Everything - smooth check in, clean amenities, friendly hosts, ample parking, quiet at night so I got some great sleep, proximity of beaches

Very Clean, great view. It's 20 min walk to the New Town Lapad. 30 min walk to Old Town. 10 min walk to the Bellevue Beach(shown in picture) which is probably the best Beach around.

The room was clean. The son of the owner was most helpful with our bags
The room was very small. Smaller than the average hotel room. If you have any mobility issues, or not super fit, this is not the place for you. The second room was tiny. The steps up from the road were exhausting
