An exceptionally clean, tidy and comfortable guesthouse, ideal for a short break in Sleaford.

The owner was very friendly and took time to welcome us, explain how things worked and ensured we were aware of all of the facilities. The rooms were very comfortable, exceptionally clean and tidy and had everything we needed. The guesthouse was in a convenient location, just a short walk from the town centre and it also has on site parking. For a small extra fee a continental breakfast is also available. Myself and my family thoroughly enjoyed our stay.

There was nothing I didn’t like! People with mobility issues should be aware however that the stairs are quite steep.

A great stay with air conditioning that acted as a heater to keep us nice and warm. Really powerful shower was spot on and an all round great place to stay. Parking was fabulous and the central location to the town and amenities was perfect. Definitely recommend.

Great for an overnight stay

Central location for a night in Sleaford. Comfortable room with TV, mini fridge with milk for hot drinks. Tea, coffee, hot chocolate. Great shower. Very clean. No hot breakfast but this wasn't a problem for us. There was toast and cereal for an additional cost. Parking at the back of the property. Sainsburys 2 min walk

Lovely comfortable, clean room. Only down side was traffic outside which soon stopped after 11pm. No breakfast taken. Great to have onside parking too.

Not the owners fault, Roads were in poor condition and like a race track. Vehicles parked everywhere. Details on Booking dotcom not currently correct things had altered since our last visit a few years ago

Great location

It was a convenient location for a night out in Sleaford. Comfortable,clean and well appointed. Also surprisingly quiet for an on street location. I had a downstairs, single front room.

I did struggle to open the front door although recalled from a previous visit that it needed a good shove.

Clean comfortable room, grumpiest host

The room was clean and comfortable. The decor was dated. It was in a quiet street within walking distance of the town.

Unfortunately I had left the wrong phone number, the response from the host was confrontational and intimidating. I responded to an email message stating my arrival, but he wanted to confirm this by phone. He felt the need to keep repeating himself which also continued into the next day, about making sure the number was changed. He informed had had to cancel his night out because I had not answered his phone call. As he was so agitated he kept repeating numbers for the code to get in which meant I did not realise i only needed half the numbers he said! When I could not get in and he answered the door, he said the code number and shut the door in my face. Making me stay outside so I had to press the numbers correctly to get in. I made myself toast in the morning and was greeted with “ you haven’t paid for that”, another mistake for me, I apologised and offered to pay but was told I could have it as it was almost out of date anyway. My advice get the self check in details as talking to this man is not a pleasant experience.

All good no complaint, Alex very welcoming and advised a very good call for an evening meal. Easy walking distance to the main town. Private parking a great assist.

Above & Beyond hosts. Comfortable and clean rooms.

Clean room and ensuite. Comfortable beds. Above and beyond in relation to amenities - including a pint of milk in a mini fridge, face wipes, chocolate! Although a busy area it was a quiet location. 2 minute walk to the supermarket.

Sensor light in corridor came on several times over night which did shine under the doorway - may disrupt sleep if a light sleeper. Parking for the guest house was limited - we were able to park but if not parking would be challenging as very busy residential area with lots of parking restrictions in place.

Central and comfortable.

I particularly liked the comfort of the bed and pillows. it is rare to find this in paid-for accommodations. The location is very central and the parking is a great bonus too. The shower was also great! Coffee/tea facilities are nice and well furbished.

The carpet can do with a refresh and the bathroom was a bit cold as the heating there was not on. At the start I felt the room was a bit humid as I had one on the ground floor, but in very early autumn, with some heating coming up in the afternoon, it was OK.

One room smelt foisty as the carpet was wet. There was disturbance outside the ground floor single room as the patio had a table and chairs encouraging smokers at 06:00 in the morning.

Didn't expect much but was blown away by how nice it was.

This place is a real gem. The shared spaces (stairwells, hallways) were rather dated and musty, but the room itself was clean, airy, light, and really pleasant. A great deal of thought has gone into the details: the room had a powerful aircon that was more than capable of as much cooling as was needed; there was a dedicated power point in the night table that included two USB charging points; there was the usual tea-and-coffee making equipment, but instead of milk powder or UHT packets there was a tiny mains-powered fridge with a bottle of fresh milk inside it. Somebody has put a lot of effort into making it a lovely place to spend a night, and it shows.

I skipped breakfast for unrelated reasons, so can't comment on it, but the options presented were uninspiring.

Lovely place to stay - I would recommend

Nice Quiet guest house and Sleaford, makes a lovely change to the humdrum of the city life. Rooms were comfortable, and clean. the beds are a standard double/single size and comfortable. Coffee and water available. TV with Apps. I would stay there again.

Somewhere clean and quiet to lay my head

I liked that there was a mini fridge with fresh milk, tea, coffee, sugar, biscuits and hot chocolate selection was enough for my stay. Andrex toilet paper (soft, soft, soft :-)), shower gel and shampoo provided as well as soft towels. Samsung tv meant I could mirror my Ipad to it which was a plus. Storage and overall room was good and air conditioning was great! It felt like I was staying in a loved one's guest room which is a nice feeling to have.

Seemed as though sugar was not changed as there were some lumps in it (from contact with liquid) ceiling wallpaper was coming away from ceiling, stains (only pink nail varnish) on duvet cover and net curtains had dead fly marks on them. Other than that the room and bathroom was nice, clean, cosy and quiet. I wasn't in much and only needed a room to sleep in so the negatives were not a big issue.

Alex was there to welcome us and made sure we were happy with everything which was very nice. Location was good. Only five minute walk to town centre and ten minutes to Sleaford Station

The only slight downside is that breakfast is not actually included in the price which could have been made a bit clearer
