The location is just perfect, within walking distance (if you manage to drag your luggage) from the train and the bus stations.
But above all, we booked a room with "canal view", meaning that the room overlooked the Grand Canal!

A very pleasant hotel, a wonderful location 5 minutes walk from the train station and 4 minutes walk from the water bus station. The breakfast is truly amazing, a buffet that includes everything, excellent coffee and a huge variety of everything people like to eat in the morning - and all this on a terrace on the edge of the canal with a view of boats and gondolas floating by.

They are overdue for new beds. The bed in room 128 needs to be replaced.
Breakfast staff needs to be trained on customer care
