Despite a good location and some decent facilities, the stay felt overpriced and disappointing due to uncomfortable room

Spa and location.

We recently returned from a 5-night stay at Schwarzer Adler, and while there were many positives, our overall experience was somewhat mixed given the price point. On the plus side, the hotel itself is charming, well located, and has a welcoming atmosphere. Many aspects of the service were good, and the spa facilities are clearly designed to be a highlight of the property. The breakfast and general cleanliness also met expectations. However, the rooms felt underwhelming considering the cost of the stay. We paid for a superior double room, however we had 2 single beds. Our hotel room style was also not visible on booking.com, despite there being 65 images. While functional, they lacked the level of comfort and refinement we would expect at this price. The biggest issue was the temperature — the room was unbearably warm for the first few nights. It wasn’t until night three that we managed to completely turn off the radiator ourselves, which finally made it more tolerable. Unfortunately, opening the window wasn’t a viable solution as the road noise outside was very loud and disruptive. We also experienced a few disappointments in the spa area. On one occasion, there were guests in the sauna with a bottle of champagne who were breaking the spa rules and being quite noisy. We reported this to the manager and were told there is a €150 fine for such behavior, but we never heard whether this was enforced. It left us feeling that the rules were not being properly upheld. Additionally, we were surprised to encounter nudists in the sauna, something we were not made aware of in advance. While this may be customary for some guests, clearer communication beforehand would have helped manage expectations. The rooftop sauna was also out of order one day, and there was no signage indicating this — we only discovered it after heading up, and it was very cold.

The Schwarzer Adler Hotel and Resort is the place to stay. They have an incredible spa with everything you can think of

Perfectly situated in the center of town. The entire staff were very accommodating especially the breakfast crew. They were the best! It’s a popular place to eat dinner too. Food was excellent! Great place to stay while in Kitzbuhel.

Lovely hotel with spacious rooms, just a shame the resort in general is really expensive.

Room is very spacious and well designed. The breakfast was good. Spa is a great feature after a day skiing and this was well maintained.

The rooftop pool wasn't very warm, having this feature is excellent for the hotel but we didn't use more than once because of the temperature of it.

Superb

The location is great, right in the center of Kitzbühel. You can get to a ski lift by foot in only a couple minutes. Also, one of the best breakfasts I’ve ever had in a hotel.

I’m also not a fan of valet parking, where you have to leave the key at the reception. I wouldn’t go there if I wanted to use my car regularly. Charging daily for a small dog is a joke in my opinion.

Overall nice hotel, but the noise really brings it down.

-nice spa area -good breakfast -nice room -good location -can get a massage

-very noisy on Friday and Saturday nights, as there is a bar in the hotel -parking price is ridiculous (210 eur for a week) given that you can walk 3 mins and leave it in a public parking for 90 eur, both are outside parking areas. -spa area could be cleaned more thoroughly (fx the same tissue was lying on the floor tucked away in the corner for a week)
