Very stylish place, lovely products to use in the bathroom and lovely touches like sweets left for us on arrival. Very clean. The kitchen is lovely with delicious coffee to help yourself to. The bed was very big and comfortable. The shower is huge and great pressure and heat. We didn't meet the hosts but they were extremely attentive on the phone and I think other family members were around if we had any issues with anything.
The location is fantastic, very short walk to the centre but away from the noise. Very quiet and peaceful place.
We didn't use the sauna as it was so hot outside but it looked very nice and clean.
We had issues with mosquitos in the room, they did provide a plug in but it was just high season for them at a hot time of year. Therefore to keep them out we couldn't open the door so the room was very hot and stuffy. They did provide a fan so they did all they could for us but the way the room was set up it just made sleeping a bit uncomfortable. It's not really a complaint as they were very attentive and helpful, but more a consideration for those who get bad bites like myself.
The bathroom door also didn't really close all the way which wasn't a big issue for us but might be for some.

My daughter & I shared a room which we absolutely loved. The Belgian design really resonated with us. We were warmly welcomed by the owner. The room was clean & very comfortable. We had everything we needed. We had use of a great shared kitchen but we ate out so we didn't use it. I was keen to try out the sauna but ended up being so busy exploring Ghent that I ran out of time. The location was perfect, within easy walking distance to everything.

Everything about Graaf was terrific. Host Gwynn was lovely and very helpful, recommending local restaurants, brew houses, museums, and history.

We had a very satisfying stay at this Air B&B in Ghent, a city that surprises you with its blend of historic charm and contemporary flair, much like the property itself. With an old-world exterior and a modern, comfortable interior, our stay was full of pleasant contrasts.
The process from check-in to check-out was streamlined, making our stay straightforward and uncomplicated. Our hosts ensured that everything ran smoothly and without hassle. The kitchen is available for guest use. We didn't choose to cook, but we appreciated being able to make a coffee.
Our room's design was a highlight, with modern Belgian elements that created a comfortable and visually appealing space. It was a welcome change from the usual hotel room and added to the overall charm of our stay. We noted that information was provided about where the products could be purchased, which we may have considered if we'd lived in that part of the world.
Our hosts provided valuable advice for dining and sightseeing. Their recommendations led us to some excellent local eateries, specifically Aroy Aroy and Le Pain Quotidien. We also had a couple of drinks at Jiggers, a local bar that's just a short walk away.
The property's location is a standout feature, with numerous attractions within walking distance. Most of our travel was on foot, with the exception of tram rides to the city's museums. Gravensteen is only a five minute walk away, and a truly excellent attraction, with (again) a modern twist on history, with its highly entertaining audio guide. St Bavo's Cathedral, with its augmented reality tour is similarly engaging. Nearby, we also discovered Department Gent, a store offering a range of locally made souvenirs. We appreciated the quality and uniqueness of the items and recommend future guests to pay a visit if they're looking for memorabilia that's a cut above the typical tourist fare.
There was nothing that we didn't enjoy.

Location is perfect- in a quiet area but super close to everything in the town. The design of the room is really great - they clearly have thought a lot about everything in the room. Service and communication was excellent- they were helpful and nice to talk to about the city.

The rooms are beautiful and unique. Bed is huge and comfortable. Easy access to rent bikes or take uber to Gent train station. Grocery store accross the street. Excellent and super frendly staff!
The room doesn't have desk/table or fridge, but the common area has big kitchen and all equipments. There are only 3 rooms in his facility, so the common kitchen is mostly empty. It is also very clean.
Shower is big! There are all soaps and shampoos.
The bathroom has 'only' sliding doors, that can be a bit intimate.
Lights are a bit too weak. But of course depends what you need them for.

We loved our stay and enjoyed every minute in Gent. Gwynn, the host, was super helpful and friendly. He even invited us to a welcome drink although he was just making dinner. He made us feel so welcome. Thank you for everything!!
Nothing, everything was great!

Nothing. A very enjoyable stay. Would recommend to friends.

If you're looking for a homely and exclusive experience away from home, this is your place. It's walking distance to the city centre and you'll occupy one of only 3 unique rooms, each furnished with Belgian brands. Gwynn/Kenzo share their kitchen with you, where you can grab a coffee/tea or even cook. Or you visit one of their recommended eat places, a long list of which you get sent ahead of your stay. We got recommendations for pretty much anything we asked for, so we could explore Ghent truly like a local. We'll definitely be back.
We liked everything about our stay.

Loved the initial welcome. From the first text message and email with tips and tricks for the city and the stay to the friendly faces upon arrival. The B&B was spotless and so well designed. Just a (very) short walk from the centre of the city. Perfect when you needed to pop back for a rest or if you had forgotten something. It wasn't a hassle as you would find in less central locations.
A little more hanging space in the rooms for clothes would be good.

The design of the rooms is very cool - there’s amazing attention to detail and I felt at home at once. The owners are incredibly friendly -checking in on WhatsApp to make sure everything is ok. Great location (I was in Ghent for work so I didn’t get to explore much, but the BnB is very close to the historic town centre).
I really enjoyed everything!

Great location 5 minutes walk north of Gravenstein. Excellent kitchen/dining room makes this a good place for self-catering, and the housekeeper Jana is very helpful.
Not sure about the widespread use of retro lightbulbs which dont emit enough light - reading in bed was difficult.

The hosts were really friendly. helpful and gave us lots of suggestions of places to visit. The room wads excellent, stylish, well thought out and so quiet. The location is excellent as it is very close to all of the places you would want to visit but in a quieter area. Being able to use the kitchen was real bonus! Would definitely recommend and stay there again.
The only very minor thing was that the lighting above the mirror in the bathroom made it difficult to shave or apply make up. Perhaps another light would help?

We stayed at B&B Graaf for 3 nights in June 2022 and were made to feel very welcome by the co-owner Gwynn on arrival. It was in a perfect location for us, within easy walking distance of most places and in particular, the restaurants we'd booked. It was a lovely, quiet area.
The rooms were nicely designed and the bed was very comfortable. The bathroom had very nice products and these were also for sale in the small display in the hallway, including tea towels (we bought some), candles, ceramics.
It was a short (5-10 min) walk to the tram stop for our return to the train station.
Within the room, there was a separate toilet and shower room. Although it was fine for a few nights, if we had stayed for longer, we would have preferred the toilet to have had a small washbasin, so we didn't have to walk around the bed to the shower room to wash our hands. To be fair, this wasn't an issue for our friend, who stayed in a room with shower and toilet in one room.

Location is excellent, just few minutes from the centre on foot. The apartment is well equipped and a lot of attention was put into design and all the details. The bed is just amazing :) The hosts are very warm and kind. I loved the little exclusive shop and products that were at our disposal.

Warm welcome by the host, Gwynn! Lots of great tips for food and drinks. We liked the architecture and design walk they provided, to get a diverse view from the city if you're only there for a day or two. Room and accommodation are clean, and designed with care. Can recommend!
