Not central but comfortable

I liked the cooked breakfast and the facilities of the guest house. I liked the tea and coffee supplies in the bedroom.

The location. It's a long way from the city centre.

Keep driving!

We were leaving too early in the morning to get breakfast.

This was a last minute booking for a night on the road. Linens and bath were reasonably clean but walls and floors were grubby and everything was run down. There were 2 of us, but host was reluctant to provide second towel or pillow or a key to the room. It was almost the same price as much better properties in the cotswolds.

Okay for emergency stay - Avoid otherwise

Price reflected property. A last minute booking due to car being in garage extra day. Handy location for this.

Dated property that would appear to not get many guests based on dust and condition of room. In addition when rang bell to gain access seemed a shock someone had actually booked. Host was direct and border line rude with it- phoned before check out time to ask why I was still in bed.

Steer Clear. Filthy!

It had parking. There was nothing more to like. Steer clear of this place.

Start with the check in, the owner was absolutely rude and clueless. She didn't know which room we booked, and said "I'll give you the family room, but there is no heat" then proceeded to make us wait in the entrance door while she hunted for the keys. Immediately, we could see the place was filthy. She walked us through through dining room to the family room which consisted of 3 single beds shoved in a room, with a tiny bathroom that was full of mold in the shower and someone else's left over thermos with moldy coffee still in it, and she was right- no heat. We told her we couldn't stay in that room and that we had booked a double bed. She then said "yes she had a double bed but it was upstairs"... so we said well we want the one we booked, hoping it was better. It was not. The room was filthy, it was an old bathroom with a bed in it. Dirty mugs, with the tea bags still in them and a glass with scum all over it. When I gave her the dirty mug, she said it's not her fault the cleaner didn't show up. The rugs were pitted with what looked like feces stains and the minute she left the room, we grabbed our bags and left. I did message her for a refund, but of course no, she wouldn't do that. We paid £100. This place isn't worth £20 a night. Steer clear, there is a premier inn right around the corner. Go there, it was fabulous.

Cleanliness' very poor, Open packets of crisps in the room, prescription tablets left on the window sill, pair of trainers left, Very tired room, needs complete refit.

The place was damp, filthy, mice droppings in the shower room, toilet and stank. Beds were old and dirty although bedding was clean everything felt damp and fusty.

Staff member friendly enough

Guest house and room inc ensuite in dire need of modernising. Breakfast inadequate cornflakes and toast - variety and quantity poor. Location poor - long way from city center.

Warren Guest house

Location was easy access and price competitive. Although room was very tired, room itself was clean

Only cup was not clean. Tea/coffee station had not been serviced for some time - lots of empty milk capsules and used teabags. Only full milk capsule was off. Lots of teabags in a container with lid off (so not refreshed frequently), but did not try because of other issues. Bathroom previously water damaged, so black gaps in flooring, under skirting... Bed very too hard to get a good night's sleep on.

Nightmare avoid at all costs

Filthy dirty rooms & kitchen rude Asian lady very argumentative & rude. Wasn't going to let us in property wanted forms filling in before my partner could use toilet ( she was desperate) we left property & got another hotel

Handy location, friendly welcome.

Anita is lovely and welcoming. On my last stay someone had taken the remote for the TV from my room and I wanted to watch the England game. She remembered and made sure I had a remote. Location great for breaking up journey on M6 from Scotland to Midlands. Bed comfy and this room quieter as not so close to main road.

Second stay of the week in a different room. Rooms definitely need updating.

Good breakfast. Comfortable bed

The proprietor. Please be warned she tried numerous times before Checking us in to scam additional payment from us. Met us at the door when we knocked. Kept the door 3/4 closed and was talking through the small space. Told me she had given our room (a double) and there was only a triple. Wanted to know how much I had paid on booking.con and proceeded to try and get another £60 from me. I said she would have to take that up with booking.com. She then shut the door and disappeared “to check her emails”. She still argued I hadn’t paid enough when she returned. She only relented when I said I’d be giving her an exceptionally bad review. And once in she still then tried to get another £10 from each of us (2) for breakfast which was included in the original price. She continued to be quite rude. Eventually she said she would see to our room. We had to wait for about 20 minutes before she came back, attempting to be friendly. AND our room was the double we had booked and paid for anyway !!!

Basic but comfortable.

The location was excellent to stop off the M6 to break up my journey to northern Scotland. I walked to the nearby carvery in the evening. The bed was extremely comfortable. It's on a main road but was quite quiet through the night. Anita the owner was very friendly and helpful.

The general decoration is looking a little tired.

