This hotel was absolutely amazing. The staff were brilliant and nothing was too much trouble. Anything they could do, they not only did, but they showed genuine care and enthusiasm in doing it. Before arrival, I mentioned it was my mum’s 60th birthday and they provided a beautiful box of macarons and a handwritten note which made her feel incredibly special. They also helped me arrange a delicious afternoon tea and surprised her again with another birthday sweet treat.
My mum is disabled, and when I informed the hotel in advance, they thoughtfully selected a room that perfectly accommodated her needs. The breakfast was so delicious that we returned to the restaurant again that evening for dinner, which was equally outstanding.
The Irene Forte products provided were fantastic and everything about the hotel felt premium and luxurious. We were even given a tour of the J.K. Rowling suite when checking out, which was such a special touch. The service throughout was exceptional and the staff truly make this a five star experience.
Honestly, there were no negatives. The hotel and service were flawless. If I were to suggest one small addition, perhaps a thoughtful item such as bath salts, chocolates, or a night cream sachet during evening turndown service could make an already perfect experience even more special. This is only a minor suggestion and did not detract from what was an outstanding stay.

Room was beautiful. Very comfortable
We had to wait 2 hours for luggage to be taken up to our room!!!! We were on a very quick turnaround to go out for the evening and I had to call down twice to get our luggage! Not acceptable!
Bar staff ( behind bar). Quite arrogant. I asked for water and he opened a bottle of water rather than ask if I wanted tap water! I had no choice but to pay for that. We had ordered drinks too.
When I checked out my bill was incorrect!!!
I had a voucher which I had given to the receptionist on checking in and they didn’t deduct from bill until I noticed it!! Not good!

The property was a beautiful building and the rooms were excellent and very clean, I had a lovely city view and really enjoyed.
There is nothing I can think off that I did not like about the property.

The Balmoral is located right in the heart of Edinburgh city centre, walking distance to the new shopping mall, St Andrew's Square and George Street.
The room was exceptionally clean and very spacious.
The bed was very comfortable.
We didn't have breakfast included in our rate but decided to attend and pay.
The breakfast was out of this world, with so many options to choose from. It was like a 3 course meal, I didn't need to eat again until dinner.
The staff were polite and attentive, responding very efficiently to any queries or requests.

Location was great, staff were so friendly and helpful. The room was probably the cleanest Ive ever stayed in. Spa facilities were dreamy and the food in the brasserie was phenomenal! Drinks were delicious and one of the nicest hotels buffet breakfast bars I have ever seen!
The Number One restaurant where I had hoped to eat was closed for yearly maintenance, but that’s okay. It just gives us another reason to go back and stay at The Balmoral Hotel again.

My stay at The Balmoral was nothing short of exceptional from the moment we arrived. Having grown up in Perthshire and now living in Sydney, this was a hotel I had always hoped to experience, and it exceeded every expectation. We were there to celebrate my partner’s 50th birthday, which made the stay even more special.
On returning to our room on the second day, we were delighted to find a bottle of champagne waiting for us from the hotel to mark the occasion. These thoughtful personal touches, along with the evening turndown service, truly elevated the level of care and attention throughout our stay.
We stayed in Room 420, a beautiful corner room offering spectacular views of Arthur’s Seat, Princes Street, and of course Edinburgh Castle. The outlook was breathtaking and added to the sense of occasion.
Dinner on our first night was at Number One, and from start to finish the experience was flawless. The food, service, and atmosphere were all outstanding.
Having stayed in many five‑star hotels around the world, I can confidently say that The Balmoral lives up to its reputation — and then some. Nothing was ever too much trouble for the staff, and the building itself, rich in history, dominates the Edinburgh skyline with timeless elegance. Quite simply, The Balmoral truly is number one.
Nothing the hotel and staff were impeccable

One of the top hotels I have ever stayed!
During Christmas time, to stay at Balmoral is the best decision - the magic of Christmas everywhere! Very clean, very fashionable, very noble and very luxurious. Best experience and absolutely different perspective to Edinburgh. Thank you!
All was good!!! Nothing negative to mention

Excellent location and given an executive room looking onto the court yard. Great facilities and staff go above and beyond. Recommend the Prince Bar for amazing cocktails. On the door step of excellent shops and Waverley Train Station.

