Very friendly host and great value - everything you could need at a very good rate

Exceptional value for money. Had everything you needed. Clean. Safe. Good location - walking distance to Warwick Castle. Paul was very friendly, responsive and helpful.

A little dated decor, and old buildings carried noise (but not unexpected).

Convenient location, friendly welcome, great to have a fridge, microwave and toaster, as well as iron, ironing board, extra heater and fan. It was comfortable and clean and a spacious room. We were able to be really self-sufficient and come and go easily.

I probably will bring extra towels with me next time

Spotlessly clean, very comfortable bed, simply and elegantly decorated, friendly staff. Really well-priced too.

A previous occupant had pinched the bathplug!

Street noise- unavoidable.

The owner was lovely, chatty and welcoming & explained he lived at the property too. The property was situated immediately straight off the Main Street and it was easy to drive straight onto the drive. It’s obviously an Edwardian style property with lots of period features inside converted into en-suite rooms. It was perfect for my trip ( which would have been even better if not for storm Claudia that scuppered some sightseeing plans) It had everything I needed to manage my own breakfast and drinks & if you needed extras there’s Tesco, Lidl & Sainsbury’s in walking distance with restaurants, fast food outlets and a couple of pubs nearby. Bed was comfy and room was warm and toasty for a November visit in a massive storm! 🤣

Tricky to reverse off the drive as the drive to the property is situated on a busy junction so you had to get your timing right with the traffic lights.

The room at rear was quiet as requested. The room was equipped with a microwave, kettle , crockery and cutlery for two. Access to a toaster. Washing up liquid , but no tea towel. Bed was reasonably comfortable and bedding was clean

The general impression is that the property is rather tired and reminded me of the places our children stayed in as students in the early 2000’s. Rather basic Shower area needed updating

What a gem this place is. Paul is a great host and very welcoming and helpful. There is everything you need in the room and the bed was so comfortable. 2min uber journey to where I was going in town. I throughly enjoyed my stay here.

Had a mini-fridge, toaster and Microwave in the room as well as the expected kettle and cutlery, plates and bowls to go with them. Bed was very comfortable, Room was clean and spacious as was the shower, no bashing my elbows on the sides. There was an electric fan provided in the room which was appreciated.

The road outside was quite busy although it did quieten down by the time I wanted to sleep. The shower unit was a little old and took a while to come up to heat, but the shower cubicle was large enough there was enough room to avoid the cold water.

It was a great place to stay for a night on my trip south. I am sure that it would be perfect for a longer visit too. The room had all the the key things you want. Comfortable bed, Tea and Coffee facilities, TV, shower etc. What else can I say.

There was nothing that I didn't like.

Good location. Helpful host. Very comfortable room. Just good value all around. Just a short walk to the train station, Warwick castle and a couple supermarkets to grab some snacks.

I have rarely experienced such a wonderful host as Paul – endlessly helpful and full of insider knowledge about Warwick. The location was perfect: only a 10-minute walk from the train station, 20 minutes to the castle, passing beautiful medieval buildings along the way. The accommodation itself has a lovely, authentic British flair. Breakfast is self-catering, but Sainsbury’s, Lidl and Tesco are all very close by. The room is equipped with a microwave, kettle, toaster, cutlery and a fridge, plus complimentary coffee, tea, milk and sugar. There are also countless restaurants nearby. The room was small and the bathroom three steps outside, but everything was spotless and provided with toiletries.

Nothing that hadn’t already been openly explained by Paul. For Warwick standards, the price is extremely good value.

Excellent communication prior to arrival to ensure paul, the host, was at the property when we arrived. Excellent host, very friendly and helpful, giving us places nearby where we can get a good breakfast or purchase items to use in the room. He gave us alternative directions to warwick Centre via a lovely park instead of the road. This was a lovely walk and took us about 20 mins to reach the centre. The room we had was spacious and clean with excellent amenities, including a small kitchenette equipped with a microwave, toaster, kettle, fridge etc. Bed was very comfortable and although we had a room at the front there was very little noise from the road. Paul showed us where we can re stock on tea, milk, shower gel etc to ensure we never ran out. Would highly recommend. I have already tried to book again for our next trip, but it's unfortunately full 😢 There is enough parking at the front of the property for 3 cars, but we found ample roadside parking in the street opposite. The location, although not central, was perfect for us, easily walkable to warwick Centre with shops, takeaways and bars on the way. The train station was only a short walk as well.

There was nothing to dislike

Lovely clean room, comfy bed, good facilities (toaster, kettle, plates, cutlery) great location able to walk a lot of places! And Paul was absolutely lovely! Advised on places to go and nothing was too much for him.

Only criticism was the shower- poor water pressure and needed a new shower head.

Location is a little inconvenient— 20 minute walk to the center of Warwick.

Perfect location - quiet and at the same time walking distance to the city center, public transport and the park. One should not worry about that one cannot get breakfast on-site - there are several good coffeehouses serving breakfast from early morning just down the road - and Tesco and Lidl just around the corner - and one has tea/coffee and small fridge in the room. Fresh flowers in the room upon my arrival was a really beautiful touch. Paul is a nice person - pleasant, helpful and practical, I liked the atmosphere.

Short walk from railway station.Room was a lot larger than expected. Fridge, microwave etc in room so option to make own breakfast.Tesco superstore a few minutes walk away & centre of town about 10 mins walk.. Paul was a very friendly host who checked that I had everything I needed.
