Stained bed cover, very small room for a “Deluxe Queen,” no fridge, outdated heating, and no elevator.

It's central

The bed cover had stains. Very small and modest room for what was described as a “Deluxe Queen Bed”! No refrigerator. The heating was very archaic, using that electronic device. No elevator.

The apartment was in such a run down dangerous area, I didn't even go upstairs. There is no way in the world I would have stayed in that accommodation. The area looked deserted and like a ghetto!

Good option for a city visitor.

Located in the city centre, calm place. Clean and well equipped room, nice bathroom with a spatious shower.

The room is small, it is place only for sleeping. If you have heavy luggages it will be a challenge to carry them upstairs.

It was great

The room looks just like the pictures. The bed was very comfortable, the AC worked perfectly (a real bonus in summer), the facilities were great, and location near to the center. The host also allowed us to check in early, which was very convenient

The only thing to note is that it’s on the 4th floor without an elevator, but it wasn’t a big deal.

A cozy, well-equipped stay in the heart of Modena with a super host.

The place was tidy, cozy, and spotless. Fresh bed sheets and towels were provided, along with a coffee machine and complimentary coffee pods. The bathroom was stocked with shampoo and shower gel. The owner was exceptionally polite and helpful, always responding to our messages within minutes. Free parking was available.

There was no elevator and we were on the top floor, but that is the trade-off for staying in the heart of Modena, in a charming, historic building.

I think this cafe (capsule) was the best I have ever tried in this machine so thanks a lot for that :) One think which is important to know that its on the 3-4 th floor and there is no elevator, but for me it wasnt a problem at all.

Quiet central location of modest and comfortable roo that was good value to me. too

Quiet, central location walking distance to La Piazza Grande and tourist office. A 10 minute taxi ride to train station. Very helpful staff over WhatsApp.

No cups in bathroom so had to use a coffee cup for all purposes. No staff on site from whom to request cups. Probably just overlooked by housekeeper. Note to ask location of room before you book. I did not know I would have 4 flights of stairs to cover until I arrived.

Not the service of a hotel room, or the amenities of an Airbnb. Just an inexpensive room to rent.

Central location, and newly renovated. Good value for a short stay.

Not soundproofed, so noise from foyer and other rooms was very clear. Missing some small touches to make it more comfortable: water glasses, towel bar, and much better pillows. check in was delayed an hour, and there was no self-check-in. More than 1 towel would have been appreciated for 5 days.

the location is very good because it is close to the historic center.

At the time of booking there was no specification that it was a walk-up building. There was no cleaning service, no change of towels, sheets, the air conditioning did not work. The bed was a bit uncomfortable, there was an emergency light inside the room that bothered sleeping. I think it is too presumptuous and expensive for the price you pay for what it really is.

it’s a very good location to stay in Modena

loved the location, it’s a couple blocks away from the main points in Modena. Emanuele was really kind to let us have an early check in and the process to coordinate our arrival was great.

the bed had its issues and there was a light at the entry that was activated with minimum movement, and as the place is not huge, every time we moved in bed the light would turned on

Clean, Comfortable, Unbeatable location.

Location was great. Everything was only a short walk away. Cleanliness was spot on. Generally nice vibes. Bed was really comfortable. TV was in good working order and had netflix available which was a nice addition. Host gave really good information on the location including loads of restaurant options. We stayed in a few places this trip around Italy and this was our favourite accommodation. There was a sensor light that went off a few times without us moving, and the host was extremely helpful in getting it sorted so it didn't keep us up.

Beautiful apartment on 4th bloody floor

The apartment was clean. Room was new and there was a fridge so you can store wine or next day's breakfast. Beds were comfortable. The temperature in the room was nice even if there was heat outside. Towels and all necessarty things provided.

1. Registration - there is some strange app that I need to use. I don't want that! Just meet me and give me the keys 2. The room is on 4th floor! You can't go out for a quick walk because you have to walk 4 bloody high floors! Would have rated this place 8 if it wasn't so high. And no, there is no lift. On map location looks great but due to the floor location you could live further from the center and make as much steps as living here.

Room is recently renovated - everything feels bright and fresh! Bed was comfortable and the bathroom was clean. Hosts were very kind and gave us great recommendations. Would recommend staying here.

Very central and easy to find with TomTom or Google maps. Hosts could not have been friendlier or more helpful, room was clearly new and very clean - and very comfortable. It's on the 4th floor and no lift but that's ok. We arrived 7pm on Saturday and struggled to park the car nearby but there were four major events on and the usual Saturday night traffic. After that, parking was fine but I'd suggest avoiding Saturday evening to arrive with your car. Overall, great value with excellent hosts and highly recommend. Would stay here again were we to revisit Modena.

It was exactly what we needed for a short stay in the city center.

Everything was conform to the description, clean and pretty. The staff was very available, helpfull, comprehensive and nice. The location was right in the center so everthing can be reached by foot. The staff offered us the possibility to rent a parking spot in a securised parking.

The way the shower is designed even if very pretty, water is splashing out of the shower. Maybe add hangers in the bathroom to hang the towels.

Le dimensioni, pensavo fosse un po' più grande. La mancanza di un gancio per il cappotto/giubbino, ho dovuto utilizzare le grucce per le camicie. La disposizione delle prese nella camera e/o la mancanza di una multipresa per collegare in ricarica più dispositivi

Soggiorno super comfort e rilassante, nonostante fossi qui per lavoro.

Piccola, accogliente e tenuta benissimo. C’era tutto ciò di cui si possa aver bisogno. La posizione è centralissima, il proprietario super disponibile e la pulizia è stata impeccabile.

In struttura ho trovato piccole cose che non andavano secondo i miei comfort: non c’è un poggia asciugamani, inoltre, mancava una presa a Schuko per il phon ma io la porto sempre con me per sicurezza.

A due passi dal centro

La struttura si trova nel centro storico e permette di raggiungere in pochi minuti a piedi le principali attrazioni culturali di Modena. La camera è confortevole e arredata con gusto metropolitano, ma gli spazi sono ridotti. La zona è silenziosa. Se si arriva in auto si può parcheggiare nelle vie limitrofe gratuitamente grazie al pass fornito dalla struttura

L’affaccio dell’unica finestra è su un cortile interno poco luminoso e addossato ad un’altra struttura. Lo spazio per i vestiti è ridotto.

Bene ma non benissimo

La posizione è sicuramente un punto a favore della struttura, così come la possibilità di avere il pass per parcheggiare sulle strisce blu nella zona dei viali.

Ciò che sarebbe da rivedere è sicuramente la pulizia e i servizi. La stanza non era sporca ma piena di polvere, probabilmente era chiusa da tempo. Nei tre giorni di soggiorno la stanza non è mai stata pulita e non sono state cambiate le asciugamani (opzione a pagamento a mio parere eccessivo). Inoltre, c'era una caraffa e dei bicchieri nella hall ma in nessuno dei 3 giorni è stata riempita con un po d'acqua in caso di necessità. Per il prezzo che abbiamo pagato, mi sarei aspettata maggiore attenzione ai dettagli.

Camera ben arredata, ampia, pulita, posizione centrale, economica. Organizzazione funzionale.

La struttura è in un condominio: accesso un po' fatiscente, scala stretta, camere al 4 piano senza ascensore: sconsigliato a chi ha più bagagli o valige pesanti.
