Five minutes drive to the National Park with it's two fabulous unspoiled beaches among the many commercial ones. Quiet neighborhood mostly, but several dogs on adjacent property make quite a ruckus , sometimes from 5 am on.. Everything works, shared full kitchen. House manager is very responsive.
The dogs as mentioned. The area as a whole is past its prime, seriously overbuilt and over commercialized.
Two nights before I departed, some workers started stripping the shower walls in my room and coating them with some foul smelling chemical. Go figure.

The area is convenient and walkable to the placita and the beach. The roundabout is great for hailing a taxi to go to La Entrega and El Maguey. It's also easy to grab the local bus to go to La Crucecita, the airport and San Agustin.
The apartment was fabulous and the pool was refreshing after a long day in the humid heat. The rooftop patio had stunning views and the guest house was quiet. The surrounding foliage of croton, snake plants and bougainvilleas was so pretty.
I would definitely stay at this property again!
The fridge sounds like a back up generator and may have to be looked at for the noise output.
Also, sheets and pillow cases should be changed after a week's stay. I didn't receive the one time complimentary light clean.

Our room was spacious, clean and comfortable. Had everything we needed. Mira belle was such a great host. My husband I’d learning Spanish and she was gracious and a great teacher for him.
The pool was great and being able to cook our own breakfast was a cost saver.
Location was excellent. Walking distance to restaurants and the ocean.

My husband had recently died, and while I was in Mexico, I had an urgent health crisis,
and had to return home earlier than planned. I unfortunately did not feel well enough to do
much in Hualtulco this time, but was grateful that I had a comfortable living situation. Mirabelle was very helpful, as was Hector when he arrived. I also loved that the guest house was in such a handy and pretty location.
I found the stairs quite hard, but only because I was unwell. Normally it would not be a problem. But I was extremely grateful for the help getting my suitcase both up and down.

Great location, minutes from bus, taxi, coffee shop, stores. The building was well maintained and rooms were clean. The bed was comfortable and the shower was roomy. Air conditioning was quiet. The rooftop terrace had a great view for sunrise or sunset. The value was great if you put aside that the ad for the property did not match the amenities we were expecting.
The add on booking.com was not accurate.
There was one pool, not two. There were just two medium towels provided and one small hand towel for one week's stay, no toiletries except for a soap bar, no hair dryer, The property noted that English and Spanish were spoken. Only spanish and google translate could be used. No BBQ facilities to prepare food, a covered coal BBQ, beside the washing machine, was on site with no coal available. There was a washer/dryer but not to be used by guests, rather staff charge 150 pecos to do our laundry ( did a good job). No coffee house on site as stated by the description. Our room said it had a terrace. However, it was not part of our room. There was a terrace one level above that was shared by all. Our room was on the 4th level and after walking 40+ steps, it really didn't appeal to have to go another set of stairs to get to the rooftop terrace.
I felt watched like a hawk using the kitchen to see if I would use others people's items. The shared kitchen was not organized to allow guests to use fairly. It was not clear who's food was who's in the kitchen. Or what was complimentary. (if there was) We ended up mainly eating out instead. The toilet seat broke and was not replaced the remainder of our stay. Toilet paper was limited, no Kleenex at all. The safe didn't work, it required batteries, and the staff said they could not get new batteries?
The staff watched TV loudly every day. We could hear this in our room and when we spent time around the pool.
The most disappointing part of our stay, this facility is next door to a dog rescue. There was barking all day, all night. It appeared that the wild dogs that live in the forest come in at night to forage and it would aggravate the caged dogs and barking increased at nighttime.

Bathroom very small, tiny sink with no counter space and a tap that I could barely get my hands under to rinse them.
Would have been nice to supply guests with swim towels, face towels, and soap/shampoo. A bath mat would be nice too. It wouldn’t cost much to add a few little things to make guests more comfortable.

The location was not bad
1. Stay two weeks and sheeets only got changed once.
2. Only received one trash bag for entire stay
3. Towels were only changed out once and our request for more was denied
4. The next door dogs barked constantly day and night, and we were kept from sleep
5. The air conditioning unit Leaked water constantly
6. We never received any in-house cleaning the entire time we were here
7. The host was lazy and inattentive to any of our needs
8. No washcloths were ever available
9. We had to wash our own towels at a local laundromat
10. Wi-Fi did not work and was sketchy at best
11. Not a good place to stay
12. We clean the place ourselves during our stay 
13. The mini fridge made noise all night and had a hard time keeping our food and drink cold

Apartment did not provide coffee, tea, cream, sugar and just one coffee filter. It did have all serverware, pots, pans and utensils needed. Also, booking appropriate apartment is confusing. I was told I booked wrong apartment, but two units had exactly same description (description did not indicate which had kitchenette). Only option was to cancel and pay additional fee. So I just left it. When I arrived I paid an adfitional 500 pesos to stay in correct unit.

very friendly property manager, happy for us to use the communal facility. lovely pool to cool off. the kitchen is used as a personal kitchen for the property manager but that was still no problem for us, she made us feel very welcome. lovely space on the roof (palapa) to chill out

Location was good, 6-7 minutes walk from the beach, our host just opened the door and let us in. No english speaking, but we managed to communicate. We were staying just overnight so did not have time to check anything except the room itself.

