Convenient for Warwick.

It was walking distance to Warwick. It was a cheap, basic room with bed and ensuite and was adequate for purpose. A bit tired.

Disappointed

Staff was friendly on arrival - 5 minute walk to amenities.

Room was cold - radiators only worked periodically, even then it was 'luke' warm, temperature dipped to freezing overnight. Bed was very uncomfortable, springs were close to poking through the mattress.

In all honesty, there wasn't a lot that we liked, probably the shower was quite powerful for an electric shower.

We were disappointed with our stay. Payment in cash was required immediately on arrival, which had already been emphasized several times both in the booking.com communication and by the proprietor himself. The room was very dated. The carpet was dirty, and the bed — an old spring mattress — was extremely uncomfortable and clearly in need of replacement. Overall, the room did not feel well cared for. Although the proprietor was polite and pleasant when we met him, some reviews suggest that he can be less agreeable, which seems to match the mixed experiences of other guests. It’s possible that other rooms are more up-to-date and cleaner, as a few reviews have mentioned, but that was not our experience. If you don’t mind very basic, dated accommodation, this might suit you. However, for the price, we would recommend looking elsewhere.

Friendly owner

The mattress was old and every spring in it could be felt. I only managed to sleep on it by placing two duvets, which we found in the cupboard, on top of it.

I have to say that the location was fab. Five minutes from the venue. Lovely pub, down the road, 'The Black Pug'.

Honestly, I was staying in a guest house which provided a clean room. A place to sleep. I was on my own, and felt perfectly safe.

Overbearing and pesky landlord giving unrequested extras, and getting you to cancel to avoid paying booking.com fees

It was cheap, everything in room was clean.

Paid in cash as soon as I went through the door - owner demanding I cancel because he had upgraded me to a double. I didn’t ask for this, I was happy with the single I booked, I didn’t want a room with a double bed in it. I had been up for two days and owner then knocking on door and phoning/messaging through the night telling me I have to cancel or pay £10 - £20 for the room upgrade. Nobody should have to deal with that.

Despite the initial speech it was a pleasant stay in a good location

Nothing exceptional, but all as expected :)

I felt we were slightly stereotyped as being troublemakers and going to leave a mess etc due to being 2 friends in early 20s but I understand this from owners point of view to a certain extent. They kept reiterating the rules and what not to do again and again. Oh well.
