The hotel was very clean, and the staff were lovely. The location is perfect for what was needed. I overall enjoyed my stay.
The room was significantly smaller than I expected, or is advertised. The bathroom was shockingly small, and the position of the toilet between the very small gap between the bath and wall, makes it very difficult to use. You should perhaps tell guests the room allocated, can be smaller than advertised. I felt a little disappointed with what I paid.

Staff on Fri at breakfast were great.
Quality of food on Friday was poor. Staff on Sat were poor. 4 guests in dining room and 3 of us had to go up to the two staff behind counter to order hot food as they were too busy chatting. No utensils were put out so the sliced cheese and cooked ham slices had to be picked up by hand.

On a whole the staff were great though the two servers at breakfast let the team down slightly.

When we arrived the receptionist said our booking had been cancelled which we hadn't done- she quickly organised a room for us though
Even though the breakfast servers weren't doing anything else they didn't clear any of the dirty plates etc off our table during breakfast so by time we finished it felt the table was piled high
The bar didn't open until 5pm but since it was January it was perhaps understandable

Teas/ coffees/ snacks in ample supply. Stunning view of the Tay from the 3rd floor room in the morning. checking out was simple with attentive polite and friendly staff. Would highly recommend if you like a lovely old building with character 5 mi ites walk from the shops and railway.

The phone number on the booking.com advert didn't work so I couldn't get through. Admittedly I could've googled it but got distracted and didn't, so didn't end up calling to find out they had free parking at the hotel. Instead I spent money on a local council car park. Not really the hotel's mistake but a working phone number on the booking.com profile would be useful.

Room 205...sink had been broken and repaired messily. Seals on bathtub had been repaired with lumps of silicone. WiFi didn't work. Didn't miss WiFi but most would. Bathroom was usable but just looked botched.

i guess it’s location is good, and it has some charm but could be an excuse for lack of maintenance or updating some parts of hotel.
after a long day travelling was ready to jump into a bath here but soon as i arrived, wifi didn’t work so down 2 flights to get that fixed. then ran bath - no hot water at all. so i had a quick cold shower which was awful. after a bad night sleep on a mattress that’s left my back crippling, i was hoping there’d be some hot water this morning so ran shower and NOTHING! was awful! if i knew this would be the case id stay on the streets i think.

Let me start by saying I'm not one of those fussy hotel guests. I've experienced excellent stays at many Dundee City Centre hotels over the years. This will be the first time I've reviewed a hotel where the overall experience was disappointing.
The decor throughout the hotel appears exceedingly dated and tired. The hotel could do with a big injection of cash to bring it up to the standard expected of a £120 a night stay.
I suspect I was in a corner room, where even with the radiator on full pelt, the room was chilly to the point I woke up cold in the middle of the night.
I had booked a King's sized suite, but the bed felt more like two smaller mattresses pushed together.
They mounted the TV in a strange location on the wall, which throws off the look and energy of the room.
No hot water in the shower in the morning. I hate cold showers!
I found eggshell in the portion of scrambled egg I had.
Charging extra for the machine coffees at breakfast is not a good look. This is the first time I've come across such a policy.
When asked at checkout how I found the stay, I mentioned the cold shower and the chilly room. The receptionist appeared to be powerless to do anything except offer her understanding.

Location was spot on for our visit, gig venue was a short walk away, and turns out so was the after-party! Loved the grand staircase and the rooms were clean and had all we needed - ironing board and iron were in the room. All staff -from the reception to nightporter and housekeeping were friendly and helpful. Car parking out the back was ample and easy to access.
The lift door was a bit dodgy and didn't fully open but it was reported and fixed right away.

Building is quite old and creaky. Price was a bit on the steep side for a midweek night. Original room I was given wasn't made. I went back to reception about this to be fair and she gave me a decent room that was made.

We arrived about 10am to drop our bags at reception. However, the staff checked us straight in to a ready room. Fantastic!

Despite its age, the hotel, room and overall facility is excellent. The staff and the breakfast were outstanding. We felt it was an overall wonderful experience and well worth the price.

The location . The architecture of the building
Staff were scarce . There was no food available for lunch dinner . This was not advertised and not informed at check-in . So we had to leave hotel to find somewhere to eat after a long journey and not in the best of health. Had to make a a phone call to get served at the bar . Then we were locked out in the car park . Had to walk up a hill round the building in torrential rain to get into hotel Not good for two disabled people. On stick and with breathing issues .
There was no air in the room , no fan and windows did not open so was very uncomfortable for someone with breathing difficulties.
There was no fresh towels replacement of tea/ coffee milk on 2nd day . At £90 per night this should have been policy .
We could have booked other more exclusive hotels for same price but choose this for location/ car parking and availability of bar food / refreshments for ease due to our disabilities.
On the first morning our breakfast was given to another table they started eating it then they’re on breakfast was brought out and offered to them which the declined . It was then brought to us and asked if we would just take that instead or have to wait a while for ours to be cooked !! Really ? We choose exact item for a reason.
On the plus side the girl at check-in was lovely and allocated a room as close to lift as possible. And the lady on breakfast today was lovely and very accommodating. .
Another down side which was a bit concerning was the presence of certain group of non paying guests especially around car parking and area which is quite isolated and dark .
You don’t expect to feel this anxious when paying the same rates as other reputable hotels

Breakfast was fresh and tasty. Liked the historical connections, the main stairway is beautiful. Staff were pleasant.
When we got to the room it stank of air freshener. It took hours to get rid off. I also think that if hot breakfast stops half an hour before the end of breakfast then it would be good to warn guests of that.