Short walk to downtown Santa Cruz road mostly shaded said hi to the locals on the way. Liked getting away from town at the end of the beach day. Pool was cool and welcomed after a hot day. Coffee in the morning ready by 7 thanks Maribel. Bed comfortable balcony nice to have roof top terrace bird watchers paradise access to a kitchen a bonus. Taxis relatively inexpensive and readily available lots of beaches close by to explore. We had a great holiday.
Air conditioner unit that services the room below on our balcony mostly not an issue until the never shut it off couple moved in. Only took a couple of minutes to cool the room down so not sure why they never shut it off maybe they wanted to ice skate or something. Kind of took a little away from the tranquility of the place. Not the Villa's fault.

Lovely and super helpful owners! The house is beautiful, rooms are clean and spacious, Maribel makes you a morning coffee and you can walk everywhere. Theres AC, a fan, a fridge. You can make yourself breakfast in the common kitchen. They also called us a taxi in the morning.
It may have been just our room but the beds are smaller and have a plasticky topper that makes noise when you move.

SoI did like the area it felt safe and the pool. It was locked in the evening but to get out was difficult. During the day the extra lost was not on so much easier.
Location was TO FAR from everything, way to many dogs and BARKING ALL THE TIME, nothing close by need to order taxi but I'm a walker so it was ok. If a person does not do stairs there are way to many and definitely would have trouble and no railings!
Room I received was not the room I booked because there was water coming in that room from the roof. The room I ended up with was ok but had a hard time getting dollar difference back with hostess and owner Shannon. Eventually after a complete waste of time I did receive some of the difference in back Mexican pesos.
After this incident hostess was very cold in demeanor therefore making my stay very uncomfortable.
NEXT, I have never stayed at a place where you would have to pay for your sheets to be cleaned, tip yes but not to ask for payment. If you don't pay you don't get sheets. My room was for up to 4 people so I just changed beds. Omg I couldn't grasp on how they could charge for this service but they do! Maybe I'm wrong but I thought that's what the VAT is for. I didn't request room cleaning I did it myself. I always do tip though for changing of sheets or room cleaning even with VAT.
The bathroom was nice but small with a very small vanity so there was no place to put toiletries. There was a wire rack above toilet but everything kept falling through so i ended up using the top of mini fridge to put my toiletries.
The closet in bedroom looked nice but it would only open half way because the bed was in the way. Kept clothes in my suitcase because it was a hassle using closet.
At night there were bugs galore when the hall lights were turned on. I would turn them off just to keep bugs from flying into my room but walking or sitting in dark wasnt the best.
Pool patio area and pool was nice but where the chairs were located at the pool they are to close to the common living area (just outside the patio doors near TV).

Maria who looks after the guest house is pleasant enough and the house is located in a very quiet part of town,
Pool was nice to cool down in after a long day in the sun, but its not as large as the pictures would make you believe.
Found Santa Cruz to be very laid back please, everyone was really pleasant and welcoming, it was desperately in need for some rain.
After staying a few days, reluctantly had to request to stay a few more days due to a temporary illness, I found the owners response to be abrupt and bordering on rude, given we were the only people staying you would have expected them to welcoming.
Whilst the room is large, the curtains do little to keep out the light especially given that the security lights are on all night, also the air-conditioning is ineffective and noisy, making it hard to get a reasonable nights sleep.
Bit of a trek down the hill to find breakfast unless you have brought food with you.
The Guest house is desperately in need of some maintenance / investment.

Nice well kept building. Friendly, helpful staff. Clean and refreshing pool area. Nice common areas. We enjoyed the deck of off our room and it's hammock
The amount of steep stairs was unexpected. Our room was clean but cramped, both, in the sleeping area and the bathroom. The overly firm bed and polyester bedding were the least comfortable of the 5 places that we stayed in Huatulco. The incessant barking of the neighborhood dogs should be considered.

Fun meeting the other guests in the common areas. The pool was great, perfect water temp and very clear. Good wi fi. Maribel did laundry fo a fee, which was very convenient. Easy walk to restaurants and ATM.
A lot of stairs to the top floor where our romm was located. A few barking dogs at night. The fresh food market required a taxi ride, or a 30 minute walk. The rooms were a little austere, no artwork, white walls.

The plants and layout gave a very inviting feel. The addition of covered verandas made for a more shaded entry and sitting area. Pool and plants were well cared for and the maintenance person did a good job. The small fridge in each room was so nice to have. Manager on site was pleasant and helpful. Shared kitchen was useful and served ur purposes.
Only item was the dogs in the neighbourhood that barked sporadically but in my book I'll take that over disco/techo music that we experienced at another place in Huatulco.

The caretaker was very friendly and very helpful.
Barking dogs. A lot of them loose in the neighborhood and a lot of them in the room right below me, even though the property states that no pets are allowed. The sliding glass door leaks very badly during any rainstorm causing the room to fill with water. The A/C unit drips on the floor also. The dome above the shower drips cold water on you when showering. You have to walk a substantial distance to hail a taxi, since the property is located on a dead end street.
