Very close to Inverness airport (which was a blessing as our flight was delayed) lovely hosts and comfortable room. This was a last minute booking for us due to plans falling through but very good value for the overnight stay with breakfast.
One of the bedside lights didn't work and it wasn't very clear how we got in so I ended up ringing the hosts as there was no reply to the doorbell. They were lovely though.

The owners are an absolute delight ❤️, the room was super comfortable (the bed, the en suite etc) , breakfast was more than adequate considering what we paid, we really shouldn’t have been given breakfast at the price. We were over the moon. Thank you for our stay. Xxx

Room was spotlessly clean, bed comfortable and felt like staying at a friend's home with the welcome we received. Breakfast was full continental the nicest I've had in a long time. Would recommend staying to anyone going to Inverness

The man that welcomed us in, he was lovely. The room was clean.
We unfortunately had an unpleasant stay here due to the attitude of the lady running the home. The gentleman who welcomed us in was lovely however. The lady was very abrupt to us and told us that our party was loud and disruptive. I do have to disagree, we were a large party of 9 guests and did our upmost to keep the noise to a minimum. The rooms walls and floors are very thin so ultimately noise from conversation and movement travel. We did apologise but the lady was very rude to me and my colleagues on our visit in the breakfast room snatching drinks off of the table. I have no other option but to give this review honestly.

A warm welcome from the owners
Lots of tourist information
The location was within walking distance of a choice of restaurants.
The riverside location
I was put off by there being no "Gladsdair" name displayed and I was hesitant to ring the doorbell to enquire if I was at the right house. It would be hard to find in the dark.
The interior is tired. A broken window sash cord in my room and there was no sign the electrical appliances had been tested.
Instant coffee served is a cafetiere never matches expectation.

Wonderful hosts, comfortable beds, amazing views of the river from our room, private parking, lovely breakfast room.
All was perfect for one night stay.

We were welcomed by the owner who was very pleasant. The room was ok, a little dated, but ok. The bed was comfy enough and the breakfast was nice as well.
The volume on the TV didn't work so we were unable to watch it. We messaged the owner but we didn't get a response. The lady owner who showed us to our breakfast table seemed unhappy. She didn't smile and made us feel a bit uncomfortable. Everyone is allowed an off day though so this didn't spoil our stay.

Angela and Max are fabulous hosts and rightfully proud of the exquisite and big breakfast they serve. The house is so beautiful, with a view of the river Ness like no other. We had a great stay and we’re sure you’ll have the same experience. If you’re passing by Inverness we strongly recommend to book your stay here.

Beautiful cottage with amazing lake views
Delicious breakfast
Extremely friendly and caring hosts
It is a little far from the city centre but I think that makes it nice too, being nestled away

Top place to stay! Close to Inverness and managed by a very nice lady! The room was cosy with an amazing view over the river!!! We were able to park the car inside the property.
The breakfast was very good with toast and eggs freshly made!
Thanks a lot!

The very friendly staff and the offer of a takeaway breakfast as we had to leave very early for an Isle of Skye tour one morning. The included breakfast was magnificent in a beautiful room with a chandelier. Very clean and beautiful river at the back we could view from our room.

A traditional B&B with old school (Ottoman Empire-influenced) decor and EXCELLENT breakfast. Located a 30 min walk or a short bus/taxi ride from town centre. Very nice hosts, with strict house rules (might not be to everyone's liking!). Recommended.
The twin room I was staying in is overlooking Island Bank Rd so you get no river view and the traffic is quite loud, late at night: take earplugs if you're used to a quiet bedroom. I was staying end of September with cold mornings and nights, and while the heating was blasting in the hallways and the dining room, so the middle of the house was super hot, the radiator in the room was off so got quite chilly in the morning (that was OK for me, and the duvet was warm enough).

