Amazing and the host couldn’t fault us they helped in every way we needed without a second thought just amazing thank yo
Property was a home from home, peaceful and had everything we needed, location was perfect for a peaceful get away

Thankfully the weather was good enough to leave the house
The location for North Yorkshire Dales was great, 5 mins drive from Grassington and about the same for Burnsall. 20 mins to Skipton by car. The walk from the property to Burnsall was about an hour, steady walk great with dogs.
Great pub next door, shame it's closed Monday and Tuedays.
Old School Tea Room great for breakast and cakes.
The Red Lion at Burnsall is an all time favorite pub, been going for many years and it doesn't diappoint.
We've stayed at many rentals and at Flatts Farm we found the lead property image on the website to be misleading. The property you are renting is half the width so think left lounge window, front door and left upstairs bedroom window - not double fronted as you are lead to believe.
The kitchen was disappointing, no milk on arrival, 1 dirty dishcloth, nothing to scrub pans with, blocked middle drainer on the sink, no oven gloves, 1 piece of kitchen foil, dirty colander.
For 2 out of the 3 nights we were there we had the opposite properties security light on intermittently all night straight into the kitchen/at the back bedroom window.
Bedding is very tired, this comment goes back over a few years when you read the reviews. The pull out mattress is very uncomfortable, ok for a child but not adult. The mattress in the main bedroom (bedroom 2 from the listing) needs replacing.
The kitchen door is a fire door, you can't access the back yard so 'garden views' is what you get (but someone elses garden).
If you're after a basic no frills rental then this is for you.

Miserable. I would prefer that this review was not published so he can rectify the problems
Sofa seats had sunk, kitchen facilities were sparse, shower door off its runners, stains on sitting room carpet, inner hall door knob faulty,
grubby in kitchen and bathroom, cupboards in kitchen so high you have to stand on a chair to reach them, kitchen knives all blunt, cobwebs, broken light over cooker, bathroom smells of mould, hair in plugholes, shower soap tray collapsed, broken bath panel, laundry basket broken, poor facilities in bathroom, bathroom mirror so high I could only see the top of my head, grubby mattress with bobbles on and stained sweat yellow, mattress toppers and sheets too small so kept coming off the bed at night and looked grubby, pillow case with a stain on it, frayed window blinds, and whole house looked shabby and neglected. Took me half an hour to unblock the kitchen sink by sticking my hand down it to get the mouldy detritus out, no sink brush. I have stayed in many properties through booking.com and I would be surprised if you can find a single bad review I have ever left. This was planned to celebrate our thirtieth wedding anniversary. I have sent the owner a long and comprehensive list of problems we encountered.

This house could be really lovely but needs refreshing.
Well situated for getting around the dales area. Next to a good pub which serves really good food. The house itself has good central heating and we were always comfortable in the evenings.
Could do with some TLC, lounge carpet was dirty and stained and duvet on bed in the smaller bedroom was very stained, really needs replacing.

just as well it was only 2 nights as i wouldnt return , area lovely accommodation not so
location was ok but over a mile from nearest shops or village
Being a landlord myself im honest and upfront not sure if its the owners fault or booking.com but what you see is NOT what you get as the owner lives in one half of the house and there is no access to rear as door is kept locked. its situated on a busy and noisy main road which i found to be a danger to our small dog. it has a very small garden at front right next to the smoking area of the pub. inside is in need of a good clean , hairs in fridge, bed covers etc, food in sink.. parking is also a issue i had to navigate between the owners rangrover and 2 mobile camper vans . all in all not good

The owners obviously take pride in their property. Great location for hill walking and travelling around Yorkshire

Ideal for somewhere to stop just a few little touches to make it great. A nice gesture would be leaving a small bottle o
Location.
Sofa’s too low and too deep, cobwebs everywhere, toilet seat loose and no torches when we had a power cut. Could only use one of the frying pans. Top self of freezer broken and untreated door off.

We would like to stay hear again we enjoyed our stay .
The location of the property we found to be great. a play park and a stream just over the road our children loved this . The property was very nice and spacious and the bath was a firm favourite .we found the beds to be very comfortable too .
The only thing was the pans in the cupboard were dirty but again that’s down to previous guests I suppose.

We had a vary happy comfortable stay . Perfect views. Beautiful Yorkshire at its best .
Stunning location , amazing scenery. Very friendly locals.
Kitchen equipment bare minimum and some of pans past their best but overall very clean and thoroughly enjoyed our stay. It's probably being bit picky. Could do with clothes airers as for. Weeks stay nowhere to hang clothes as there is no access to back.

One of the worst Airb&b I have stayed in and I stay in around 5 per year.
The location was very good in the centre of the village, plenty of great walks around this area.
Great pub and tearoom within 1 minute.
The house was very grubby and very dirty in the kitchen and bathroom, I had to ask for the toilet and the oven to be cleaned with us being there 5 minutes which Luke did within a minute which was good however throughout our stay more things were found to be dirty, eg the pots and cooking equipment needed washing before I could use them, food stuck to them. The sink and pot drainer have not been clean for along time, the washer had dirty wet towels in it, and the microwave & fridge had food bits in it. The oven front was all greasy. Oven gloves had got food stuck to them
The bathroom had a smell to it, the drain in the shower was appalling never been clean in months, the toilet had human feces on the seat.
The bedding is poor quality and was not ironed it looks like it has been in the dryer with towel because it has bits all over it. Blue marks found on pillowcases? Dirty mirrors throughout the house. In general the house could do with a deep clean.
The outside furniture was all rusty and could not be used due to the rust getting on your clothes.

