During our visit we were hit by very heavy rain. Essentially the hotel is located right on the water and within 25 meters of your cabin you swim on top of corals. The pool and grounds are fairly well kept but old.
We thought that things were quite different in reality than on any pictures we had seen. The rooms were quite worn down and the facilities being dirty. It rained into the house and the building had a mould scent to ir. The breakfast was primitive and generally the food options relevant were fish and rice. By 5 am the local rooster started making noice and the fishermen fired up their engines by 6. The beach was very polluted with plastic and due to the heavy rainfall - frankly - the snorkeling was disappointing. Other than snorkeling/diving Amed does not had a lot to offer.

Double bed is a bit small
The beach is pretty grubby as with most of Bali.
You need a motorbike to get around or drivers get expensive. No grab, which i already knew.
It's quite far from Amed itself.

The grounds and pool were outstanding. Beautiful and well kept.
I thought the bed would be king size but was a double bed. A bit small for my teenager dtr and I but it was fine. Only one chair in the room. No couch. No TV in any rooms which i did not realise. You really need a scooter to get around. Getting a driver was not always easy and added up. No grab which i already knew. The beach is pretty dirty along the shore line. Not appealing.

The staff were helpful and there was a young man who was a trainee who was very helpful organising a driver for me. The location was good, on the beach and food at the restaurant was quite tasty
I thought the resort looked very tired and rooms very old and run down. The place needs a facelift.
Next time i will stay at new more modern places nearby that are better value for money

We stayed for a week in one of the 2 story villas that overlooked the beach. You could hear the waves crashing at night. You could snorkel right off the beach. Some of the best coral and fish I’ve ever seen. Also saw turtles. Restaurant was good. Staff were really friendly nothing was too much trouble. We read reviews about the mosquitos being a problem but with the nets we didn’t find it an issue.
Keep in mind you’re staying in a working fishing village. There’s a lot going on around the hotel. It’s not the place if you’re looking for a sleep in. It didn’t bother us too much but the roosters were definitely non stop. Bring earplugs if you’re a light sleeper. A few of the power points didn’t work. The rooms could definitely do with an upgrade but it didn’t spoil our stay. The bathroom could have been a bit cleaner. The bathroom could’ve been cleaner. We would still recommend to our friends.

Location right on the shoreline with excellent snorkeling 10m off the beach. Large villas, perfect for family’s with kids who can swim well. Decent pool but I only used it once, too much to see in the ocean!
Rarely give a 10 but the above combined great rates make it a 10/10 value for money.
Some construction noise during the day, not on the villa’s property so not much they could do but still a bit annoying somewhat.

Lovely location , amazing coral reef perfect for beginner snorkelling. Gorgeous hotel grounds with immaculate gardens. Attentive and kind staff. Fresh simple yet plentiful breakfast. Very traditional feeling of old Bali - chickens and lazy dogs on the beach alongside working fishing boats. No TVs in the villas made digital detox easier for our family. Our kids loved playing soccer with the local kids on the beach and making new friends.
The food is fresh and caters for a mainstream taste.
It is prepared with care however is bland and could be revived with some updated menus- this is an area that may be influenced by profit margins.
However using the strengths of Bali- fresh fruits and vegetables alongside twists on traditional food the menu could be innovative and modern.
Opposite the hotel is a very successful smoothie and Buddha bowl business - using some of these ideas and incorporating them would update meal options.

My favorite hotel for beach access snorkeling in Bali. Been going there for over 20 years and will hopefully continue to stay there whenever in Bunutan (Amed).
Very attentive and friendly staff, great food, beautiful grounds, lovely bungalows with nice outdoor bathrooms, and, as I already mentioned, a fantastic reef.
Extra bonus for me (a biologist) is they provide water refilling stations (reduced plastic) and how the property accepts local wildlife (Luwak).
Staying at this location has always been a bit of a splurge for me but, in the past, if I booked after September 15th the cost would be a bit lower. That was not the case this year. I paid $50 (US) more per night this trip than I did in past years, which is not something I will likely be able to do regularly.
Additionally, the outdoor bathrooms that I love so much are not as private as they once were. There are now tall buildings across the street with windows that can see into parts of the bathroom (mainly the mirror at the sink in my case). Was even less privacy for 2 days of my stay with men doing work on the (across the street) villa roof!

The greenery of the location. Everything was meticulously clean, the grass cut perfectly and the plants taken care of.
The idea behind it is great. The pool big enough to swim a bit.
The guys at the beach asking you, almost bothering you, do go on a snorkeling trip in their boats.
We were staying there for 2 nights and I got asked 6-7 times. The big snorkeling group suddenly that suddenly occupied the sitting area in the hotel when they came back from swimming. They were not part of the hotel guests.
The doors didn´t shut and the outside module of the air-condition was giving the villa a shake. It was rather loud.
The boat drivers starting up their boats early in the morning at the beach. Not really helpful if you want to sleep.

Perfect location for prime coral reef snorkeling just outside of the hotel! Beautiful outdoors and very well kept garden. Nice restaurant and very convenient for lunches.
Breakfast could have had more choices.
The cleaning was really bad, our towels and bedding was not changed in our 4 day stay… Nothing was ever wiped or properly cleaned.

