Disappointed and Left Early
Our stay at this hotel was unfortunately well below expectations, and we ended up leaving early because we were that uncomfortable. While we didn’t expect luxury, the experience we had didn’t match what was shown in the photos or described in the listing.
* The photos online were incredibly misleading. What appeared to be a tranquil villa experience was far from the reality. We expected a private, relaxed setting but instead ended up in a noisy, basic environment that felt more like a budget hostel than a peaceful retreat.
* Staff were sweeping and making noise from 6:30am every morning right outside our room. There was no chance of a quiet or relaxing sleep-in, which became frustrating very quickly.
* There were only two lounge chairs by the pool despite the property being able to accommodate over 30 guests (I think). It made the pool area feel overcrowded and pointless as a space to unwind, so we didn’t use it.
* The rooms, although clean, had no privacy. We had to keep the curtains fully closed at all times, which made the room dark and uninviting throughout the day.
* We could hear guests in neighbouring rooms clearly through the walls. There was no soundproofing at all, which completely took away from any sense of relaxation or comfort.
* The room setup was minimal and basic, just one pillow per person, one glass in the bathroom to share, and only one bath towel provided, with no hand towels or additional items. It felt like the bare minimum had been thrown together.
* Our room was never serviced during the stay. In my room there was no “Make Up Room” sign available, and as a result, no one came to check or clean the room.
* The doors were hard to lock and had large gaps around them, which let mosquitoes in overnight and made us feel exposed.
* Access to the rooms involved crossing uneven stepping stones through muddy grass, which became slippery and awkward, especially when carrying our own bags.

The rooms are dirty and dusty. They need a thorough clean. Sheets are stained and not very clean. The toilets have dirt rings and a strong unpleasant smell, the shower rooms need a good clean and the picture frames need a good wipe down. Lighting is very poor in the room especially at night.

located on one of the main streets but quietly tucked away so i didn’t hear the noise. very close to everything. nice place that was good for my stay and price was good :)
my sheets didn’t get changed in the 4 nights i was staying there, but i also didn’t ask. there was a bright light outside my door and the curtains didn’t fully close, so i just text the receptionist and asked them to turn it off which they did :)

I liked the location
the place was quite dirty and my AC was faulty, other rooms to replace had other issues like bugs and bad smell, I wouldn’t stay here again not good value for money

Location and very friendly staff
I booked the standard room for 11 nights. What a mistake I made! Room is super basic. It’s right behind the reception on level 1. Super noisy at night I hardly slept. When I complained their recommended solution was for to upgrade for additional $40/ night I already paid $80 per night so I said no. Later they offered 50% discount but I didn’t opt for the upgrade as it’s not worth it. The room is full of light as it has an open ceiling so that was another issue I had to manage. When I checked the deluxe room it has the same lighting issue although it sounded quieter given it located at the back.
Room was full of flies and mosquitoes. Yes I knows it’s Bali but I am a frequent there and this is the first time I experienced this. Fridge was dirty. Stains on the floor. Toilet and shower were worn out and need an upgrade.
Pool has only three lounges. Booking reviews are not true reflection of this property and the photos are not showing rooms actual condition. No cleaning unless requested and the shower items (shampoo, conditioner and hand washing products) smelled weird and the liquid was of an unknown brand as they were all kept in plastic bottles.
Do yourself a favour and check Google reviews as it’s more accurate. I could have walked 10min further down the road and got a room in a guesthouse half the price including breakfast and less noisy.
Extremely disappointed and will never stay there again.

I loved the location of this hotel and the price. The staff is also really nice and accommodating.
It is a very basic room in my opinion. I was given the first room on the first floor after leaving the reception area which wasn’t really comfortable and it was loud in the morning especially when the house keeper was in and I could hear conversations in the reception area. The hotel was not booked up and there were plenty of rooms open so I was confused that I was given a room in that location since I know there were better rooms available. The hotel sheets were stained, not dirty but stained from use over time. Hotel towels were like a grey color and kind of worn also.

Seems like it is cleaned on the surface regularly but needs a good deep cleaning. The towels and bedding seem old, based on smell and look. The bathroom has weird stains and holes. Wasn't a very comfy stay. Would be a good spot if they renovate and refurbish.

Lots of good restaurants nearby, and it's walkable to most of Ubud, including the touristy things. It's perfect if you plan to spend time at Yoga Barn -- make sure to find the small pathway next to Siam Sally (otherwise you'll be walking 15 min and wondering why anyone said this was near Yoga Barn).
The other reviews are accurate in that there's a rooster, and some street noise. The wifi was also quite weak in my room. I would not recommend staying here if you need reliable wifi.

As a return guest of this villa and having been to Indonesia over 30 times, the way I was treated was the worst I have ever been treated in Indonesia and was outright disgusting. As I arrived late (which I had informed the hotel about), I was given a room right next to the reception which I knew from experience was extremely noisy due to the villa being located on a main street. In the morning after getting about 2 hours sleep, I asked to move rooms which I had requested when making the booking 4 months prior to my stay. The manager was extremely rude about it, said that it was my fault that I did not want to pay for a more expensive room (why would a solo traveller want to pay for and need a duplex suite?) and refused to let me cancel my reservation despite it being the hotel's choice and not due to Booking.com's rules.

In the rooms on the second floor is impossible to sleep since there is some sound (similar to the water drops) was coming all the time from the vent hole in the bathroom. And closing the door wouldn't help because of rooms on the second floor have high sealings with no sealing coveting the bathroom. And it was impossible to explain this problem to the stuff. They were nice but unable to help.

The room/s close to reception and the road as these are very noisy with people talking loudly and small bike engines straining and horns beeping.
