent the evenings hanging out with them in the cozy bar. They all went above and beyond and it was truly like a family. Food was excellent. The chef is amazing and even cooked us one of the best breakfasts to go for early excursions. The room was super cute, comfortable, free Wifi was good. We could hear howler monkeys in the distance in the evenings and early mornings. Security took us on a small night walk to see animals and always made sure we were safe. Owner Larry treated everyone like family and this is more of a homestay (with luxury).
I LOVED EVERYTHING. There is nothing I did not like. You might need a car to get back and forth or owner's brother provides transport and lives next door.

Beautiful hotel in lovely surroundings. Staff are excellent. The place is very clean. We saw lots of birds, howler monkeys and a night monkey.
San Ignacio is 10 minutes taxi ride and worth going for a wonder and some nice food. We found two fantastic restaurants The Burnz and Crave House of Flavour. Also took a trip to Xunantunich Mayan site which is excellent and worth a visit. You don’t need to go on a trip just book a taxi in town, much more affordable.
Larry the host provided very good service. We lost some glasses on the transfer he arranged from Mexico and Larry contacted the taxi company and had the glasses posted to our hotel in Mexico which is an excellent service.

We truly enjoyed our stay in Villa Massis.
The villas are very confortable and well decorated. The surroundings are amazing, between the jungle and the river. We got to see monkeys, parrots, squirrels, agoutis, all on site.
It’s been mentioned by most guests , but we will say again, the food is amazing ! We had breakfasts and dinners at Villa Massis and it was delicious. Ingredients are fresh and full of flavors. A big thank you to the staff for their professionalism and kindness.
Finally, we highly recommend a trip to Barton Creek and Rio on pools with Marc.

Absolutely loved our stay - this is a slice of paradise! Larry and Melanie were some of the best hosts we’ve ever had, they’re proud of the Belizean culture and history and we learnt so much from Larry while eating Melanie’s amazing meals.
We basically stayed on site for the 3 nights we were there. We booked our tours through Larry and had the best tour guides Francis and Dan! Both so knowledgeable and caring.
Definitely make sure eat at least once at this place, it was great!

We stayed in the biggest one bedroom unit. Beds are great quality, super comfortable and sturdy. The bathroom was really big which had a beautiful shower with a wee jungle view. While the pressure is a little low, it had a big enough shower head that we didn’t mind at all. Hot water everyday! The bath was amazing after a long day of walking. A big balcony with a hammock that overlooks the pool was a delight especially when it was raining.
Beautiful walk down to the river where we saw toucans flying around. Saw a howler monkey for dinner and a gibnut lounging at the back of the property.

Nothing to complain about. This is a little further out from San Ignacio which we preferred. We were woken up every morning around 5:30am by a residential woodpecker who would peck at the window sill every half an hour 😂 not a fault, just the joys of staying in the forest!

My family and I absolutely loved our stay at Villa Massis. As soon as we arrived, Dan, Melanie, Larry, and Lucy made us feel like welcomed friends- or, as my one aunt put it - "You made us feel like family right when we got here." The two rooms that we booked were just right for our party of four. We were completely surrounded by nature - it felt like we were in the jungle, but we were so close to San Ignacio town (less than 15 minute drive). Waking up surrounded by trees and to the sounds of birds chirping was wonderful. The only thing better was Melanie's cooking. Please do yourself a favor and have one of her homecooked dinners. It was the best meal we had in Cayo.

Our stay at Villa Massis made our vacation. It was our 3rd and final stop in Belize. We were planning to stay in San Ignacio; however the hotel we checked into was dismal. After a search on Booking.com we were fortunate to secure a last minute booking. The Villa’s suite, was just our vibe. From the decor, the location, the pool, the food (we ate all our dinners there and the lovely staff, it was perfect. Did I mention, I saw toucans and heard the monkeys? I would definitely go back.

