The staff were so friendly and amazing. We had breakfast made for us in the Villa daily and it was so delicious.
Whenever we needed anything at all the staff were ready and waiting to assist. Including a medical visit that was an unforeseen trip.
The Villa itself was beautiful.
If you are staying in the upstairs room behind the water pond it can be quite slippery, especially when wet. A handrail would be ideal. For adults it’s alright, a great little retreat area but wouldn’t put kids up there.

The villa had so much potential. The staff providing the housekeeping and breakfast each morning were great - very friendly, helpful and assisted us in anyway. The kids loved the pool.
Unfortunately the mould throughout the villa and strong odours coming from the bathrooms made our stay uncomfortable. The villa is not 100% secure. Hard for families with young children as the single bedroom was downstairs. All rooms were able to be locked however all common areas had no external doors, everything was open and available for anyone to come inside. Some doors to rooms were flimsy and could slide off the tracks. No safe or secure areas to lock away personal items such as passports. The master bedroom on the 2nd level had a broken window and broken bed. The centre support was broken under the bed which made you roll inwards on the bed.
It would of also been nice for the host to advise of transport costs at the time of arranging our transport for day trips instead we were notified of the exuberant costs upon checkout that required to be paid in cash as eftpos was not available.

The villa did not meet our expectation at all. Out of 4 rooms, only 2 rooms have ensuite bathroom.
The largest bedroom is on the second floor but you have to go up floating rock steps that is located on top of the pond and can be slippery when it's wet. There is no handrail for safety and it you slipped, you will fall to the pond and injured yourself badly.
It is not suitable for family with young kids or elder. It is very difficult to access the second floor bedrooms (floating rock steps without safety and the other room has a very steep stairs). So it is very inconvenient to go up/down the bedrooms.
The shower in the master bedroom only have one small tile to step on. The rest of the floor are covered on rocks and very painful to step on with naked feet. So we had to wear our sandals when showering.
Because the villa has open concept, there is a lot of mosquitos in the living room and dining room.

Mangkun Villa 1 is a great size for families, providing 4 bedrooms and 3 bathrooms all in one compound but separated to provide family members with their own personal space when they want it. The bedrooms are very spacious, as are the common lounge, kitchen and dining spaces. There is a large pool table which was great for wet days and in the evenings, bringing the family together in fun rivalry over games of pool. The breakfasts were nice, but as we stayed for 12 nights, we also had breakfast some days at some of the nearby restaurants. Jimmy, the owner, was very accommodating and happy to provide transport (at a cost) and / or advice whenever we needed it. The Villa staff were very nice as well, with nothing being too much trouble for them. The Villa is located conveniently, but away from the busy Ubud centre, which we liked very much.
The Villa is looking a bit tired and could do with a bit of freshening up. The tiled kitchen benchtops need a good scrub as do the bathrooms.

Very large, pool was good and the staff seemed very nice
My friend was attack by bed bugs in his room through the night, luckily the rest of us didn’t, but it says a lot about the cleanliness of the place. Though I understood the staffs need to entire the property to clean and what not, what I didn’t like was how they would leave their entrance open which allowed other people staying to simply walk into our villa to explore (this happened to us). Bath shower didn’t work, shower seemed a bit dirty and the mixer tap was broken and leaking constantly on the floor. There’s more I could say, but this will do for now

Really like the location close to town with lots of restaurants. Easy to access everything. Property had so many authentic touches that were super appreciated. We loved the two house kitties. Great to have 10 options for breakfast every morning.

What truly sets this villa apart is the service. The staff were extraordinary—attentive, warm, and thoughtful without ever intruding on our privacy. From preparing the breakfasts to organising private massage sessions and sunset dinners, they anticipated our every need with a smile.
Waking up to the sounds of nature, enjoying fresh juice in the pool was amazing.
Our private driver Gusti was amazing, funny and polite.

The villa was absolutely lovely, with beautiful and exotic surroundings. The pool was well-maintained and clean. The villa staff were incredibly kind and warm-hearted, always ready to help. A nice bonus was the option to have breakfast at the villa — the staff prepare it for you right there! We thought the location was great — there were a few nice restaurants and cafés nearby, as well as a shop, and getting to the center of Ubud was easy and quick by car or scooter.
What especially stayed in our minds was the lovely cat who lived at the villa with us. The cat was very friendly and quite fond of food. We hope the future guests will keep this absolutely lovely villa cat company (and maybe even buy it some chicken fillet from the café next door every now and then...)!
We had a few minor issues with the bathrooms (the toilets didn’t always flush properly, one of the bidet sprays broke, etc.), and the water pressure in the showers wasn’t the best. Other than that, we were very happy with our week here.

Everything about the villa was perfect. Location was strategic, close to central Ubud strip. The staff was willing to assist in every possible way they could. Jimmy our host was always making sure we were comfortable and providing information that we need. It was truly a magical holiday in Ubud. You just cant go wrong with booking this Villa. Highly recommended.

The villa was much much bigger than we expected. The bedrooms were huge and space was no issue at all. The pool was big, deep and crystal clear. Having a pool table was a fantastic bonus, as was the pond with fish and a turtle!

The villa was exactly as described and met all our needs. It was perfect for our family of seven, grandparents, sons and two teenage grandkids. The staff were friendly and the drivers who took us around Ubud were patient and managed the hectic traffic efficiency as possible. Breakfast each morning was delicious and served well by the friendly staff.

Great villa, lots of room and pool table was a bonus. Quiet and secluded location, a few little restaurants and small shop in walking distance, main shopping area is 25 min walk or 5 min taxi ride. Days out and transport was all easily arranged through Jimmy. We enjoyed our stay.

Whilst the villa was lovely and extremely good value for money, privacy issues do need to be addressed. Visitors to the villa next door kept using the entrance to our villa to come and go rather than using their own entrance. I did not feel comfortable to laze around the pool.
Previous guests had broken a chair and not reported it so when my son sat on it and it buckled we were charged the full cost of a replacement $200!. The owner would not admit to the possibility that it was it already damaged. This left a damper on our whole stay in Ubud.
Staff were very friendly and helpful but came and went as they pleased. We didn't get the privacy we had hoped for.

The villa is stunning. It is so well laid out with multiple areas around both open plan floors, on viewing deck and around pool to chill out, enjoying view of palm trees and rice paddies. Jimmy was an incredible host . He was so attentive to our every requirement, sorting out taxis, tickets for attractions (ATV trekking & White water rafting) to tour guiding around night markets, monkey temples and terraced rice paddies. Jimmy made our holiday so special. We will be recommending to all family and friends.
