This was very good value for money given prices in Edinburgh, nice reception and fairly large room. The location next to the modern art gallery and water of Leith is quiet and pleasant and the breakfast looked good (although I did not use it).
The room was without a window down in the basement and I would definitely not stay in such a room for more than one night (I knew this before staying).

Close to Murrayfield good for a one night one off stay simple check in/out process
Looks very run down, lots of cracks and chips and scuffs all throughout the hotel and the rooms. Can’t guarantee a parking spot but the car park was over full and make turning round really tricky. Quite expensive for a very basic night stay.
