Cozy and friendly

Breakfast was excellent. There was absolutely everything you could possibly want to eat. John was an excellent host and a very interesting conversationalist.

I could only fault the lack of space in the bathroom but having John as the host certainly made up for it.

Quiet and charming place

The place is very charming and John was a nice host, giving advice, making pleasant conversation and very helpful. Room was cosy and very bright, nice shower and very comfy bed. Very easy for parking and with bus stop just front of the house. Breakfast was delicious with lots of continental choices and hot food on order :)

Very friendly owner.. we stayed in a twin downstairs room which was perfect for us.

The breakfast was very good with plenty of choice. Our room was very comfortable and spacious. The Sandilands is situated on a long road which leads into town with a very close bus stop.

Exceptional

We had a great time. John and Maureen are lovely people. It was very clean and we had a lovely room. We had tea and coffee Facilities . The breakfast was very good. A lot to choose from. The Englisch breakfast was made how you like it. Walking distance to the centre. John told us what to do and to see and had a lot of humor and was very polite. We would love to go back.

Rude host, dissapointing accomodation

The location is good - a 40-minute walk from the Castle.

Sorry to say that John was a rude host to us with no conception of hospitality or generosity. In our long history of travelling, we have never been treated the way John treated us. Just as Johns attitude towards guests is outdated, so is the accomodation (room 2). Bath utensils are literally rusty, formerly white pillow covers and bedsheets are yellowish, WiFi is too weak to use, 2 out of five light bulbs on the ceiling light are missing. We expect John to deal with our feedback as he has dealt with the feedback of previous guests on this site: He reproaches the guests of being wrong while claiming he is right. To one former guest, who had mentioned yellowish covers and towels, he suggested to consult an eye doctor. To us, a very unprofessional and diminishing way. We cannot recommend his offer on this site at all.

Property is on a main road and our room was right at the front of the house but it was very quiet and had a great sleep. Breakfast was amazing. The host, john was a wonderful, funny host. We walked to town both days and left our car at the house

Listing states garden but when I asked about using it, was told insurance did not allow it, so we were confined to our bedroom. Most B and B we have stayed at had a communal sitting area. Bathroom, extremely tiny and water pressure very low. Shower very tiny.

Cozy B&B, great locarion to explore Edinburgh

We had a great stay at Sandilands House. John is a quirky host and his wife is just wonderful. Breakfast was very good, we were allowed to leave our luggage on check out day at a designated luggage spot as our flight left quite late. The room we stayed in was cozy and for our two nights‘ stay all we needed. City center is a quick 25mins walk or 7mins by bus, bus stop is right in front of the house.

A cosy room in a friendly family run hotel, perfect for a city break to Edinburgh

A very nice family run hotel with a really friendly and helpful host. The room was cosy and spotlessly clean and spacious enough for a weekend break, location excellent for leaving the car in the on site parking walking into Edinburgh. Good choices for breakfast delivered with a smile, would definitely stay there again

Comfort and great breakfast in the city!

A great B&B at a convenient walking distance (25 minutes) to the city centre. Good and easy bus connections. Magnificent breakfast, cooked to order, with good variety and high quality in the ingredients. They even accommodated some gluten-free options as requested in advance. Nice coffee and selection of teas. An exceptionally friendly host who also speaks some Portuguese, Spanish and Italian. Very comfortable bed and nice room. Parking (free) on the premises with places well marked. Super close to beautiful Dean Village.

A lovely place to stay

My husband and I stayed here as part of our 10th wedding anniversary holiday. We loved our stay. The room actually looks better in person than in the pictures. It was neat and felt like home. Breakfast was lovely. There were good options available. Our hosts were lovely and friendly. We spent a bit of time in the garden, though the weather was cold because it's such a lovely garden.The location is excellent with a bus stop just across the street from which you can catch a bus to the city centre. Staying here was a good choice and we will definitely be back.
