Good place to stay for 1 or 2 nights if you don’t expect luxury and just need a good nights sleep.

Basic but safe, warm, comfortable beds and good location.

Toilet dirty with skidmarks. Shower cubicle filthy. Radiator had dirty marks. Down stairs stank of pot. Had to go next door to St. ANNES to pay for our stay which seemed rather dodgie. Also cold in side. Would not recommend to anyone. I took pictures of the dirt.

Good location, comfy bed, but housekeeping need to keep their voices down!

Very comfy bed, great location, generous supplies of tea and coffee. General good level of cleanliness. Pleasant view from room over garden.

Housekeeping shouting to each other from 8.30am on the Sunday! I worked in hotels for years and this is unbelievably poor behaviour for a weekend morning when guests will be sleeping! Fridge also did not work and was dirty inside.

It was fit for purpose but read the small print before booking

There was no toilet in the room only a shower and sink which surprised me as I booked a family room for extra space. The toilet was shared on the landing with 2 other rooms.

No hot breakfast option which is fine as lots of cafes nearby.

The location was fine though it is off the main road which is quite busy.

The accommodation was disappointing based on the price. The bed was not comfortable and the shared bathroom had loose floor tiles.

Location for taking the ferry at Oban is perfect The owner went above and beyond to help my daughter get her charger back Had rooms for three

The property was very conveniently located.

The property was not well maintained - the carpets were curling up, the locks were not solidly on the wall or trustworthy. The bed had a dip in the middle so we both kept rolling into the middle of the bed.

Room with no parking

It was local so easy to get to town.The room was clean.although could do with a lick of paint!

The fact that they don't tell you there's no where to park if you come by car. I asked the woman on arrival where to park, she said up the road. The truth is there's no where to park,l couldn't find a place for to park for any length of time They have parking meters double yellow lines, and a hefty penalty fine of £500 if you park across from main parking area in town. I asked a local lady if there was any where to park for free overnight, she said their is no free parking , unless you park miles from where your staying.l think that's very bad on the part of Arbour hotel owners to not point that out in booking that only suitable for visitors who don't have a car. Ps How can you have a holiday if you spend it trying to find a parking place!😡

Overall, very nice. I'd stay here again.

Short walk downtown. Parking was nearby, although paid during the day. Twin room was tight but adequate for two. Bathroom was only shared with 2 other rooms and was in good shape. Square box shower as in so many other places.

Breakfast was in another building next door. Not a big deal.

Central in Oban and close to the ferry terminal. Large room and comfortable beds.

Noisy due to the speeding traffic in front of the house. If you are in room Nr. 7 on the ground floor expect people trying to open the door in the morning as they seem to be expecting the breakfast room there.

Worst place I have ever been.

Oban is a wonderful place. Scenery and weather super. We will definitely go back, but not to Arbour house hotel.

Our accommodation was dirty, run down and was not worth the money we paid for it. As for staff only saw 1 on day of checking in. The impression she gave was she couldn't be bothered. In all would not ever recommend this guest house. Avoid.

The location was lovely!

The man who welcomed us wasn’t very friendly or professional and when it became apparent that we weren’t very happy with the cleanliness and quality of the B&B and that we were obliged to accept the room as we couldn’t cancel last minute, he became quite directly rude towards my mum and refused to speak to her within seconds. When we asked for a different room that wasn’t on the ground floor and didn’t look as shabby, we had to pay 20£ extra for the nicer room, which surprised us as it was the same size. The entry hall was quite dusty and lots of small things weren’t well kept, and the overall impression wasn’t very good. He remained friendly towards me and brought us a functional kettle when ours wasn’t working on arrival but I really expected more from a room and B&B that cost 70£ a night, with lots of other options right next door which would have ended up costing the same amount.
