Location was fairly good. Only a 15 minute walk into the main part of the city where we wanted to spend most time. In a lively but not too loud area. Paul who welcomed us was lovely and friendly. Room a nice size and very clean. Fan in room as it was quite warm up there. Bar underneath and a complimentary drink for staying. Plenty of tea, coffee and milk, and water. Comfy bed, nice lighting. Dark curtains.
Only things I’d change is adding a bin under tea and coffee area as had to use the bathroom one. And I’d either add a mirror to the bedroom OR add a socket to nearer bathroom as my straighteners only just reached to bathroom mirror. Apart from these 2 small issues, it was perfect!

Great location by Smithfield, easy access to the luas, heuston, parking, bars, restaurants etc. The room was not too noisy, even though the building is at a busy intersection right by the luas tracks. The host made a massive effort to welcome us. Modern room nicely decorated. We stayed for one night for a concert in IMMA in August, walkable from the guesthouse. Secure access separate from the door to the bar.
Even though nearby hotels were slightly cheaper for the 1 night, we said we'd do a guesthouse instead, and expected better. There was mold around the shower and ceiling, lots of dirt in the radiators and the portable A/C. The bed was small, not great for two. Fine for one night.

Close to downtown and train. Host was super nice and welcoming.
Mostly paid parking around. There is some free and available parking very close but only limited hours. Not the cleanest part of town. Very unimpressed with that. Drug addicts and homeless also meandering around the area.
No refrigerator, fans don’t move much air, pretty noisy with window open but didn’t bother us, few repairs needed to shower and sink.