Villa Massis was amazing! We stayed in the two-bedroom villa, which was warm, inviting, comfortable, and spotless. I can't say enough good things about the staff. They were so kind and took such great care of us. We left feeling like family. Mel's food was delicious and every tour/experience Larry arranged for us was top-notch. We saw several howler monkeys while we were swimming in the gorgeous, pristine pool, which was an added bonus!! Highly recommend!
The location was a bit farther from the center of San Ignacio. I write this only so you know what to expect, but for us it was a non-issue as Larry was kind enough to arrange a taxi for us any time we needed one!

This is a family owned Villa. Larry was very accommodating he helped us with transportation and with tours. Mel is the chef and every meal was excellent. You have to try her fryjacks they were amazing. The room was perfect, we had a daily visitor that we named Joey. It was a small bird that would "knock" on the door. The WIFI is strong and the AC is cold. I really enjoyed my time with Larry and Mel and appreciate their helpfulness for my first trip to Belize.
The only downside is there isn't a lot to do in walking distance. However if you plan on taking tours and relaxing this is the best place for you and your family.

Very friendly staff met us upon arrival and helped us throughout our stay. They were available to help arrange tours if interested and gave recommendations for restaurants and things to do.
This wasn't an issue for us as we had rented a car, but I could imagine the stay may have been more difficult if you don't have a car of your own. I believe the tours may pick up that far out and I'm sure if the staff helped arrange the tours it wouldn't be an issue, but going for dinners, etc or just to down town San Ignacio would be annoying without a car.

The property is in the wild; we had Howler monkies in the tree right outside our room two afternoons in a row! The pool was nice, but the awesome dinners every night were the best.
The roads to get there were typical Belize roads (bumpy) for the last 5 minutes of the drive.

Loved the attentiveness of Amini, Michelle and Larry. They fully took care of us and ensured we had dinner available after our day-long excursions. They prepped a wonderful New Year’s Eve buffet and ensured we had a grand time! Even provided us a complimentary bottle of wine and had sparklers for our daughter! It was truly a home away from home and allowed us to learn so much about Belize and connect with our wonderful hosts!
There was a bit of musty smell in the unit, which is likely due to the tropical, humid weather. Perhaps this can be addressed. We just left the glass door open when we were in the unit to help with air flow.

An enjoyable first-time visit to Villa Massis it was with high standards and excellent customer service from start to finished.
Upon booking our stay I instantly got a message confirmation from Larry the Owner my only request to the villa was that I wanted to have an amazing, intimate unforgettable experience with my love.
Larry responded promptly and informed me that my request will be granted and yes it absolutely was.
My husband and I stayed in the 1 bedroom villa nestled in the jungle of San Ignacio.
Our second floor hideaway has a over sized well decorated and fully furnished balcony.
The balcony has a hammock perfectly placed to enjoy the beautiful sunset while gazing at the waterfalls cascading down into the beautiful pool and lush greenery surrounding the entire property.
Our private Villa was as displayed on the pictures a fully functional kitchen with complimentary water, plates, kitchen towels, appliances and utensils. The bathroom with fresh clean towels and bath robes and a nicely decorated living space.
I totally enjoyed the comfortable king size bed and furnishings, the tinted class doors and windows that allowed us to enjoy the views from all areas of the villa.
The service from all the staff was absolutely fantastic, and unforgettable. On arrival at the villa we were greeted with perfectly mixed welcome drinks and Melanie aka( Mel) had a birthday cake that she personally baked and decorated for my Birthday.
I must pause just to reminisce on some of the most delicious well prepared meals bursting with flavors that seems to exlode on contact or arrival to my buccal cavity. Amini and Mel takes great pride with preparation, presentation and delivery of every meal and beverages served.
Honestly I really missed having my fresh glass of watermelon juice each morning pared with the best fried jacks we've ever had during our entire time in Belize.