Lovely stay
Absolutely lovely stay! House was lovely and in a great location
Only criticism we have was the shower ( very difficult to get the correct temperature etc)
Dog friendly was a big bonus!!
Everything else, no complaints :)

Rustic cottage with lovely views.
Great location, ideal for walking and exploring. The stair case with the huge window overlooking the hills is a lovely feature.
Kitchen is great for a few people having a drink and playing games. Brand new carpets.
Bathroom is lovely with a lovely corner bath for having a soak.
Some of the kitchen pots were dirty, we had to clean the pans before using them.
The mattress in the 2nd bedroom was very uncomfortable, it dips in the middle.
No access to the back way, if you have toddlers or a dog there is no safe space for them to use.

As an observation better lighting in lounge would be beneficial also two bedside lamps would be a plus.

Overall apart from the comment above, we thoroughly enjoyed our stay at Flatts Farm.
Loved the food at The Clarendon inn next door!
The bedding and pillows in both rooms could do with replacing. Very tired!

Lovely family home
Lovely week exploring the area. House was perfect for our needs, family friendly and comfortable. The kitchen needs topping up a bit with cutlery etc, an airer and a high chair would have been useful also. But this didn't impact our stay.

Avoid
Location was fantastic and pub next door -The Clarion was wonderful ..lovely staff and delicious food.
The house was grubby. When we arrived there was an unpleasant smell..only can assume it was from the carpet. As the house is dog friendly it would be better to have wooden flooring so can be easily cleaned. The carpets definitely needed a steam clean. The kitchen also was grubby and the oven dirty as were the pans. We brought food with us and chose self catering for that reason but ended up having to eat out all the time! The bed in main room definitely appeared not to have been changed..sheets were crumpled and had hairs on. The pillows were flat and stained. I spoke to the host who gave us some clean linen but the under sheet was wet so we had to dry it before making up bed. We travel a lot and always use booking.com and have never had problem before. We always check reviews but I can only assume they were written by people not as fussy/particular regarding cleanliness/hygiene as us. We had grandchildren with us so had to make the best of it. We checked out other accommodation in area for the future and all were much better value both in standard and cost less!! We certainly would not recommend staying at Flatts Farm.

Stunning location
Yorkshire Dales - right beside a traditional country pub - need I say more? The property is roomy with beautiful views out every window.
The kitchen had been furnished by somebody taking 30 seconds at a jumble sale.
There wasn't a shop for 2.5 miles so it was disappointing not to a least have tea, coffee, salt & pepper.

Good location, but is in need of some work.
Good location for the Dales. Family that own the property were very friendly and helpful.
The kitchen is very tired.. The surfaces were painted and chipped in places. Not very hygienic. The oven was dirty. The bed linen was quite old. It is a shame as there was a lot to like about the house.

Yorkshire break
The cottage was comfortable and the location was ideal for local walks from Hebden to Grassington.
The pub next door served good meals and was dog friendly.

Very enjoyable short break
Wonderful location for exploring The Dales and all the stunning scenery in the area with lots of beautiful walks. We had my elderly Mother-in-Law with us, along with her little dog, who managed very well on the walks, even with her rollator. The house was lovely, bright and large rooms. Beds were very comfortable, it's been a while since I've slept so well. Very easy to communicate with Luke, via the Booking.com App, he always replied within 15 / 20 mins, often within minutes. The pub next door was very handy and the food served there was delicious, with good portions served up.
A few points regarding the house / facilities. A mat in the shower to prevent slipping would be nice, my Mother in Law did slip on one occasion, which shook her up a bit. I guess it's one of those items you don't necessarily think about until there is a slip! but for H & S of guests, it should be a must. A stool / chair in the bathroom would be handy as it's such a big room to put clothes / towel on, when using either the bath or shower, there is easily room for one. There was no hairdryer, which was a surprise, I've not taken a hairdryer on holiday for years, luckily my mother in law had hers with her. Mirrors on the wall close to a socket is a must for us ladies, so we had to move the one sitting on the chest of drawers (which fell down the back on one occasion) in the back room, over to the window to use the socket by the bed. Only one bedside light for both bedrooms wasn't ideal, so would suggest at least one in each room, preferably each side of the beds. Kitchen lacked various things, eg, casserole dishes etc for use in the oven. Oven gloves, measuring jug etc. We hadn't planned on doing much cooking anyway but if we were staying for a full week or more, I would have struggled with the equipment there. Washing up pad (those where you put washing up liquid in the handle) has definitely see better days. All the aforementioned are little niggles which hopefully can be put right without large expense, but certainly did not detract from our enjoyment of the whole stay.

I had a lovely time in the cottage and appreciated the welcome and calls were answered promptly.
The location, scenery. It is part of a village and right next to the pub.
The heating was in when we arrived which was great given how cold it was.
We were given good directions, a welcome meet and shown where the cottage was, which was very kind and thoughtful.
Only two flute wine glasses were provided and were plastic, then just one wine and one gin glass. Not enough for two people.
Some of the pans / oven dishes needed a light wash first.
