Very good accommodation in a fine location.

We had a great sized room for 3 men in their 60s in town for a concert. Location was excellent - despite being an hour early for check in, we were allowed in to the room.

Only slight grievance was the standard of breakfast which was okay but not great. Wouldn’t stop me going back though.

The room was a little colder this time and the oil filled radiator too some time to compensate with such a large room.

Breakfast was very good; location was very good; bed was very comfortable; staff were friendly; room was clean and quiet

There was no hot water in my room so i did not hve a shower. The radiator did not work. The electric radiator had dodgy feet.

Price for two nights b&b in a single room £126, good price but not quite warm enough for comfort.

Everything was clean decent size washbasin natural light (via a skylight) in bathroom good breakfast.

When I arrived, it took a long time for anyone to answer the door. Underheated room (radiator was on but not adequate). Hot tap had to be run for several minutes before hot water came.

I would return but only in the summer.

The staff were very friendly, bed was comfortable and good shower. Breakfast was lovely.

My room was extremely cold, the radiators were on full but very little heat coming out of them, this made me feel very uncomfortable. Very unexpected, thought it would be cosy! I understand that it's an old building but the windows were rattling quite badly, thankfully I was exhausted!

Ok for an overnight stay

I just needed a place for an overnight stay and it did the job. The staff was helpful and welcoming. Location is good with restaurants and small shops within an easy walking distance. Street parking right next to the building. Breakfast was delicious.

The building is old and the rooms could use at least a refresher painting. Even though the staff did their best to clean the room (and they did a good job) there are dirt all around the walls and other places clearly for a very long time. It was value for money but a few things did not meet with the minimum you would expect in any hotel these days.

Most things. The staff were polite and quick. Well most of them.

Other than when I checked in, I never saw anyone in reception. To order a taxi, a maths teacher, teaching the owners children had to come to my aid, the owners being absent - very much a minus. I am impaired. I made a complaint about a light going out. It was repaired - but, my belongings were tided away to far corners of the room, where I suffered pain to retrieve them. I would have preferred them to be placed on my bed in my absence. Could have done with being offered extra toast with my breakfast.

A Nice stay

Good location on the outskirts of Dundee My room was quite spacious and included drink making facilities a Television and the free WI-FI worked well Breakfast was exceptional as it included cereals and a large choose of cooked items Car parking was easy as lots of space on the road near by also there's a bus stop within a few minutes walk from the hotel The staff were friendly and knowledgeable

Room was clean and comfortable. TV took a while to respond to the remote... But it was a niggle, nothing major. Ginger biscuits... Won me over with these.

A very good hotel.

This hotel was very good. Clean and comfortable, excellent staff, very good breakfasts. Interesting décor - mix of furnishings and fittings - all perfectly fine and quite amusing - just a different atmosphere to chain hotels. It's a good place to stay!

We wanted to give a good review because the people were lovely but unfortunately we had no sleep .

Breakfast was HUGE. Too much for me personally but I can imagine this being popular with others. Good selection. Check-in was quick and painless. Staff all very friendly.

Curtains in our room offered no shade from the daylight. As a result we awoke each morning with the sun rise. This had a massive impact on our stay. We left VERY tired. Also heavy shower door fell off onto my foot causing a small cut and sizable bruising.

Such a Shame

The room we had was huge and came with a sofa and chair. The bed linen and towels were pristine and fresh. We were left some complimentary bottled water and nibbles. There were toiletries provided in the bathroom. Loved the proper old fashioned flushing toilet. The breakfast options were good and what we ate was fresh and well prepared, very tasty. Near a bus stop so easy to get into the Town Centre. The hosts are utterly charming and delightful which makes this very difficult to appraise.

The dust on the skirting boards was visually noticeable - I would hate to think what it was like behind and under the bed, didn't dare look. Everywhere was in need of a good bleaching and re-paint. The chair at the worktop table was rickety so couldn't sit on it in fear of breaking it. The bathroom light flickered constantly. No shower trap so you could visibly see that it needed a good clean. Shower pressure poor. The whole building needs updating/repainting. The carpets are all worn and, although vacuumed, dirty and marked. Well overpriced.

Budget hotel with all the extras you don't get in a chain hotel,friendly staff and a warm welcome. Great nights sleep with an excellent breakfast to set on your way,what more do you want for the price.. 😀👌

Quiet location. A big Victorian townhouse jjust past the University. Room had a lovely view over the Tay. Room was well appointed, comfortable and quiet.

No walk-in shower - shower in bath. Not a big deal though and they mailed me earlier in the week to let me know.

Fabulous hotel providing a comfortable stay and breakfast by wonderful staff

Room was fabulous, and very roomy. Had a nice desk with complementary snacks and a kettle for brews. Breakfast was good and staff were a pleasure to chat with, even if briefly given the times I saw them.

Basically no issues except the internet was a touch slow on the TV in the room (however, TV channels were fine), and the light in the bathroom didn't work, but there was a second shaver light that was sufficient.
