Perfect location in the centre of Frascati, close to sights and restaurants. The room was very nice and clean. Friendly host and swift communication via WhatsApp. We got some very good recommendations for places to eat.

I can't write anything about the B&B Theodora but Frascati is a very pleasant place for a short stay

I have nothing good to say about this property.

I arrived at the hotel to find no one there to greet me although I had given the B&B my time of arrival. Then I received a phone call from Massimo to say he didn't have a room for me (he'd been in contact with me less than an hour before but hadn't thought to tell me I wouldn't be staying at the B&B - was he hoping I wouldn't turn up?) and I had been upgraded to the Hotel Cacciani. Fortunately this was close by and although the proprietor didn't seem pleased to see me and tried to give me a small dark room with blinds that wouldn't stay open I complained and was given a much nicer room with a large terrace. At the Hotel Cacciani, the staff were very pleasant and helpful, the breakfast was good, and the location was a short walk from the centre. The B&B Theodora is not an easy place to reach from the station (which is on a lower level than most of the town) especially if you have luggage and can't find a taxi. It's a hard haul up numerous steps - or you have the option of following the winding cobbled uphill roads the traffic takes. I found only one mention of this in the reviews of the B&B on booking.com. The same goes for the location of the Hotel Cacciano but at least this has a staffed reception you could phone and ask for help with a taxi.

The stay was very pleasant and welcoming, and I would love to come back here!

Hi, it was very pleasant and welcoming that the owner of the house came to meet me at the train station, and accompanied me to the room, and helped carry the suitcase. He offered me an excellent suggestion for me to visit a nearby town, and other suggestions. He took care of me throughout my stay and asked if everything was okay. And also accompanied me at the end. The location of the room is right in the heart of the old city, close to everything.

A bit weird, but in the end super-fun!

Well appointed and central to old Frascati

It’s basically a converted apartment. So you need 4 keys to get through the building to your room. That said, the facility was great and the breakfast was a token for a local cafe, which was excellent.

The best location, 👌 restaurants serves, people, food was very good, B&B theodore management service was fantastic. People who want to go to Italy, go and stay in the town of Frascati it's better than perfect 🥰, and very affordable, and my desire 😀.

The trip was not enough time, Rome was fantastic ,Italy in Naples centre so so for us.

Fantastic place to enjoy Frascati

The B&B is a fantastic place for families, we were made very welcome, the calm is very comfortable and the location is right in the center of Frascati.

The only problem we had was the Internet not working.

excellent location, very bad service

Excellent location in the centre of Frascati (if you arrive by car, you can't drive up to the hotel as it lies in a zone with restricted traffic, so check upfront) near restaurants and bars, but still in a quiet neighbourhood. Although the classic furnishing isn't exactly our thing, it certainly fits in the building and was done with an eye for detail. Large bathroom and relatively large bedroom, but the floors weren't entirely clean (quite some spots both in the bathroom and in the bedroom).

Although we let the owner know twice that we would arrive between 17h and 18h (and we got a message that it was okay and someone would be there), there was no-one present when we arrived at 17h15. The telephone number we got in one of the mails wasn't correct. Luckily we had noted the phone number on booking.com, which was correct. After 15min more waiting, someone arrived. She spoke almost no English and didn't do a great effort to try to communicate with us, especfially when we noted that the wifi didn't work at all. She just called 'a friend' who told us he would come and fix it within an hour, but we waited for almost two hours and nobody showed up. So, for the two nights that we stayed, the wifi didn't work at all (and we tried four devices!), but which is maybe even worse is that the owner didn't care to check at all if things were okay. We didn't see her anymore during our stay. As for the breakfast, the info on booking.com is very misleading. It is not even in the b&b itself, but in a coffee bar some blocks away. And it consists only of one coffee/tea and one croissant. Not exactly my definition of 'full Italian breakfast' that we can read in the b&b's leaflet. Moreover, also on booking.com, it's mentioned that the b&b offers fresh fruit, snacks, coffee, tea and fruit juice. THIS IS ABSOLUTELY NOT TRUE, as there is only coffee. Very misleading...

The room was very spacious and there's a kitchen you can use. The hosts left a bunch of snacks, so if you get up too late for breakfast there's still plenty to eat.

It took a little while to figure out which key goes to which door, but that was a very minor inconvenience.

Camera accogliente, spaziosa, pulita e dotata di ogni comfort. Proprio in centro, ad un passo dalla basilica di San Pietro. Anche il bar convenzionato per la colazione è vicinissimo. Grazie mille al Sig. Massimo per l'accoglienza e la gentilezza!

Bella posizione e host gentile.

Bella la posizione a due passi dal Centro di Frascati e da negozietti, trattorie e ristoranti. Molto gentile l’host. Il bagno rinnovato, il letto comodo. Tanto spazio per le proprie cose con armadi e cassetti. In camera c’è una piccola cassaforte, una TV, prese ovunque ed un utilissimo bollitore. La colazione con un buono per bevanda calda e cornetto in una pasticceria locale ci e’ piaciuta. Una formula che non lega troppo. Se venite dalla stazione con valige ci sono scale da fare: organizzatevi con una via alternativa ma senza scale o con un taxi.

La pulizia e cambio asciugamani non e’ giornaliera ma ogni 3 notti. Benché su richiesta possano cambiare gli asciugamani. Il wi fi non funzionava chissà che bene.

Intanto il posteggio a pagamento in una strada ZTL e quindi si è dovuto comunicare la targa per l’autorizzazione ma il proprietario ha sbagliato il numero della targa quindi rischiamo, se lui non fa la rettifica di ricevere una bella multa che ovviamente non pagheremo ma gireremo al proprietario del B&B
