Peaceful, staff and pool, decent breakfast . Location is not that great as everything is far from the place. Not many great food options as well.
Staff didn’t help us to stay for even 1 hour extra. Requested for a late checkout for 2 hours and the staff asked to pay almost a day charge even though property was not booked by anyone else. Requested to extend as my flights moved to late night and it was difficult to manage at the airport with a kid.

The villa was absolutely beautiful – spacious, clean, and modern, with a private pool that made our stay unforgettable. The location was peaceful and still close to the center of Ubud. The staff were very kind, responsive, and always ready to help.

Place needed a good clean and tidy . Tiles around pool green and needed weeding good water blast is needed . Kitchen is very tired and needs replacing . Walk way to entrance is rough and very untidy . Didn’t look like the photos in pictures seems they were taken at least 20 years ago if not more

I recently stayed at this villa and unfortunately had a disappointing experience with the hot water system. For a property of this price and standard, I expected basic amenities like reliable hot water to be a given. However, the hot water was completely unavailable just after 10 min of usage every time during our stay.
We informed the staff, but the issue was either not resolved properly instead we were told to wait for 20 min after every 10 min of hot water usage. This made showers uncomfortable, especially in the mornings and late evenings. It’s surprising and frustrating to deal with such a basic issue in what’s supposed to be an accommodation.

Good communication on arrival
The photos appear from earlier days, alot of mould around the villa and pool, alot of insects and older furniture, pictures appeared to be bigger but in person the villa is small and outdated.

Some more comfortable furniture would really help. The seats were hard to sit on. And an umbrella to provide shade by the pool.

The villa was fairly well laid-out, modern but with a Balinese feel (not just boring Western-modern), and all three rooms had an outdoor bathroom, adding to the uniqueness of Balinese living (or holidaying).
The pool area was lovely, with a patch of grass as well (not all concrete and tile). The pool is in sun for most of the day, so has a chance to warm up for afternoon/evening swims in shade.
The staff were attentive and super friendly. Cannot fault them at all. Breakfast was made in-house every day, and we could choose if we wanted the villa cleaned that day or not.
The manager was accommodating to our requests, and easy to contact. One evening, the wifi dropped out (in other words, it was basically the apocalypse for our teenage kids). The manager had a staff member out in like, five minutes to fix it.
There is a great option for in-house massages. On the mid-high end for Bali prices (still oodles cheaper than Aussie prices!), but they were very good!
I did not realise when booking, but there is also a washing machine in the master bed ensuite, which was very helpful!
There were very minimal insects/bugs/lizards. The mozzie coils provided kept the mosquitoes at bay. There were a few geckos and lizards, but we definitely get more geckos around our own house at any one time than we saw there over a whole week, so it was no issue. Even a little bird's nest made in the wall art, so we got to see them building and beautifying their nest while we were there.
Very quiet and private! There were others staying in the neighbouring villas - we could hear them when we walked past their door, but could not hear them at all when in the villa. The back looks out onto fields where more villas are currently being built (very minimal construction noise). Local workers could walk past and look in, but none were bothered enough to sticky-beak anyway. We didn't feel exposed.

It rained most of the days we were there - acknowledged this is nobody's fault, rain happens. However, one side of the outdoor living had full bamboo blinds, which offered enough protection from the rain, but the other side was open enough that when the wind blew from that direction, everything got wet anyway. One morning experienced quite torrential rain and the only option to eat breakfast was to sit at the dining table, essentially getting rained on, or to hide away in the bedrooms - would suggest a solution being putting those blinds on the other side as well. Rain happens, but you don't always want to be wet. On a positive note, when the staff were in the villa cooking or cleaning, they made an effort to keep the floor dry, didn't just ignore it.
When it gets wet, the tiles are very slippery. We used the bath mats and pool towels to sop up water. In the rainier seasons, perhaps extra linens or something else to be able to dry the floor to avoid slips (although we weren't exactly swimming at that time, so the pool towels weren't being used for their purpose). We did, in the end, find the floor squeegee to wipe the floor. The mop bucket's wringer wasn't effective enough to dry the floor. If it rains, keep belongings you don't want wet in the bedroom, because they will get wet even if you think it's protected 😂. Kind of amazed the TV and water cooler still worked considering how wet they must get.
Two bedrooms can be accessed from undercover, but the master bedroom is accessed from open air, so if it's raining, you will get wet going into and coming out of the master bedroom.
The clothes rack was in the master bedroom most of the time, as with the rain, they wouldn't dry outside. A larger rack would be beneficial, considering the potential 6 people who could be holidaying.
As others have said, the loungeroom seating isn't exactly comfortable. Looks good, though.

Beautiful layout, comfy beds, unique bathroom, view of the rice paddy amazing, outdoor areas exceptional especially the pool to relax with a drink. Very clean and well maintained.

入住时有专业团队迎接,不需要自己拿钥匙,每天早上都会给我们送来免费的早餐,位置离乌布皇宫及商业街非常近,步行约1.5公里,摩托三分钟,离门口100米的地方有租摩托的地方,让我们到乌布任何地方都非常方便。房子非常干净和漂亮,虽然能看到小青蛙之类的在门口的田野里,但给我们增加了野趣,提供充足的热水和空调,没有蚊子,并且有蚊帐,让人感觉更安全。特别喜欢它的卫生间,非常的通风并且保持私密。总之我们本来打算住三天,太喜欢了,又加住1天。如果下次再来我还会选择这里。

Suasananya tenang. Cocok banget buat yang lagi penat dan butuh healing dari hiruk pikuk kesibukan.
Kalau sudah sore ke malam, suara kodok, jangkrik dan sesekali tokek bersahut-sahutan. Syahdu!
Furnishnya bersih. Walau bukan furnish baru, tapi classic dan bersih.
Pelayanan staff nya juga ramah..
Karena ini memang masih alam banget, jadi di toilet suka ada lintah.