Location is in a very nice district in Inverness, overlooking River Ness, and about 20 minutes walk from city centre.
Breakfast quite reasonable.
1) Photos on Booking.com website are not a true image of the property, eg. front garden shown to be a nice lawn, now gravelled over; our room (2) and dining room don't reflect the more attractive website images. It seems that the property may have changed owners (different phone number to that on blue board on front fence, which is now removed - see exterior photo).
2) Property's interior was "tired", especially hall / landing / staircase, and room 2. Can't speak for other bedrooms, but redecoration is needed. Room 2 didn't have a functioning bedside light (reported this and owner is aware of an electrical issue).
3) Separate bathroom is poor: vanity mirror light not working, very dim ceiling lighting, basin emptying very slowly, and generally shabby decoration.

The hosts were lovely and the breakfast exceptional.
If you like walking the location near the Ness Islands was great.
Little to complain about at the price. Arrange welcome a little more with instructions at the front door.

The room's environment is very good! The room is quite spacious. The courtyard is close to the river, and the scenery is beautiful. The breakfast was very good. There are parking spaces in the yard.
The bathroom is a bit small. The house number is not very obvious, it's a bit difficult to find.

The house is really nice and clean. They have a big parking space, the location is great and the view on the river Ness is wonderful. The host is funny and very welcoming and she made us a continental buffet breakfast, with a choice of sausages, beans and mushrooms and freshly made eggs. Thank you 🙏

Parking, breakfast, location, garden
We have been knocked on the door 2 mins after our agreed breakfast time and 10 mins before our checkout time with saying that we should leave asap. I do not like a customer service like that. If there is requirement on different timing, then let the customers know or update the checkout and breakfast time. I can’t imagine staying there in winter as our window had literally a hole due to a hose from the bathrobe for venting.

The owners were so lovely and keen to make our stay as enjoyable and comfortable as possible. Carried in our luggage, gave us their own decaff coffee and offered their local knowledge. The rooms were spotless and large. The garden backed on to the River Ness and it was so beautiful and tranquil. The room with bed and breakfast was great value, especially for Inverness. The breakfast was lovely and they made us fresh toast and eggs cooked however we wished, with a full continental selection and some hot food choices as well. We had the window table on a beautiful sunny morning and we were made to feel thoroughly spoilt.
A suggestion - The drive down the side of the house to the parking at the back of the was very tight. Luckily I was able to park my car at the front when we returned in the evening. Maybe placing some parking markers (plaques on the fence marking parking bays) at the front would make sure fellow guests parked more sensibly allowing more cars to park at the front.

Great breakfast, kind hosts, river location, comfortable bed, nice shower head.
Run down walls and furnishings, not squeaky clean, couldn’t eat in rooms, lack of smart TVs, small bathroom.

Breakfast good
Window didn’t shut fully, sash window cord broken. Quite noisy because of this. TV didn’t work but same in all rooms so problems with the system which owners couldn’t fix on the day understandably

Everything! The staff are fabulous, so welcoming and friendly, very helpful. The room. Was comfortable, the bed was incredible - best night's sleep I've had in a week on the road! Plenty of parking, handy to town - could walk or drive. Breakfast was excellent, plenty of variety!

Lovely spacious quadruple room with beautiful views towards the river. Beds comfortable. Tea/coffee facilities in the room. The guesthouse was fully booked when we stayed, but it was very quiet at night. The Staff were lovely. We didn't bring the car, the walk is approx. 25 minute walk into central Inverness, however, there is a number 16 bus right outside the property, which takes a few minutes into town. You get the number 16 bus back to Glasdair from just around the corner to the Inverness Museum and Gallery (Castle stairs) If you are driving, its only a 3 minute drive from the centre. A lovely walk along the river back to Glasdair. We would definitely stay again

We had a wonderful stay at this charming B&B in Inverness. The lovely couple who run it were warm and welcoming. Our room had a beautiful view of the River Ness, and the breakfast was excellent—continental style with a choice of eggs.
The B&B is about a 20-minute walk from the city center, and the walk itself is quite lovely. A small but important note: check-in is personal, not automated like in some other B&Bs, so be sure to check your messages and confirm your arrival time with the hosts. They’ll provide you with an old-fashioned key, which adds to the place’s charm and character.
Would definitely stay here again!