Great location on Lipah beach. Nice pool. We had a bungalow in front of the beach, with very nice views. I had seen a lot of negative comments about the fishmen in front of the hotel but we were not bothered at all- on the opposite, my daughter hurt herself while swimming and they were very helpful and regularly asked if she was doing ok.
Could do with better cleaning and renovation in the bungalow’s. Basic breakfast, not as good as in the other hotels we stayed in Bali. We decided to have lunches and dinners outside the hotel as the food and restaurant didn’t attract us.

Coral View Villas exceeded our expectations. Such a relaxing place to stay. We travelled with our 2 children (12 & 14). Lots to do, snorkelling was amazing and a laid back vibe. Thanks Liam and team!

Hotel is very pleasant with direct access to the beach. Restaurant also very pleasant.
On the second day we were surprised to be asked if our room needed to be cleaned. Usually in this range of hotel, it is cleaned every day. We replied no for the second day, but we were again very surprised to be asked again for the same on the 3rd day ! This time, we replied yes, but in the evening, we found that the room was exactly as we left. It seemed that no cleaning was done.
Our advice is simple : do not ask, make the cleaning every day, just like in the others hotels.

We loved the room, in stunning gardens. Comfortable beds, remarkable open concept bathroom. The pool was beautiful and we enjoyed our swim there. Breakfast was good and the restaurant offered good food. Snorkeling right in front of the hotel. Wish we had a sea view! Good wifi.

This property was a family favourite. The staff were incredibly kind and helpful, the beachfront location was great with swimming and a beautiful reef to snorkel straight off the beach, the resort has a very relaxed vibe.
There were a few things that could do with a bit of upgrading (like power points), but it didn’t affect our stay at all.

The location of the bungalow was - as booked- directly on the beach, just 20 meters. The very nice and clean swimming pool was just behind our bungalow. The garden is very well maintained. We had our meals mainly in the restaurant of the resort for the reason that the quality was really good, the service very friendly and the prices were matching quality, service and location. The breakfast was also of high quality, with a broad choice. I recommend the Nasi Jinggo. The beach was clean, the snorkling was good. The bungalow itself was comfortable, clean, quiet, everything you need. The best place we stayed in while on Bali.

Very well maintained pool and garden area. Property is right on the beach which is great. Staff was very smiley and nice. We went fishing and could bring in the fish to the kitchen and they cooked it for us for dinner which was amazing. Loved having a little porch with sunbeds and table and chairs.
The room wasn't as clean as it could have been, there was blood on the mosquito net and the fridge was filthy. The beach is tiny, there is no space to lay down. In the photos the beach looks bigger and shows sun beds, there are no sun beds but you come here for snorkling or fishing and the pool area is great so it doesn't matter. If staying for 4 nights the food gets very samey and is served with the same accompaniments each time. The breakfast was ok but very basic. It would have been good to have a drying rack for towels and swimwear on the porch.

I love CVV, this was my second stay here. I chose the villa closest the gate to the beach and was not disappointed. The resort itself is lovely and comfortable, beautifully kept gardens and spacious rooms. Perfect place for lounging about on the porch, in the ocean, or in the pool. Swings for the kids, good food, nice bar.
The location is amazing (absolute beachfront with a view of Lombok) and the big bonus is the local fishing guys who have hereditary rights to use the beach and pull their tiny outrigger boats "jukung" up on the beach right outside the resort., and, they told me, in case of a cyclone, in the garden of the resort itself. They fish at dawn every day, and for a small fee will happily take you along to fish or to watch, and will also take you to fabulous coral reef snorkelling or diving spots by boat or "by swim" . They are all mostly family with each other, are exceptionally courteous and helpful, can speak a bunch of languages, and will keep you safe at sea. They care a lot about the environment and spend a lot of time cleaning up the endless tide of plastic rubbish that flows in on the tides after the rains.
We caught fish most days, snorkelled for most of every day and got to kind of be included in local stuff in the gracious manner that all Balinese welcome their visitors. There is dive shop/school right next door and a restaurant on the beachfront of the resort. Easy place to hang out for a short or long stay, and a great place to be with family, friends or on your own. There is a Hindu temple on the beach right next door so some days you will hear and see ceremonies as they unfold.
I wish I'd had a longer stay....

was not very welcoming on arriving and we arrived and it was raining was made to carry our own luggage to our villa when the staff showing us had umbrellas. The doors didn’t close properly when leaving the villa you use a padlock and chain The outside bath and shower looks good till the worms suddenly appear and are crawling everywhere. Stayed the one night and left in the morning after rats running around during the night

The pool and gardens were beautiful
The villa on the beach was old and tired, the villa was dirty and smelled really bad ( damp and musty), the mosquito nets were stained and ripped, we were 6 nights and the sheets were not changed. The level of cleaning was poor, old mop with dirty water and a disgusting rags to clean the bathroom. The local fisherman out the front were rude and yelled at us because we did not want to go snorkelling on their boats. The breakfast was average and the buffet not very hygienic
