Easy to get in, no check in with people, got in at my own time. Kitchen was great, although the ceiling is quite low in the entrance and I did hit my head and really crack my neck lol. But had coffee and milk and breakfast supplies, first time I had toast in months! Such a treat. Two showers, bathroom right next to the room. Hot water. Easy to get into the room. Very low stress and 0 human interaction.
Water pump heater thing screams like it’s a bomb about to bust whenever you turn on a faucet on the third floor. Legit heard it through the entire space. Someone used the bathroom at 1am and it was as if the place was going to have a small earthquake from the water screaming out in pain.
Low kitchen ceiling entryway!!! Holy COW it’s as if you’re not 5’4” it’s illegal to get into the kitchen. Hit my head and cracked my neck good and fell to the ground the first time I went in there since it was so dark. But that’s somewhat my own fault.

As soon as we walked through the front door we were pleasantly surprised. A lovely lounge area with tv and plenty of brochures of places to visit.
The kitchen offered good facilities and there was plenty of choice for breakfast.

Loved the location. Worth it for the amount paid. Beds were very comfortable and the room was small and cosy.
Facilities were standard, nothing special, got what you paid for. Food was supplied to make your own breakfast but the milk was out of date and both breads had mould on them. Didn’t bother us too much, we probably came at a bad time

The layout was nice, kitchen was stocked with food which was pretty nice
How small the bedroom is and the price is quite a bit for one night and the toilet is very loud, so was worried about the other rooms who could probably hear that at night time

Great location just outside of Belfast city centre. Nice walk along the river to the Titanic experience (20 minutes if you don’t stop and take pictures and read the history). 30 minutes into city centre. Brewery down the road. Great cooking facilities and local shops around the corner. Instructions to get around were great. Bus stops around the corner. We walked everywhere but ended up catching bus back one day. Quite easy. Breakfast / kitchen was great. Room quite large and comfortable. Parked the car out the front.

There was no toiletries other than liquid hand soap on basin. Luckily we had some shampoo we could use. It might have been forgotten I don’t know. Wasn’t a biggy for us. You could always have used the hand soap if desperate.
Road was a bit noisy in the morning as the workers went off to work but fine during the night.

The staff is very kind (instruction of the check in is very precise and in timely manner) and the facility is more than expected. My daughter loved the bedroom (she said tiny and cozy den). There is a bus station near the property, so it is very easy to get to the center of the city.

The owners were really helpful as we asked questions and had things pop up about our stay. The property was clean and very pleasant. It was a reasonable walk or good use of transit to get to the train station or cathedral district. The ease of food ready for us in the morning was appreciated, even having gluten free options for us.
Honestly it wasn’t what I hoped for our family. I was traveling with teenagers, but we were divided on different floors. My oldest daughter’s slept upstairs, and when the other guests came in late at night it was loud and noticeable disturbing sleep for everyone. The doors all rattle when people walk and open other doors. The traffic was also noticeable with constant trucks and cars driving by all night. It wasn’t a quiet side street we thought. If you live in a big city then it might feel comfortable.

The velux window in the yop floor room was in a poor state with black debris around the edges that was falling onto bed. Window needs replaced. The window blind above bed was insufficient to keep out light so was awakened early with sunlight. Couldn't open window due to the reason avoid and the room was very warm. I had brought my own fan (which was essential for sleeping in this room) but there were so few plugs that we found it difficult to charge devices with the fan on. No plugs near bed. Upstairs toilet floor was very dusty.

The kitchen was fully equipped and would be great for motorbike drivers to wash their clothes.
Sorry but after so many good experiences in other places I have to be honest:
The walk to the city center is long and uninteresting, there was no personal/owner , my room was very small and I hurt my head everywhere, the curtain and window were defect, the shower is small and has rust.
When I’m on holiday I don’t want to make my own breakfast in the kitchen and clean up afterwards.
The WiFi is bad an the tv is not working nice.
The owner should do much more to convince that he respects the paying customers seriously!

As I'm familiar with Belfast as it is my home city, I prefer to stay outside of the City centre but close enough to it. The location is ideal for my requirements. The house and rooms are comfortable and clean and close to local amenities. It's also just 5 minute walk from The Bethany, the best fish and chips in Belfast.
I wasn't aware at the time of booking that breakfast was self service. I didn't mind that, but would have liked a bit more variety. That said, there was a selection of serials, coffee, tea, bananas, bread and plenty of eggs in the fridge. Would have liked to have had a milk alternative to dairy, such as Oat or Almond.

The room and bed were small. I was expecting something bigger for what I paid. Also, the tv is tiny and there was a funny smell in the house. However, the host was responsive and helped me booking my cab to the airport.

The room was not only nice and clean but also provided a comfortable atmosphere for our stay. A little tiny, but had everything we needed. Accessibility was not bad, making it pretty convenient for us to explore the surrounding area without any hassle. It's just 20 mins walk to the city center.
One of the highlights of our stay was the breakfast setup. The option to make our own breakfast allowed us to personalize our meals according to our preferences, adding a nice touch to our mornings. Needless to say we didn't have to wake up early to have a scheduled breakfast
Overall, we had a pleasant and enjoyable stay at Avenue Belfast, and we would highly recommend it to anyone looking for a comfortable and convenient accommodation option.

While the room was generally clean and tidy, we found it to be a bit on the smaller side, which made it a bit challenging to move around comfortably, especially with luggage.
Another issue we encountered was with the heating system. It seemed that the heating was only turned on for the night, meaning that if we returned from an evening walk, we had to wait for some time until the heating kicked in and the room warmed up. However it wasn't freezing cold, and this delay was mostly a bit inconvenient rather than something critical. It was still warm inside.
Despite these minor drawbacks, our stay at Avenue Belfast was satisfactory.

Amazing venue, clean, didn't even have to meet the owner but every thing was set up for my stay even before arrival. My wife met the owner she said he was Amazing.