Complete joke which i had paid for

I managed to sleep

Had to wade through 5 inch of water to get to the front door, room wasn't ready as in handle replacement, was told i could only have cereal for the price I'd paid even though it said full breakfast on booking, the lady who ran the place sat in the breakfast room at breakfast tables while running hair straighteners through hair (possibly dirty hair), then knocking on the door at 7.15 in the morning by the lady saying ive made you breakfast to help me out? Really... when i did leave just gone 8am i walked down to the exit door and all i could smell was the worst burning of fat imaginable, no lie ive had to change clothes as its smell was stook to them (30 seconds walking through it) i left keys in the door so i didn't have to deal with her ever again (incase i really did loose my temper) at 10.30am I've had about 3 missed calls from the place, for what i dont know, i couldn't care if ive left a charger left my tooth brush left my bank cards, all in all haha I'd say not a good experience, this place should not be on any site

Do not use Warren Guest House!!!

Location

The fact that when I arrived the owner/lady (Anita) said she had given my room to someone else the day before! She said that person said he was me even though th 'room card' she showed me was in a totally didfferent name. Also she had my booking clearly written in her diary! She did give me another room, very reluctantly,even though the mess up was hers! Plus she would only do so if I gave her an additional £20 cash. What a joke. Totally pee'd off by the whole experience. Booking.com should remove her from your system to avoid any other of you customers suffering the experience I had. A total shambles and yes, treat this as a formal complaint!

Wouldn't stay again

The bed was comfortable.

The butter and jam served with breakfast were all very out of date. Bit concerned to be served that and therefore what else isn't being given due attention.

The owner was friendly. The TV and kettle worked. There was a good Lidl store on the opposite side of the busy road. There was a reasonable breakfast, but not cooked.

This is a very poor place. Dirty, broken, and down at heal. The main road next to my bedroom window was loud except for the middle of the night, and I had to have the window open because the heating was on all the time even though it was warm outside. The bed was uncomfortable, towels dirty, no toilet paper, dirty cup in room. Dirty bed clothes on the stairs. I appeared to be the only guest, and I can see why. If I hadn't been so tired, I would have left straight away and found another place.

The Guest House appeared deserted. No one answered the door or the phone even after repeated attempts for half an hour.

Good value for money - overall happy

A great location and the man was very friendly - the room was a good size and its close to good facilities with a brewers fayre just down the road.

A little bit tired and a bit old fashioned - but nothing that was a major issue. Its well priced and was worth the money paid.

Short stay for event at Borderway Auction Mart

The breakfast was very good, cooked to perfection by Jimmy, full english with toast and coffee. The location was good on Warwick Road. Modern TV in the room with channels watchable.

The kettle in the room had a very dirty lid, and the window sills were covered in dust, with a few cobwebs here and there, not up to my normal standard of accommodation but I expected it would be rather dated which it was.

Very comfortable, relaxed b&b with the best breakfast and fantastic owners

Jimmy was such a lovely and welcoming host. Cosy ensuite with good hot shower and heating, TV with full signal in room. Excellent breakfast, literally freshly cooked and to perfection; best one I had in a week of B&Bs/hostels. Useful having Lidl right across the road, area felt safe. Nice to have such flexible check-in/out times.

Negative reviews seem to mention decor and cleanliness: No, it's not newly renovated and it's not particularly 'instagram', but nor was it advertised or priced as such. I found this pleasant & unpretentious. Everything was perfectly clean.

Awful, a terrible experience.

Nothing about this Guest House was good. It was a bad experience start to finish.

The owner and staff member were completely lacking in understanding. They were confused with no management or communication skills. I received innumerable phone calls directly from Anita the owner about the bookings, even after Booking.com had taken the fees. I sent them a copy of the booking.com booking with name changes and proof of payment but they wouldn't accept them saying they had to hear direct from Booking.com. They asked my guests to leave on the 3rd day saying they had no bookings when they did and were paid for. It was shambolic, so I booked them into a decent hotel instead. The Warren Guest House was tatty, with unclean bathrooms and run down. The location was right on the edge of a very busy road. The so called management are unfit to run a guest house. Booking.com should take them off their register with immediate effect. I regret ever making the booking.

Despite requesting vegetarian, this was not acknowledged when arrived and only eggs available. Both the bedroom and the dining room was way too hot. WiFi didn’t come up

Great value. Ideal location off the M6. Parking right outside. Lovely breakfast. Friendly staff.

Quite basic and room was right by the traffic lights. Shut the windows & ear plugs so good night sleep anyway.