The entire experience from start to finish was first-rate. The entire Villa Massis team was incredibly kind, thoughtful, and hospitable. The villas are beautifully decorated and the attention to detail is incredible - the furniture and beds are super comfortable, the sheets, towels, and guest robes are superb quality, and there's plenty of coffee, fresh water, and tea. The common areas including the pool and dining spots are clean and inviting; the luscious and beautifully kept garden gives you a 'luxury jungle escape' vibe. Make sure you eat all of the food you can there - Mel, Amini, and the team are fantastic chefs, whipping up local and international treats in minutes. We recommend the cooking classes too which were great fun and very informative. Larry is a remarkable and accomplished character - be sure to ask about the local history of the Cayo region as well as some of his many stories!! Truly a Belizean experience that somehow felt like a home away from home. 10 out of 10, would recommend :)

Villa Massis far exceeded my expectations on every level. It was the perfect combination of luxury and experiencing the local vibe.  Our villla and the grounds were absolutely beautiful. We felt like we were right in the jungle. Everyone was friendly and so helpful I would stay here again and again and again, and I would recommend this facility to anybody. We were able to do all the activities that we wanted , we had all of our questions answered, and all of our needs met.

Exactly the jungle stay we were looking for. Beautiful decor and luxurious air conditioning. Loved watching birds and enjoying the rainforest from the balcony and from the beautiful gardens on the grounds. The beautiful Mopan river is perfect for cooling off on a warm day. Location is close enough to the town to get access to anything you need, but far enough that you can enjoy the sounds of the jungle. Amazing hosts will help you with anything you need, he literally wrote the book on travel in Belize! Also note that if you book the upstairs apartment like we did, that it is only accessible via spiral staircases. We didn't mind, but is a good thing to know in advance!
Had a bit of a difficult time finding the place from the Booking.com coordinates, but searching Villa Massis on google Maps got us there easily. Once you're through the neighborhood, you'll see a couple hand-painted Villa Massis signs pointing you in the right direction!

The property was a beautiful jungle oasis, just in bullet tree falls about a 10 min drive from San Ignacio. The rooms were beautifully decorated and the villas has everything you would need to make your stay comfortable. We were able to see wildlife right from our balcony with the howler monkeys making their morning rounds.
The location was easy to access all the major points of interest within the area. We had a car which made transportation easy between the locations to be able to see all the major sites. Also, a short walk to the restaurant and bar.
Larry was a wonderful host and went above and beyond to make sure our experience was enjoyable. He was very helpful for providing recommendations to help us plan our itinerary for the five days we were there. He also was able to organize a day trip to Guatemala to visit Tikal.
We loved the villas and look forward to coming back again!

The host was present and greeted us by name. He arranged several tours for us so that we could be picked up on-site. The villa was very spacious and had everything we needed, including a coffee maker! The space was impeccably clean. We saw howler monkeys every day.

The villa is located about a 10 min drive from San Ignacio. It’s quite hard to find, but you can ask anyone in town, they will know the host Larry. You definitely need a car.
It’s a very nice little place in a beautiful setting surrounded with palm trees. It’s extremely quiet and that gives a nice break from San Ignacio. The beds are big and very comfy. We stayed in a 2 bedroom apartment and it was perfect for our family of 4 even without a living room.
Larry can give you good advices about the activites in the area.
There was a bad smell coming from the bathroom, but we stayed in other places in Belize and it seemed to be a problem almost everywhere.

It truly is luxurious! The terrace is enormous and so comfortable and the views are awesome. The bathroom is huge and there are robes! A freshly cooked breakfast daily! The staff go out of their way to make the stay perfect. It’s a short ride to town and the ruins are not far. Don’t pass this up!

My husband and I decided on Villa Massis for our first time in Belize. We couldn’t have picked a better place. For starters Larry the host was INCREDIBLE. Not only did he have tons of information and history on Belize, he was incredibly accommodating to any request and also set up several things for us to enjoy. By the end of the trip we considered him a friend not a host. You are able to hire a private chef to come to the Villa and select a 3 course dinner from a menu. Chef Amini’s food was fantastic. We hired her for one dinner and two days of breakfast. It was very reasonably priced. Larry also set up a massage for us. Not too expensive and the masseuse came to the Villa! Last but not least Larry suggested several excursions. We decided on cave tubing with Nine Eco tours. They provided transportation and the tour was private! The stay was comfortable and looked exactly like the pictures. There was also a walkway with beautiful plants around the property. I cannot recommend enough.
The only downside was spotty WI-FI BUT you’re in the jungle so enjoy nature.
