The toilet did not flush properly. It has caused significant discomfort and disruption. Mould on bathroom roof. Toilet roll holder rusted so bad basically falling off, shower head slack

Reception staff need customer service training!

We’ve stayed here multiple times whilst down for the rugby. However the staff on the reception desk had no customer service skills whatsoever! It was like we were a total inconvenience. The place is tired and could do with new carpets, luck of paint and new bathrooms. However you get what you pay for I guess. Please take notice of the reception desk customer service comment as we’ve never encountered this before when we’ve stayed here. It’s so important to be met and greeted as if we are welcome not a hinderance!

Good value for 1 night

The location is excellent, conveniently close to the city center. The bathroom was well equipped with toiletries, and the breakfast met our expectations, providing a good start to the day.

Unfortunately, the room was not as clean as expected. The toilet flush was not working properly, and the bed sheets on the second bed were damaged by cigarette burns. There were no extra pillows available, and the bed was provided with only a thin duvet.

Location great but way overpriced and not great

Location is great.

Arrived and receptionist wasn’t the most welcoming and took them about 10 minutes to even realise was there. Cleaning/housekeeping staff very loud and have to take up the majority of the access to rooms which isn’t the best way to start your stay. Everything looked like it needed updated. TV remote only had 2 buttons that worked, shower was incredibly bad and flooded bathroom when used due to shower curtain not being long enough.

Very disappointing. The service from the receptionist was also very poor. The location is far from the city centre and public transport. There are many areas that need improvement.

Cheaper choice of accommodation with a good breakfast and base to explore

The key cards to the room didn't work. We made several trips to the reception to have them reactivated. Not ideal after a long day of activity. The TV didn't work from the second day onwards. Although, on complaining to the manager, we were given a complimentary drink. The breakfast was delicious and there was plenty to choose from. The breakfast process was somewhat disorganised. The breakfast staff weren't very approachable.

It's all right for a weekend!

It is what it is. It's a two star hotel so don't expect luxury. There's no restaurant (at least from Friday to Sunday the receptionist said "there's no such thing" as serving food here except breakfast). There's a little bar at the reception, with staff that all look so depressed (I felt bad for them, I empathize with disliking a job but being forced to do it for the sake of whatever). The room with no window was meh, but at least everything was clean and staff were very helpful when we asked for two extra pillows; there is also the ability to hold your luggage in a safe storage room for £1.

Honest

The location was really good.

Initially, getting checked in took an age. There was a person cleaning beer lines when there were 5 people waiting in reception to check in or ask questions. We waited around 30 minutes to check in as there was only one person checking in, when there definitely could have been 2. Stayed 3 nights, and the room wasn't refreshed any day. So bin in the room was very full. The shower has almost no power in it. No mirror in the room is good to look in for makeup, and the full-length mirror is in the wardrobe, so you can't get a good look as the wardrobe doors don't open all the way. Staff are generally super disinterested and look like they would rather be anywhere else. Iron in the room leaks everywhere. Just have 3 or 4 good ones at reception instead of a super cheap option in every room. There are no plug sockets near the bed. The bathroom feels generally dirty, where the wall/bath and floor meet feels unclean. When you look at the bar from reception, it's full of boxes, and looks like a fire hazard. Also very unclean but at least they clean the beer lines. Window doesnt open.

Never Going Back .

Oh many things ! The building is old , lifts sounds out of date , was scary ! Toilets don’t flush properly, we had two rooms and both were rubbish ! Staff was not helpful either. Specifically Booked this place for car park because it said that there are 60 places available and was told there will be 1 . However on arrival staff was clueless and said park anywhere you can find a spot , which was pain in the dash . Because streets are Very small and finding a parking on the road nearby was sort of impossible! The only good thing about this stay was that they had a table fan in the rooms !

The property is right next to the Dean village and not too far to walk from the hotel to Princess street. It may abit run down and old but it's clean. We had the Water of Leith as our view from hotels window which was very nice. Last, bed and pillow were comfortable.

As we were checking in there was a different people complaining at the desk I thought oh what is this one was complaining there was no hotel slippers in the room and the other complaining about the noise but we found it fine it’s not top notch but clean and a good price

bad choice

Nothing to highlight. Neither the reception is friendly because they don't have time, nor even the internet. The signal doesn't reach the room. You have to go to reception to connect, and I have an S24 Ultra that communicates even with a lower 2G signal.

A windowless room was chosen to avoid noise and light. The room lacks ventilation, as does the bathroom. There's no extractor fan, so the air isn't renewed. It doesn't have air conditioning. They've installed a green emergency exit light that can't be turned off or dimmed. The light is so bright that you sleep with the sun shining on your face. In addition, the beds have creaking springs and the mattresses are terrible. We paid $245 for a terrible time.

Very Pleasant Stay

I really enjoyed our time here. The room was much nicer than I expected for the price. I was very pleased. My guests and I were very comfortable for our 2-night stay. The staff was quiet and not very engaging upon arrival. But they were prompt. I would definitely stay here again. The location and view were wonderful.

She went beyond the line of duty and was genuine and generous to give me 2L milk when my order through Just Eat did not arrive. All the staff, kitchen, front of house, house cleaning and construction workers were friendly and welcoming I will definitely stay here again, now my second time and I will refer this hotel to ever I meet who needs accommodation. My ginger cat Van Go experienced a luxury hotel and friends in the staff. Thank you so much because if it wasn’t for coming here to rest and recover and heal, I would be in hospital right now. I feel ready to take on the world but importantly ready to start working again, so thank you everyone Love from Brigitte

Very disappointed to be honest was my sons first time staying at a hotel so over all pretty disappointed with it

The woman at reception was lovely very friendly and helpful and welcoming

The bath had hair in it there was yellow pee looking stains in the bath and a big big sticker in the bath that had been ripped off and that was yellow too there was a blood stain on the sheets. The sheet for the bed didn’t fit and had to keep putting it pack on the bed over all very poor place for the money.

Brilliant location. Welcoming staff. Spacious clean bedroom. Nice decor and cosy lounge.

Location is very good being so close to city centre. We went with our dogs and felt very welcomed. The bedroom was spacious, quiet and comfortable beds. For a windowless room, it was alot better than I thought it would be. The corridors and room smelt pleasant.

Clearer signs to get back to the reception and the cosy lounge and fire exits would be good. It was easy to walk through doors leading to God knows where, that shouldn't be accessible to the public. I would not like to be down in the basement rooms with children or if there was a fire.

Somewhat close to the Dean Village.

Wifi not working in the room at all. The bedroom’s window couldn’t be closed properly. No plugs close to the bed, only two in the whole room. The rooms are very old, so it’s really not great value for your money. On top of that, the hotel is 15 minutes away from public transportation, so you either pay for taxis or just walk every time you leave the hotel. On the last day, housekeeping came to knock on my door to clean the room at 9:30 and the checkout time was 10am, felt like I was being rushed to leave. Also, they don’t clean the room during your stay.

Good value hotel.

Premises very clean and quiet. Had excellent sleep both nights. Breakfast looked good but I don't eat until after 11, just had a cup of tea, so didn't have any but the selection was good and it looked well cooked and presented. Hotel in good position to walk into city centre, situated on the banks of the Water of Leith which is a nice early morning and evening walk.

There was nothing that I found unsatisfactory or below the expected standards. I booked late and was a bit concerned at one of the reviews which I now consider was unwarranted. I can recommend this hotel.

Was a really comfortable stay!

It was nice and clean and comfortable beds.

Was worried about previous reviews but the only thing we would have like having stayed for 3 nights is someone coming to clear the rubbish on a daily basis.
