The location was superb for travelling and commuting into the city centre. Very kind and attentive staff who are always happy to help with any problems and enquiries, providing excellent service even in the busiest periods.
Although the room did meet my needs and expectations, it still felt a little cramped for space.

We had a 5 night stay.
Husband enjoyed the Breakfasts very much.
Beds extremely comfortable.
Lovely large room.
Staff are excellent and accommodated a late check out for us.
Fantastic location. Easy walk or bus to town centre.
Breakfast closes at 9 am. Believe 10 would be better.
It was very cold in the common room where the WiFi was and the dining room. Had to bundle up to get to wifi as there is none in the room. The server had a coat on to her knees while serving breakfast.
Excepted cold as it is a beautiful old building but it was uncomfortably cold.

I awoke early as there was a gap between the window glass and frame which was rattling in the wind. I stuck a wedge inside the frame to quieten it. Some curtain rings are hanging off the high pole. Cold draughts in dining room during breakfast meant it was a quick one! Some marmalade for breakfast would be welcome, thanks

Staff were friendly and there was complimentary biscuits and a small tub of Pringles in the room. The bed was comfortable, the duvet was warm and I slept well. Breakfast was fine. There's no dedicated hotel parking but the surrounding residential streets seem to have plenty of free parking. It's only about 30-45 mins walk to Dundee centre. Wi-fi worked well.
The hot water for the shower had to be run for about 5 mins before the water warmed up.
The sink tap didn't seem to produce hot water regardless but I was more interested in the shower so didn't persevere.
The central heating radiator in the room didn't work but the one in the en-suite did so that provided some heating.
There was an electric radiator in the room which didn't work.
The window is permanently open by a couple of inches at the top, possibly to help any steam dissipate from the shower area (there's no door, just a curtain).
The TV remote was well past its best and missing buttons.
Breakfast was scheduled from 07:30 but no-one arrived and started setting-up until 5-10mins later.
The hotel could do with redecoration as it's very dated. This doesn't come across in the photos. Even updating the understairs cupboard 'reception' would make a much better impression.
Overall, I got the feeling this was being run as a side-project.