It was pricey - probably because we were there over Xmas. However, it was such a lovely break.

Staff excellent , breakfast good , location good
Bar busy , so had to wait to see if we could get a table for a drink pre dinner - think residents need to be a priority or have a residents lounge.
Ground floor perhaps needs an upgrade .

Perfectly located right in the heart of the city. However once you are in the hotel, you hear nothing of the city as it is so peaceful. Polite staff and a good breakfast selection.
Pillows were a bit soft for my liking.

Situation and staff were super
We were hit with a service charge which although in the end it was positioned as optional it didn’t really feel optional for almost £60.00 seems to be for service room charge that was disappointing for a 5 star hotel to do that rather than have that includes in the full upfront cost that you pay when booking. I’ve never had that at any other hotel so I’m not really happy about that.

Everything at the hotel was excellent quality. The staff were incredible and very friendly and helpful. Nothing was too much bother. We loved the room being turned down each night with slippers, water and face cream. Bar Prince had a great vibe. Breakfast was great quality produce. Palm court was DIVINE! Fabulous!!! The concierge met us from the train station. He was super helpful and professional.

We spent a few days at The Balmoral and overall had a lovely experience. The hotel is truly beautiful, especially now with the Christmas decorations — it felt magical. The breakfast was exceptional, and we really appreciated the little daily gifts (cookies and treats) left in our room for our son. These small gestures made our stay feel very special.
However, there were a couple of things that did impact the experience. Our bathroom had no separate heating, and it stayed quite cold even when the room was warm. This made every shower uncomfortable. On the first day, slippers were also missing — a small detail, but in a hotel of this level, these details matter. When we mentioned these issues at reception, the response felt a bit indifferent, without the reassuring “we’ll do our best to fix this” that we would expect from a 5-star hotel.
A second disappointment was related to the Harry Potter suite. Our son was very excited to see the room where J.K. Rowling wrote Harry Potter books. At check-in on Saturday we were told to try again on Monday, but when we asked, there was no real willingness to help — we were simply told the room wasn’t clean, without any alternative solution. This was quite disheartening for us.
On a positive note, the staff in the restaurant — especially Giannis — were outstanding. They consistently went the extra mile and made us feel very well taken care of. Their warmth and professionalism really stood out.

Central location to see all the sights in Edinburgh. Friendly and helpful staff. Kept extremely clean and tidy.
6.0 / 10.0
Location was great being on princes street. Bed was comfortable, reception staff and doorman were lovely
There was a lack of extraction in the toilet and it smelled of wee on arrival which wasn’t very nice considering the cost of the stay.
We missed breakfast the first day. Second day we went down and were shown to a table and offered coffee then waited 15minutes for the coffee. When I got up and asked the girl if there is somewhere I can get the coffee from myself she excused herself with ‘it’s just coming, we’re very busy’
Which may be true, but we were also busy that day, and considering the ranking and cost of the hotel, I don’t feel the service was up to the standard is should be.

6.0 / 10.0
Hotel location was central, easy to go anywhere.
Room was quite small and bathroom sink area a bit narrow but toilet side was too big. I think because of how building was designed. Amenities were disappointing with standard tea bags, no cookies or anything you would expect from a hotel of this reputation and price. At another 4 star hotel we had cookies in a jar, higher brand quality tea bags, nicer amenities like plushier room slippers etc. At the Balmoral, it was surprisingly cheap stuff you'd expect from a 3 star hotel. Hotel staff were polite but no Scottish warmth we were expecting.

some of the rooms look out onto an inner courtyard and there is a lack of natural light but you get what you pay for.
