Ok, but unlikely next time

Location

Nice place, however full of dust. Absolutely everywhere. Chandeliers, lamps, ceiling. No closets, just poor one with stuck hanging. No stuff to clean afterwards. Very poor WiFi upstairs. Extremely unsafe shower room.

We added a request during our booking for a late check out. We had no acknowledgment nor a response. The property needs some updating. For example sofa and carpet in living room need changing.

Lovely little apartment

Perfect little apartment for the price. Couldn’t complain about it, it’s not the Ritz, but not paid for the Ritz. Hot water and was warm inside, considering the weather outside. Kitted out with everything you would need.

Parking is tight but can accommodate the cars. We arrived slightly early and we asked the owner about the accommodation. He said we would receive a text soon, left us standing outside at 0 degrees, finished what he needed to do and 10 minutes later, he put the key in a box, shut the door, without a word and sent a text with the key box number. Would have been a lot better if he was personable.

Hidden gem and fantastic value for money

Location was great, just a 10 minute walk straight to town. Navigating the parking was a little tricky, as entrance was on a tight street with cars parked over both dropped kerbs. Entering via the gate was okay, but a little narrow, so any big SUV will struggle to fit. Parking was fine, 4 properties with just 4 parking spaces, so i wouldn't take 2 cars for the same place. Lock box's were easy to use, house was very clean all over which was a nice surprise! bedrooms were all fantastic, very clean beds and sheets, all beds comfy etc. Kitchen area was big, WiFi was decent, and bathrooms was nice with a good shower. Really cannot complain at all, especially for the money! 5 of us stayed for £50 each, for 2 nights. So £25 a night PP. Will 100% use this place again.

BAD EXPERIANCE

NOTHING - except the keys were easy to enter

Filthy, musty and not fit to stay in We arrived and immediately knew something was wrong. As soon as we opened the door there was a strong musty, damp smell. My wife walked in, started sneezing repeatedly and ended up walking straight back out in tears. Once we looked around, it was obvious the place had not been properly cleaned or maintained for a long time: Mould around the back of the sink and in the corners of the shower base Grease and dirt left inside the cooker, clearly not cleaned Tears in the sofa and tears in the stairs carpet, with worn patches Rust all over the kitchen plate rack and rust on the base of the microwave door Thick fluff and dust built up under the fridge and freezer, not just a little but clearly a long term build up Water left on the bathroom floor adding to the damp, musty smell I called the owner to explain calmly. He told us we were “too picky” and that it was cheap anyway, then put the phone down on me and refused any refund. For context, we have stayed in Lincoln four times since September in other Booking.com accommodations, all cheaper than this one and all perfectly clean with friendly, helpful hosts. This was completely different. In my opinion this property is not clean, not healthy and not fit for guests. If you expect a clean, properly maintained place to stay, I would strongly advise you not to book this property.

Pleasant and comfy

Warm, cosy, and clean. Atmospheric and quirky too. I had a pleasant stay. The instructions were thorough for everything.

I have no complaints. Whilst the parking was a bit of a squeeze, the host communicated quickly and all worked out in the end.

Great stay for couples visiting the city centre

We liked the secure off-street parking and it was an easy walk in to the centre of Lincoln. The quirky layout and décor was great, in particular the ceiling lights. It was warm and cosy with the underfloor heating. The bed was comfortable

Hanging space was limited, maybe some shelves to give you surfaces to put things, e.g. toiletries in the bathroom The shower took a while to get to a steady temperature Neither of these things would put us off staying again

Bedside table lamps need a very good dust and clean. Dust and cobwebs around the bed.

Overall it was disappointing

Location was good

As soon as we walked through the front door, we could smell the rug that must’ve had animals on it for years, and they tried masking it with some spray. You could feel it in your throat when you were sitting down. There were cobwebs on all the light fittings and the beams. There were crumbs in the cupboard where the pots and plates were. Overall, the whole apartment needs a refurb.

Impossible to stay due to rodent infestatiion and the health problems associated with this.

Cupboard under the kitchen sink has a rodent infestation, it was smelly and I saw a rodent climb out of the bin and disappear down the back of the cupboard. The shower sprayed water over all the electrics making it very dangerous. The Landlord put the phone down on me when I reported it to him and refused to acknowledge there was a problem. He will not answer the phone to me. Photos show under the sink with rodent droppings

Very happy with my stay and would recommend. I will be rebooking.

The hosts gave full instructions, everything from directions to the location, to how to access the property. It is always a bit of a gamble when you book somewhere you havent been before but I can honestly say everything was as described. The property was spotless and there was nothing left out. The beds were comfortable and the rooms were immaculate. A massive plus for myself was the appartment is inside a gated courtyard with parking. This meant there were no worries about leaving my vehicle and there were no noise issues. I will be visiting the area 2 to 3 times in the next 12 months and I can only hope there is a vacancy as I will definitely be rebooking.

There is nothing to dislike. Parking is a little restricted but, to be fair to the host, it does clearly state that there should be one car per appartment. There are four allocated parking bays and four self contained appartments. However on both nights of my stay there were six cars in the courtyard and, as long as people are sensible, this really is not an issue.

It was fine.

The property was OK. My daughter & her boyfriend stayed there.

The upstairs was downstairs and vice versa. The check in time was 45 mins late due to it still being cleaned. The staff member my daughter contacted to get the key code wasn’t very helpful at all. She was stranded in Lincoln with her luggage waiting to access property which should have been ready by 3pm. The same member of staff completely ignored my calls or hung up phone. I fully understand that unforeseen circumstances can arise, but being given the heads up ahead of time that check-in will be delayed would have been nice and also allowing the same time for checking out. I wouldn’t recommend this property to family or friends.

We had a very comfortable and enjoyable stay in a beautiful city.

The porperty was compact and contained everthig we needed. There were thoughtful extras like coffee, and milk, and we were impressed that there was a freezer as well as a fridge, and also a washing machine. There really was evrything we needed there. The bedrooms overlook the courtyard and were fine, and although there was not a lot of space in the single room it was fine for my purposes, and the bed was very comfortable. The bathroom was small but adequate, and the shower was clean amd worked well.

There was nothing we didn't like. Everything worked well and the accommodation suited us perfectly.

Location and parking was excellent. Bed linen was good quality. It was overall very clean.

The property was very basic, with limited equipment - literally 4 mismatched plates, bowls, cutlery etc. There was just enough space for three people, but the single bed was jammed in with no additional length at the end of the bed (unless you hung your feet out of the open window) so no good for a tall person. Cleanliness was good (although I did find a rogue sick insert he dressing table in the double room, which was a shame) but there was a strong unpleasant smell on arrival which didn’t fade in the bathroom over two days. There were no ‘comforts’ like cushions.

Safe Retreat

Kwerky layout with gothic theme. Loved the mood lights, comfy bed .kitchen was adequate. Great for a weekend stay. Secure gates and parking. Safe in room. Host was responsive on calling him. Its close to park and river. Local shop, a great chinese takeaway, pub and restaurant within 2 mins. Town was easy 10/ 15 .min walk.Great value stay close to town with a late checkout too!

Neighbours door was very loud when being shut, upstairs was very hot but it is heatwave weather. If being picky 2 seater sofa could do with a poufee so to put feet up in evening

Brought my own breakfast. Quiet & secure.

Stairs were steep & didn’t expect them. Assumed apartment was all on one floor! Admit I didn’t check accommodation thoroughly. Lesson learned but think it could be made clearer. Apartments are usually one floor otherwise should be classed as a house.
